Sautee Valley Farm Cottage- 10 minutes from Helen and Unicoi State Park

Sautee Valley Farm is an event venue that hosts all kinds of events in the Barn and around the property. We strive to insure that all our guests have an enjoyable stay during their time on the farm and ask that cottage guests stay in the area of the cottage at all times during their stay unless given permission and are touring the venue with a host. The same rules are expected of guests attending events.
We only host one event a weekend, for no more than 5 hours total such as baby showers, Birthdays, bridal showers etc.. VERY VERY RARELY do events overlap with a guest just wanting to stay in the cottage due to the cottage being booked along with the venue! The Cottage has its own space and parking and guest will be able to relax and enjoy their time regardless of an event occurring elsewhere on the property! but please note that it is possible and during your stay, there could be an event taking place. If this happens we kindly ask that cottage guests are courteous and do not interrupt the event! If an event requires a longer time frame such as a wedding then we will not have the cottage available for rent during those dates to guests that are not in the bridal party or attending the event. We want all our guests to enjoy their time with us, so if you have any questions before booking your stay please do not hesitate to reach out!
We have a very strict no pets allowed policy! We do not allow pets in the cottage due to allergies and the safety of the animals that live on the farm. If this rule is broken you will be fined and asked to leave with no refund given! Sautee Valley Farm is home to horses, goats, free-range chickens, and dogs. The horses and goats are fenced in an electric fence, please do not touch the fence, go inside the fence at any time, approach, or feed any of these animals. Do not chase or attempt to catch the chickens. Our dogs are all very friendly and live on the property we do our best to keep them at the house but in the event, they come to say hello please do not let them in the house or feed them, we will be by shortly to get them and bring them back home!
When arriving at the cottage and pulling into the driveway the barn will be on the right and the cottage to your left we kindly ask that cottage guests stay on the left (the side of the road the cottage is on) during your stay unless permission is given to do otherwise. The cottage’s back porch opens up to a backyard that connects to the orchard please feel free to pick any of our apples or pears! Do not climb on the trees or pull on any of the branches! Damage to trees will result in a large fine! Down the hill from the cottage is a stream please keep an eye on any children when walking near the stream, the water moves quickly!
The Sautee Valley Farm cottage was originally built in 1920 and has since been renovated into the cottage it is today! When first entering the cottage you will walk into the sunroom that serves as a dining room, with a side closet where the washer and dryer are located. From there you go into a fully stocked kitchen, the living room, the bathroom, and two bedrooms. Upstairs is one larger bedroom with multiple beds. We ask that guests do not wear shoes in the house to help prevent damage to the original hardwood floors and are respectful of our historic home so that many others can enjoy this beautiful farm cottage!
Guests will have access to the entire cottage and the area around the cottage. The back porch opens up to a backyard that goes up a hill to our orchard and down the hill to a small stream. Please do not hang on or climb trees and watch children when down by the stream, water moves quickly. In the front yard there is a fenced-in garden Guests may walk through the garden but please do not pick flowers or damage the garden in any way. Thank you!
