I contacted the host about accessing the rental on the day that I was supposed to check in. I was informed that the rental was not available. I asked when did they plan to inform me, because I’m on the road heading there. The host did offer a one bedroom but instead canceled the reservation because the host stated that they didn’t like my tone because I asked about being notified. Bad customer service!!!
The apartment was in a great location. Reasonable parking garage that was walking distance.
Our host was great with communication. Check in was simple.. Great view of the Memphis bridge.

From the pictures this place looks as described cozy, modern high-rise in downtown Memphis. And maybe it was at some point. However, currently it is rundown with a roach infestation. 2 out the of the three elevators weren’t even in service. Honestly I wish I would have read the reviews before purchasing considering we were not refunded and opted to stay elsewhere.
The apartment is simple, cozy, and charming. Beautiful view of the Mississippi River. Historic building, minutes walk to Beales Street. Loved our stay.

The beds were like rocks good location but dont expect to get any sleep hald the plugs dont work the towels are tiny I definitely overpaid for this place
It was a satisfying experience. There were a few issues with the apartment that we felt should have been repaired before we arrived. We would probably stay there again if we were to revisit Memphis. The host was great at responding to our questions.

I could not stay. Had to get a hotel room.
I have no idea when the photos in the listing were taken, but they no way reflect the actual accommodations. The hallways smelled of old food, the unit itself smelled of stale cigarette smoke. I felt like I was about to walk into a crime scene. I was so anxious just standing in there, I had to book a hotel and I got out of there as quickly as possible.
The apartment smells horrible. The blinds were broken and curtains see through. Bathroom had mold. Beds were lumpy and dirty. Sofa was uncomfortable. Internet service was trash. Parking was expensive and not included with place. I hated it overall

Not quite as described.
Positive: great location - easy walk to Beale and other tourist spots. Negative: cockroaches, broken furniture, not enough cups, no dish soap, overall cleanliness issues, beds worn out. Cigarette and other smoke in the halls. Overall NOT what we were expecting - it is a neglected VRBO.
STAY AWAY!!!!! COCKROACHES!!!! If I could give this place a 0 I would!
DO NOT STAY HERE!!!!!!!! This place looks nothing like the pictures. We walked in and were only there 10 minutes before we left and went and rented another hotel. COCKROACHES EVERYWHERE!!!! The place is so unclean, cardboard over the windows, stains on the furniture, paint peeling everywhere, the bedding did not have anything to cover the box springs. And I’m not exaggerating whenever I say that there were cockroaches everywhere, in the 10 minutes we were there we seen 7 of them. It was so bad that I would never walk back in the place!!!!

Overall it was good
Overall the stay was fine. Nothing spectacular nothing horrible. The apartment is nice, it's a very old building so certain aspects of the unit are not really great but understandable Co sidering the age of the building. Cons: tub doea not drain well, so by the end of your shower, you're in ankle deep water, gross; some outlets don't work; lamp does not work; the photos are misleading. The building and apt are much more run down and the bedrooms are T. I. N. Y. Pros : close to Beale St, easy parking and access (elevator was very slow), staff and other residents were friendly. Overall, it was fine would probably stay here again
We had a medical issue arise as we were enroute to this facility. We ended up turning around and coming back home. I left a VM with our host that we would like to reschedule our stay for Nov and add another night if at all possible, instead of losing the whole amount we paid. I have yet to hear anything back from anyone. So, I cannot rate the property because we never got there.

Not worth the Price.
Was drawn to this listing for the price. I am moving jobs and just needed something for the week. It turned out to be a downtown apartment building. The smell of illicit substances was so strong in the hallway it permeated the apartment. There was no central air, only space heaters and floor standing ac units in each room. The mold smell was awful. The roaches were worse. They started poking their heads out of the kitchen on day 2. Now I am worried there may have been bed bugs. NOT WORTH THE SAVINGS!!!
The apartment was charming for sure, loved the fact of it being a historic downtown building. Listing said unit was air conditioning but should have made it clear it was window units. The units never got the apartment cool nor did they turn off. The heat and noise made for a long night. The tin foil on the window was not awesome. Curtains should cover the whole windows. A hand towel shouldn’t be stuffed between the windows. Could have been worse. Check in was easy and friendly.

Not exactly as expected
The apartment is in a nice central location, 10-15 min walk from Beale St.
The pictures only show the side that had been renovated and omit to show the old kitchen and bathroom.
When we entered, we found 4 large dead cockroaches. We threw them away and carried on. We didn't want our vacation to be spoiled by that.
The listing also doesn't mention that the A/C are window units, noisy, and not powerful enough to cool the apartment. We were lucky the weather was not too hot.
The windows are very thin, and you can hear all the noise from the street.
We only stayed 2 nights, so it was okay, but I wouldn't stay longer.
Lowlights:
- I had an allergy attack from mold. Mold visibly present on bathroom ceiling tiles. I woke up vomiting.
- Every floor that the elevator stopped on had multiple fish aquariums. The one in the lobby was black. Entire building has a strong odor.
- The refrigerator on the 17th floor was rusting. Evidence of excessive moisture.
- Bed frame was broken. My husband slept in a "V" shape on his side of the bed.
- Many items in disrepair including broken shades, unpainted patched up walls, and dead roaches
Unfortunately, my experience at the condo I rented for the NCAA basketball tournament was highly disappointing. From the moment I stepped into the building, I was greeted by a noxious smell lingering in the hallway, which persisted throughout my stay. The general level of uncleanliness in the common areas of the building was evident, with trash scattered about and neglected surfaces.
Upon entering the apartment, I was dismayed to find a significant level of disrepair. Broken blinds and torn window curtains obscured any attempt at enjoying the view, while the shower curtain in the bathroom was not only disgusting but also moldy, raising concerns for hygiene and cleanliness. The overall state of the apartment did not match the expectations set by the rental listing.
The most distressing issue, however, was the pervasive cockroach infestation present in every room. This unsanitary condition made it impossible for me to comfortably stay for the entirety of my reservation, prompting me to leave earlier than planned. Given the accumulation of these numerous issues, I cannot recommend this condo for future stays, as it failed to provide a satisfactory and hygienic accommodation experience.
