Spacious floorplan with over 3,350 square feet of living space and 800+ square feet of covered & open porches & decks. Open plan living room with gas fireplace and huge round oak dining table with lazy susan. Newly renovated kitchen with granite countertops, stainless steel appliances, extra icemaker. Five bedrooms, each with en suite bathroom. Master bedroom on main living level with sitting area, gas fireplace, wall of windows, en suite bathroom, and large closet. The four beautifully designed upstairs bedrooms each have a private bathroom and deck, two with expansive creek views and two with stunning oceanfront views. Private creek dock, laundry room with new large-capacity washer and dryer, off-street covered parking. This home comes complete with an elevator to the main living area, wi-fi, six flat screen televisions, DVD & Blueray players, free long distance telephone. Linens and cleaning included. Beach towels included. Pre-arrival shopping services available through some local grocery stores.

Our happy place!

We always love coming to Pawleys Island and staying at the Family All. All the kids look forward to it. They love the beach and the dock. Had good luck catching flounder for a meal this year! The house is great for families and Eric is wonderful to work with.

Family Vacation

Our vacation in this Pawley's rental was awesome! The house is beautiful, and wonderfully maintained. The arrangement of the bedrooms, baths, and living area is perfect for muti-families. The owners are fabulous! :) If you chose this house, you will not be disappointed!! Loved it!!

Wonderful stay as always! Very quite at this end of the island, very few people on the beach it’s like your own piece of paradise. Eric has provided plenty of things to do to keep you busy tho. We love watching the sunset on the dock each night.

Outstanding property and fantastic host!

This house has a tremendous location right on the beach with the creek only steps away. The house has a great layout and every vacation detail has been thought through. We have stayed at a very large number of beach homes over the decades and, while this is our first time at The Family All, it ranks as one of the best! As an added feature, Eric was always available and took care to reach out to us to ensure any issues are dealt with (there were none) and we had all our questions answered. We will definitely stay here again.

The Family All was an amazing house for our family. Beautiful views, extremely clean and included everything you might need. The kitchen was well equipped and the rental even included kayaks and beach toys, which our kids loved. We absolutely loved this house and our stay!

Total Relaxation!

This is our 2nd summer staying at Family All and we've had the most wonderful time each year. The owner is very easy to work with and wants nothing more than for you to have a great stay! The home is so comfortable and has everything you need. I can't wait for next summer! Thank you for another unforgettable time at the beach!

The Family All

This is a great family beach house. Every bedroom has an en suite bathroom. The kitchen is large and well-appointed. The family room is very large and our group loved gathering at the large table for meals and games. The porches and patios and creekside gazebo provided plenty of outdoor space for relaxation. There were kayaks available for the sports fans, and plenty of chairs and beach towels, so no one had to pack extras. The grocery store was a very short and easy drive. There were books and games and beach toys available for guests. Really, all you need to bring are your clothes and a toothbrush. We loved our stay.

This is our 3rd year staying at the Family All and it is wonderful with every amenity you could need for a family vacation, the location is also unbeatable. The owner Eric is very attentive and does everything he can to ensure your stay is top notch. We are already looking forward to future trips to Pawley’s Island and the Family All.

Beautifully Situated

The Family All has it ALL! The house is beautifully appointed with room for a crowd. Of all the homes we have rented for our get-aways, this one was masterfully equipped. There wasn’t one thing we needed that we couldn’t find. The views from both sides of the house (ocean and creek) were gorgeous. We spent many hours savoring both. The house has many gathering spaces as well as areas where you can escape for quiet time. If you are looking for a good book to read or a game to play you will probably find what you are looking for already in the house. The proximity to area restaurants and attractions can’t be beat. The owner, Eric Swanson is super responsive, friendly, and is happy to offer restaurant, site and golf recommendations. We would love to return to the “Family All” and look forward to doing so.

This is a lovely property, very spacious and comfortable. Close to stores but right on the ocean.

Everyone in our large family group had plenty of room to gather together downstairs or be private in their en suite bedrooms. All upstairs bedrooms had covered decks with comfortable chairs. Two upstairs bedrooms face the creek and the other two face the ocean. The master suite downstairs features a lovely sitting area with windows onto the beautiful ocean view. The beach is accessed by stairs leading down from yet another covered porch to a deck area with chairs and a table; then, a few more steps down to the beautiful, uncrowded, and clean beach. Across the street from the house is a dock with a covered seating area, perfect for watching sunsets and wildlife on the creek. The owner supplies kayaks along with life vests, so two intrepid family members enjoyed a morning exploring the creek and watching birds. The house is very well equipped and also features an elevator which opens into the kitchen; perfect for those with bad knees and many grocery bags. Comfortable beds and pillows, designer quality bed linens, towels and beach towels are nice features. Every bedroom has its own television in addition to one in the main living area. The cabinets under the bookshelves contain children’s toys and games for every age, and the reading materials on the bookshelves upstairs and down are well chosen and represent a wide variety of genres. Binoculars are provided along with a helpful map of the area. The washer and dryer are large capacity machines and look new, and a very good quality iron and an ironing board are provided. The kitchen is well appointed and features a whisper-quiet dishwasher. A deep, large sink makes cleanup easy. The stove, oven, and microwave are all new looking, and the refrigerator is large. There is a bar area with a great ice maker; no need to buy bags of ice. A large Weber gas grill offers another cooking option. Everyone in our group loved the house and the beach. We took several day trips to nearby Brookgreen Gardens and the younger couples ate out at some very nice restaurants in the evenings. Our youngest member slept in one of the pack and play beds ( two are provided by the owner ) and played with the scads of toys for the house and the beach, also provided. We hope to get our group together again next year, and we can’t think of a better place for all our family than The Family All.

Amazing beach house!

We can't say enough about how much we loved the house and all it offered. It was beautifully decorated, had everything we needed, plus more! We stayed with five couples and had a blast. The owner was super. Always attentive to any of our questions or needs before and during our stay. I would highly recommend this house for a couples trip or family vacation.

EXCELLANT house to stay at!

One of the BEST houses on Pawleys Island.... as one of my family members said, 'it's definitely one of the top 5 on the PI strip! Eric was excellent to work with and was responsive in a timely manner, he even returned an item left at the house! The house was more impressive in person, it was very clean and had everything that you need to make it the most enjoyable vacation EVER (tons of chairs, boogie boards, kayaks etc.). The creekside deck was such a nice addition and so fun for the kids with crab fun and sunsets. The house was so comfortable having a full bath with every bedroom and each of the four upper bedrooms all having decks with awesome rocking chairs. Very personal touch to get a welcome basket upon arrival. I highly recommend this property and will definitely be returning to it in the future! Thanks Swanson's for opening your beautiful home to rent for a week!

Immerse yourself in the fullness of the ocean from an expansive space both welcoming and warm

Our arrival on a chilly and rainy day was quickly warmed by the glow of The Family All. Comforting gathering and private spaces both abound in this amply equipped, pristinely kept, and marvelously attired house. The sounds of the ocean can be enjoyed from most anywhere and at any time of day, and there are ample spots for relishing sights of the ocean and the blue, clouded, or starry sky above. Having known the Atlantic only from the Maine coast prior to this visit, the ocean, though cool for the locals, was most inviting; the crustacean, flying, and swimming denizens of its coast were wonders to behold. Our only "complaint" is that our visit was too short.
