Estate Affascinante is the combination of Villa Affascinante and Villa Giallo. Villa Giallo is located right behind Villa Affascinante and both properties can be connected through a small gate. Both Villas combined can accommodate up to 27 people.
Villa Affascinante is a beautiful mid XIX Century Villa that has always belonged to the family of the Marquis of Rezzonico. Renovated and redecorated in the fall of 2006, the villa faces southeast at the mid-point of Lake Como and has fabulous views of the three arms of the lake and of the beautiful mountains behind. Its large park has century-old trees including magnificent specimens of sequoia, cedar, oak and palm.
The interior of the villa is glamorous. The mosaic floors, the grand staircase, statuary and the elegant setting combine to set this residence apart as a villa of superb grace and elegance. Throughout the restoration, the owners have maintained an old world charm and atmosphere. It has all the amenities of a modern house; central heating, satellite TV, modern kitchen, etc.
Villa Affascinante is the perfect place for weddings, meetings and parties. It has a private tennis court and swimming pool which is heated from May to September** and a private mooring at the villa. There is also a beautiful rose garden and vegetable garden in the back yard. Next to the tennis court is a play ground for the children. For guests needing handicapped accessibility, an en suite bedroom can be arranged.
Villa Giallo is a cozy independent villa that sleeps up to 8. It is tastefully furnished, has a fenced garden and is very private. It is located about 400 meters (walking) and 1 km (by car) from the lake and the village. Villa Giallo offers absolute privacy. The property is surrounded by a fence with an electronic gate providing access to the 1000 m2 garden that surrounds the villa.

VILLA AFFASCINANTE:
Ground Floor: Large foyer; living room with open fireplace and doors leading onto the lawn with views of the lake; formal dining room; kitchen and toilet.
First Floor: One bedroom with queen size bed, en suite full bathroom with shower and jacuzzi tub, and doors leading to a furnished terrace with stunning lake views; one bedroom with two twin beds(can be made into a queen) and en suite bathroom with shower and jacuzzi tub, overlooking the rear park; a large bedroom with two twin beds (can be made into a queen) with en suite bathroom and doors to the terrace.
Second floor: A game room with large windows overlooking the lake and swimming pool; one bedroom with a queen size bed, lake views and en suite bathroom with shower and jacuzzi tub; one bedroom with two twin beds (can be made into a queen), views overlooking the rear park, and en suite bathroom with shower and tub.
Third floor (this level was once the servants\' quarters): Small kitchen with stove top; three bedrooms, each with two twin beds (can be made into a queen), two bedrooms have en suite bathroom with shower and one bedroom has an en suite bathroom with shower and tub.
There is a queen bedroom on the ground floor.
There is a small 1 bedroom, 1 bathroom dependence located a few meters from the main villa.
VILLA GIALLO:
The villa is on two floors with no bathroom or bedrooms on the main floor. Main Floor: Entrance from a glass covered loggia providing a spectacular view of the crystal blue water of the lake; sitting room with kitchen and breakfast bar (The kitchen was completely restored in 2008 - GAGGENAU Design - and is very spacious. It has a table for 12 people and it is fully equipped with gas range, large oven, grill, fridge, freezer, coffee maker, toaster and other facilities. The kitchen has access to the terrace. There is also a dining area.
Lower level: Living area with sofa (SKY TV, VCR DVD) and French windows leading to the garden; on this floor there is also one twin bedroom (cannot be joined) one bathroom with bathtub and hand held shower, laundry room with washing machine.
Mezzanine: Green bedroom with one double bed + a single bed.
First Floor:
Yellow bedroom with double bed and en suite bathroom with shower.
Blue bedroom with two twin beds (cannot be joined). This room shares a bathroom with the Green bedroom. The bathroom is located in the hallway and has Jacuzzi bathtub.
Outside: Beautiful covered loggia; large terrace; and fenced garden. The adjacent patio is perfect for enjoying al fresco meals under the shady pergola. There is a swing set for children to enjoy and an above ground swimming pool.

The village of Molvedo is 400 meters down toward the lake, while Menaggio is 6 km south. The town of Como is a 30 km drive.

What to see: In Como, the Cathedral and Piazza S.Fedele with many 400-year-old buildings and the Basilica, one of the masterpieces of the Maestri Comacini (masters of Como). The very austere church of San Abbondio or the early Romanesque Basilica of San Corpoforo. Before leaving Como, be sure to take the cable car up to Brunate for a truly spectacular view. From Como, going north along the left shore it\'s just a short drive to Cernobbio, whose old town features a delightful collection of picturesque houses and narrow alleys. This is the site of the fictional Villa Balbianello, the elegant family-home-cum-pensione featured in the film \"A Month by the Lake\". Nearby is one of the grandest hotels in all of Europe, the Villa D\'Este, whose rooms are almost like museum galleries and whose grounds boast Italy\'s only \"floating swimming pool\".
