About this property

Welcome to Tips Inn, a 3000 Sq. Ft. A Frame Lakefront home directly on Lake Anna with 100' of prime waterfront on the private side. The house has 2 screened porches (one is at the dock), and 700 sq. ft. of decking to enjoy. The dock can accommodate your boat or jet ski. The launch ramp is right around the corner. You can play soccer, football, or frisbee on the nearly one acre lot, or just relax on one of the decks outside and enjoy the view.

Inside, the master suite takes up the whole third floor, and boasts a king size bed, 32" flat screen TV with DVD player, and its own bathroom complete with jacuzzi tub and heated tile floor. There is also a loft area outside of the master bedroom which is set up as a reading/music area. There are two bedrooms on the main floor. One features a queen bed with its own bathroom with stand up shower, and the other has a full size bed and a bunk bed. Both of these bedrooms have 22" flat screen TVs and DVD players.

The great room features a 55" flat screen TV and DVD/VCR player, and two sliding doors that open up to the huge deck. The kitchen is fully equipped with everything you need to cook your favorite meal. The screened porch off the great room is a perfect place to eat dinner with a dining area for six people, and a propane grill for you to cook that perfect steak.

In the walk out basement, you will find a 50" plasma TV, Blu-Ray player with surround sound, and X-Box game console to enjoy. You can also play ping pong or one of the many board games provided. A twin over twin bunk bed provides sleeping accommodations, and a full bath with shower/tub is on this level as well. We also use a professional linen service to provide sheets and towels that will exceed your expectations.

Outdoor activities include swimming, kayaking, waterskiing, wakeboarding, fishing and boating. Two kayaks with paddles and life vests are available for guest use.

If the weather is not cooperating, there is a ping pong table, board games, DVD's, Xbox video games, and Dish network satellite service is on every TV.

Peace full Lake side Retreat

Everything was as described as, about property.Host was very cooperative, check in and check out process was smooth , well equipped Lake front kitchen, good restaurant's and food Lion is near by,8/ 10 miles away. Overall we enjoyed our stay, definitely we will come back

Lack of basic necessity

Arrived with at 10pm after a long day of travel. None of the beds were made up with fresh linen. Each bed had a bag with fresh sheets so that we could make our own beds. With a party of five ..the next issue was the lack of any toilet paper or paper towels on the premises. Making a bad situation worse, it was late evening and we were no where near any kind of open store to go out and buy any. This prompted a call to the property manager who said to take it up with the owner. This prompted some heated words with the manager who came over shortly thereafter with some TP with the words that it was from her "private stash" and that we should not speak to her "that way" if we wanted any assistance. Simply put... if you are not going to supply TP for your guests (a house full), you might want to let them know in advance so they might get some before they arrive and find all local stores closed. Also I never booked at VRBO where we were tasked with making our beds on arrival. Overall, a not so wonderful stay.

Weekend Stay

Beautiful spot on Lake Anna. House met our needs and we had a great weekend. Check-in and communication was a little difficult, called and left messages with property manager We were unable to get a hold of her right away so didn’t get into the house right away. Did eventually get an email from property owner that evening to double check on us. No trash bags. No dish soap. No toilet paper. It was easier for us to just get these things ourselves than have to deal with property manager.

Wonderful lake house/location

We had a fantastic stay! Location is right on the water with beautiful views. Ample sleeping areas for our group and kitchen is well stocked. A few cons - noting here for possible improvements in the future - dust/cobwebs/spiders; property could use some deep-cleaning, guests need to bring extra toilet paper (did not see this listed in property description and expected there to be at least an extra roll in each bathroom but there was not - luckily there is a store about 5 miles up the road), beds were not made - clean linens were on top of each bed (again, expected the sheets to already be on the bed - especially when paying this much money - certainly do not expect to go on vacation at a house like this and have to make the beds when we arrive). Just some things to think about to elevate the experience for others down the road. We very much enjoyed the deck and the boat dock. Kids swam and kayaked quite a bit. Thank you!

Loved it by the lake

Tips Inn

The house was very nice as far as layout and location. It could have been cleaner, especially the grill!! We should have been told to bring our own paper products, as well. Also, there should be a warning concerning the water in Lake Anna, as my daughter contracted Swimmer's Itch from parasites in the water. Yikes!! We did have a good time regardless of these issues.

Awesome stay!

We had a great time at Tips Inn! It was well stocked with towels, sheets, kitchenware, etc. The only downside to our stay was that the internet did not work. The property manager tried to come over and fix it, but we didn't have any luck. The place was the perfect size for out 8 adults. Awesome location on the water and enjoyed the boat house! Will hopefully be back in the future!

Great time at Lake Anna

This is our first time staying at this property, but it won't be our last. It is in a great location and we took advantage of the dock for our boat. It is well maintained and the photos are accurate. Communication with the owners was very easy and they were always responsive to our requests and inquiries.

Good Stay

Overall the stay was good. Slight hiccup when we first arrived… Dirty towels and bedding were at the door. The cleaning personnel failed to pick up previous occupants dirty linens and failed to make up the beds for the rooms used. The property manager did come to pick up the dirty linens and brought new bedding/towels. There was absolutely no toilet paper besides 2 rolls in the bathrooms. Caught a few ants around the house. The power did go off for 1 hour during a small rain storm. Wifi is not the greatest, I had to use my personal hot spot for my laptop and had better connection off the wifi. Other than those issues, the stay was good. Was able to kayak and play some games/ping pong. Very large property, looks small on the outside. Was also able to grill on the last night.

Enjoyed my stay but...

This house has all the comforts of home away from home. There was plenty of towels, cooking supplies and all the little extras. The kayaks were a huge bonus. Like other reviews mention the lake water is super warm like a bathtub. I would have given a better review except there were a few issues. I called the number provided at check in to get the access code to the house. I left several messages and after waiting for over an hour I was finally able to get the code by sending a message on VRBO. The second day we were there the dryer started making a horrible sound. We called the property manager and never got a response. The 5th or 6th day we were there the fan in one of the bedrooms started smoking and left a burning rubber smell. We turned it off and immediately notified the property manager. We didn't hear anything back until 3 days after we left concerning the fan. If the issues are fixed I would stay again.

Nice Lake Anna vacation home

Big home for family vacation on 3 levels. Very spacious master suite. Plenty of bathrooms. Lots of space for parking, including for boat trailer. Boat launch a short walk away. Great dock space and large lawn. More than enough towels provided, but recommend bringing paper products like toilet paper and paper towels. Dishwasher and hand soap provided, but no dish soap for hand washing. Also, basement carpet was pretty dusty for someone like me who has allergies. We had fun and would recommend the property, especially for larger families and people bringing a boat.
