Villa Neomar Beautiful New Luxury Home w/pool close to beach
The fascinating Villa Neomar was created as a symbiosis of modern living amidst old trees and beautiful plants. It was built in 2023 on the site of a former tree nursery and is located directly on a protected area in a quiet dead-end road in the coveted Section K in the heart of Playa Guiones. In a few minutes, you can walk to the famous surf beach with breathtaking sunsets.
The very tastefully and individually decorated house has 4 bedrooms with their own indoor/outdoor bathrooms and private terraces. Two bedrooms in the main house have trundle beds for smaller children. The adjoining house has one bedroom, a private bathroom, a balcony and its own kitchen. Both can accommodate a total of 10 people including children. All bedrooms have AC and the entire house has a modern monitored alarm system.
The fully equipped kitchen invites you to cook together and you live in an indoor/outdoor living area with a pool for swimming or relaxing and a toddler area for splashing around.
Environmentally correct, this home is one of the few to have a photovoltaic system for energy generation. In addition to a garage, there is also a carport on the property.

Security
Nosara is absolutely a wonderful community and we can't wait to share all the good things that it has to offer. We care a great deal about our clients and for that reason, we also want to make you aware of one of the véry few downsides to Nosara: petty theft (they usually are out for your cash and your belongings as in any other tourism area). We would like to understand the dynamics of the group, so we can take care of you, put you in the right house and downsize the chance of you having any issues with this. Please feel free to inquire for more information. If not included, the property manager can arrange a dinner guard at an additional cost. The guest is responsible for securing and protecting their personal belongings and valuables left in and around the Property and for ensuring that all security features available are enabled every time they leave the Property.
Internet and Electricity
In the jungle, the utility infrastructure is unpredictable. There may be power, phone, and/or internet outages and interruptions in service. The Guest should not leave electronics plugged in during rainstorms. There is no guarantee that the Internet will always work. We have an excellent mobile phone signal with Kolbi and data rates are very reasonable. If internet access is always crucial, we encourage you to bring an unlocked phone and get a Kolbi SIM card.
Water
During the dry season months of December through April, the Property may have low water pressure due to temporary or scheduled water outages. We will do our best to notify Guests of any interruptions in water service or regularly scheduled water shut-offs.
Jungle creatures
We make every effort to present a well-cleaned home for your arrival. However, it is a jungle out there and nature can move in at any time. The Homeowners and Property Manager are not responsible for the fumigation or removal of insects that may enter the Property during the Guest's stay. Even though the house is regularly fumigated on a maintenance schedule, expect to see ants, beetles, spiders, and other assorted insects year-round. Bugs are especially active during the rainy season, May through November. Every effort is made to present a clean home at Check-In. To minimize the impact of bugs on your vacation, please keep food wrapped, store it in the refrigerator, clean kitchen counters and screen doors closed at all times (particularly at night).
Refunds
No refunds will be given for natural disasters, water outages, internet outages, security breaches, personal property losses, or nearby construction noise. This area is a rapidly growing community. There is no guarantee there will not be construction nearby.
Insurance
We encourage all Guests to purchase Traveler Insurance in case of unforeseen circumstances, accidents, or other issues that may prohibit Guests from travelling or fulfilling Rental terms.
