A few things aren't going to be perfect in a community in the middle of the jungle. With that expectation this was more than what we thought it would be. Close to beach and not far from downtown Tulum. Very nice place.

A unexpected experience
The home is beautiful. It is gated and has 24 hour security to let you in and out . The decor , the set up is very relaxing and nice when we arrived . I loved the bedroom spaces and bathrooms . However there are some things that disappointed me a little. I stayed here March 14-18 with two other girls for my birthday. The location to the house is like a 15-20 min drive on a dirt bumpy road to the middle of the jungle. From the moment we checked in there was no WiFi working in the home. We had no way to use our phones or do anyway work. We couldn’t watch tv and eventually we couldn’t lock the door with the code. I had to search for hours for the key. There was also no hot water upon arrival. We had to wait for them to come change something in the house for it to get hot. Then when it was fixed the pressure for the hot Was extremely low. There were huge spiders in the home as well. One of the kitchen cabinet fell on the chef while he was cooking and preparing the food for us. Just a bunch of things to bring to your eye.

Birthday Trip
The house was pretty and spacious. Overall, it could have used minor upkeep through the property. The exterior cushions had no padding anymore and the table outside was almost collapsed. Most concerning was the rope on the stairway was dislodged from the first tread, and where the second floating tred attached to the wall it was actually loose and swayed when you stepped on it. The kitchen was well stocked for what we needed and the beds were very comfy. The location between Tulum and Akumal was great. The drive back to the house off the highway took about 7-8 minutes because the road is unpaved. From the highway, it was another 5-8 minute drive to the beach. The smell at times coming from the bathrooms was stronger on some days than others. The downstairs bathrooms had to be kept closed so the smell wouldn’t seep to the rest of the house. Overall, it worked out well for us, but it would have been helpful to know a few more accurate details about the house and location. Miguel, the host, was very helpful and responsive.
My family and I stayed at this beautiful home for a week. So close to many cenotes and about 15 minutes to Tulúm. Hosts were excellent with suggestions on places to visit, dinner choices and local amenities.
This home is in the jungle so be aware of the drive to and from. We rented a vehicle and don't recommend this home unless you do as well. Get full coverage as roads are very bad and tire issues will come up.
We spent a day in Cozumel and we were disappointed with the condition of the island as it's really been commercialized and run down
Overall wonderful trip and very different from our usual stays at resorts.
7 friends and myself stayed at Miguel’s place and it was a good experience. The development is beautiful but still under construction so a lot of the amenities weren’t open just yet. The only thing you need to know is it’s kind of hard to find and the road from the highway to the neighborhood is ROUGH. House was clean and well stocked with everything you needed. Miguel and his team were VERY responsive with anything we needed. Once the development is done and all the amenities are open I’ll definitely be back. The neighborhood has 24/7 security and they were so friendly. The first night he actually helped us with our taxi service and we used that guy the entire trip. Our favorite part was the “security dogs”, Taco & Tortilla. Short drive to downtown Tulum as well.
