3-bed/3-bath ninth floor condo in gated community at western end of Bay County with two queen rooms, ensuite baths, twin bedroom with hall bath. 10 minutes to Pier Park. Near Rosemary Beach. All rooms gulf view (living/dining and two bedrooms gulf front). Lake and gulf views from master bedroom. Balconies at living room and master bedroom. One covered parking space and ample uncovered parking for a charge. You will receive a message with parking pass information about 2 weeks prior to your stay.

Excellent Condo

Everything was just as advertised, clean and kitchen well stocked. Pinnacle Port is a fantastic place for a family beach location and this condo is terrific for a large group. The private parking spot made parking easy and was very nice bonus. We didn't have any issues during our stay, but the owners were quick to respond to any questions we had throughout the process. Also, the views from all the rooms were amazing! We highly recommend and hope to visit again soon!

Great time…HOWEVER

Due to the AC issue with the entire complex and the condo being extremely warm on the second floor. We contacted management multiple times requesting a portable air unit for upstairs be provided as many other owners were doing for guests. We didn’t think it was appropriate to be notified at checkin of the broken AC to the complex which took place several days prior to our arrival.

Amazing condo right on the beach!

We really enjoyed our stay at Rose’s Riviera. We would give it a solid five star ⭐️ review! My wife, two kids, one grandma, and myself throughly enjoyed every part of our stay. We stayed downstairs, my mom took the upstairs balcony room, and my kids loved the room with two twins that has a great ocean view. The kitchen and laundry room were spacious and modern so that really helped us keep costs down by staying in more and being able to pack light. The view off either side is perfect depending if you want an ocean or lake view. Having plenty of beach towels is really helpful the fast internet was an added bonus for a mid week streaming movie night. Pros: Great views Nice updates to the condo Awesome beach area and the short walk is perfect for kids Large partially covered pool was a great way to break up the beach day We loved paddleboarding in the lake behind the hotel. It was so fun to be able to literally make it all the way back to the ocean on the board. Cons: Only two partial rolls of toilet paper at checkin. No bar soap or shampoo was provided. Not having a storage area for our chairs/canopy/boards was new to us but we made it work using the covered parking spot! Publix on a Saturday night was a nightmare! Lol. (Wait til the next day if possible) Good restaurants… Loved Squidly's Seafood Awesome low country boil that was quick and easy takeout option. Not our favorite VRBO rental!

We stayed July 2021. This place had multiple issues upon arrival, two of which we didn't bother telling the owner since we decided we will never return. The cleaning crew did a terrible job. The fridge smelled like baby wipes and the freezer had sand all inside. We had to clean this ourselves. The pillow cases in the master bedroom had spots. We put them in the wash and they didn't come out. My husband slept on a towel over the pillow the entire stay! I had brought my own pillow, as well as my son. The pictures online must be old because some of the furniture does not look as new. The bathrooms are very small. Not much space to put your toiletries. If you want a front spot on the beach, you have to claim it by 7:30am or before! This building overall is quite old. For the positive, the kitchen was decent and had everything we needed. The views were nice. The owner was responsive.

Accurate description of property

The property and views were amazing! While locating our assigned parking spot was a bit confusing our overall experience was 5 stars. There were several emails and notices on how to contact the owner should we need it. The condo and downstairs foyer were super clean and the condo was updated with modern appliances and amenities. It was absolutely perfect and I would highly recommend.

Our new favorite condo!

This is our first visit to Rose’s Riviera and it won’t be our last. In the past, we’ve always rented the huge condos in the middle of PCB and from the parking lot to the beach, it always stayed so crowded. This place was the complete opposite. It was so quiet, the beaches were never packed (we went in July), small parking lot (no terrible parking deck), short drive to 30A and short drive to Pier Park. The condo itself was exactly like the pictures. It is beautifully decorated, stayed nice and cool, everyone could take a shower at the same time and the views are amazing! Perfection!!! This literally was the perfect condo for our family vacation! We had the best time!

Great beach getaway

Great location out of the hustle of PCB strip and near the shopping and restaurant scene of Rosemary Beach. Easy access to beach with great views of the beach and water out every window. Very clean and well maintained rental with lots of space.

The best condo!

This condo was perfect for our girls trip! With 3 beds and 3 baths and a fantastic beachfront location, we had it made. The PM was also very responsive and made the process so easy! Definitely recommend.

The views were magnificent. The condo was very quiet. Peaceful setting. Suggestions to property owner, provide extra toilet paper and dishwashing pods. It’s a high priced rental, so we were surprised and irritated when told that only one roll of toilet paper per bathroom would be supplied.

Pinnacle Port Paradise!

Some girlfriends and I recently stayed the weekend at A923. We loved this clean adorable condo. The views are simply breathtaking, making the morning and late afternoon balcony sits a real treat. The kitchen is fully stocked, and we were given plenty of towels and linens for the duration of our stay. The unit was perfect for our party of 3, as we each had our own bedroom and bath. It may get a little tight with 6 or more people, but there is still plenty of seating and places to rest. What makes this condo great, outside of the beach decor and updates, is the location. We loved being a short elevator ride to the sand, sauna, and other amenities. The beach at Pinnacle Port is fairly wide and a bit more private than other beaches in the area. It's also very close to Rosemary Beach and other 30A favorites. And having a designated parking spot was very convenient when heading to restaurants. I highly recommend this rental for your next beach getaway!

Wonderful location and floor plan

My family and I loved staying at this property. We booked last minute and our needs were accommodated perfectly. I loved having the split floor plan so that each family could have some space to themselves, and the double balconies were incredible. The living room and kitchen areas were a little smaller than expected, however they worked perfectly for our family of 5 plus an infant. Everyone had their own bathroom and window/balcony from their room. The condo was also stocked with all the essentials we needed for the week, including games and some beach toys. Love this place and the location. Perfectly situated behind a beautiful neighborhood for walking if you don't want to take a beach stroll. The beach was also great and not too busy. Plus we were less than 5 minutes from great shopping and dining.

Florida Vacation

The condo was clean and located in a cute, secure little area on the outside of Panama City Beach. We loved that the area was a little away from all the touristic part of town, especially with Covid and trying to take extra precautions. Very close to Grocery stores. Cute little snack shack at the pool. The pool was nicer than I expected. The beach area tends to get crowded, but able to socially distance still. Available chair rental on the beach. Also a place nearby to rent bicycles if interested. The rooms were a little smaller than the pictures looked online, but still spacious enough for our family of 6. We loved that all 3 bathrooms had showers. Would definitely stay here again in the future! Owner was able to be reached easily via text.

Wonderful Condo

Perfect views inside and out. Enough room for a couple to relax and enjoy the weekend. Must reserve again and bring the family since there is enough room to span to the top floor. Balcony was just the right spot to enjoy a hot cup of joe in the morning. Can't wait til 2021 for a longer stay.

We have many wonderful memories of family vacations in this area. We especially love being directly on the gorgeous white sand beach.

What makes this property unique

Very close to the excitement of Pier Park and all the activities of Panama City Beach but in a secluded, gated community perfect for a family vacation. Rose's Riviera is in the wing of the Pinnacle Port tower with the most spectacular views from all rooms. It is also one of the very few units with a reserved, covered parking space - a big plus in the busy summer months! And one of the more unique features is having Lake Powell as part of the property so it works for the fishermen in the family as well as the beach lovers.
