Webster Beach House Unit #1 - THE BEST LOCATION IN TOWN
100 steps to the boardwalk/beach- the best location in town! Centrally located. We are the 3rd house to the boardwalk/beach. We are right by Midway Steaks and Spicy Cantina on Webster Ave.
*** This is a family friendly beach block apartment that is part of a 3-family home. We want to make sure we meet your expectations for your getaway so if you prefer enjoying late hours (after 10pm) it might be best to look elsewhere. Thank you.

• Newly Renovated 4-bedroom, 1 bathroom apartment.
• This is an upstairs unit of a 3-family home. There will be 2 other apartments located below your unit. You have completely separate living space from the rest of the home and your own private entrance. The only shared space with other units in the home is outside- the grill, the driveway (shared with unit 3) and the outdoor shower (for rinsing sand off when you come off of the beach). The outdoor shower will not be on in the colder months.
• Each bedroom has a closet with hangers to hang your clothes. Iron and ironing board in closet. Each bedroom has smart TVs.

• The living room has a couch with 2 end tables and 2 armchairs with a table in between. Relax on the couch and watch all your favorite shows on a 75” Smart TV (login with your own streaming account). You will find the beach badges and the parking pass on the table between the 2 armchairs.
• All towels and linens included. Extra pillows and blankets included.
• Full bathroom with beautiful, tiled shower with full glass doors.
• 1 designated parking spot in our driveway + 1 parking pass to park on the street.
• Central Air Conditioning and Heat
• Flat Screen Smart TVs in every bedroom and the living room. Login with your own streaming account.
• All bedrooms have outlets equipped with c-port and usb ports
• Dedicated workspace located in the kitchen area. Serves as a workspace or a place to eat. It has 2 stools.
• Free fast Wi-Fi
• Shampoo, conditioner, body wash, Hand soap in unit for your use
• Starter supply of toilet paper (2 rolls) and paper towel (1 roll), dish soap for use, dish detergent pods (small pack)
• Hair dryer and makeup mirror in unit
• 6 beach badges, 4 beach chairs and towels in unit
• Fully equipped kitchen with all new stainless-steel appliances (dishwasher, refrigerator, stove, oven, microwave), plates, bowls, cookware, utensils, cups, wine glasses, coffee mugs, spices, etc. Cleaning supplies are located underneath kitchen sink.
• Drip Coffee maker and Keurig Coffee maker, coffee provided and creamers and sugars
• Washer and dryer in unit. (Please bring your own laundry detergent)
• Private outside back deck- dining table with umbrella that seats 6 people (cushions located in laundry room on shelf- please put back when not using them and do not let rain get on them). The front porch also has a small bench to sit on.
• Board games and books in the living room
Shared Outdoor Spaces with Other Units in the Home
• Shared outdoor grill located on patio at rear of property. Please clean the grill after using it. Grill utensil kit located in kitchen cabinets.
• Shared Outdoor Shower (for rinsing sand off then you come off the beach) located at rear of property. The shower will not be on in the colder months.
• Shared driveway with unit 3 of home.
PARKING- There will be 1 parking spot in our driveway. There will be a sign that reads "Reserved Parking for unit #1" Please back your car into the designated spot. This is a shared driveway with another unit in the home. Please do not block the driveway (only 1 car for your unit is allowed in our driveway). We will also provide you with a parking pass for a second vehicle. You will need to use the pass from April 1st - October 31st. Parking is free on the street in the off season.
• Must be a minimum age of 27 to rent.
• No large gatherings, parties, proms or graduations. Not a party house.
• No smoking

*** This unit is for short term rentals only. Maximum stay limit of 28 nights. No reservation will be approved over 28 nights.

HOUSE RULES
1) Check-in time is at 4pm. Check out time is at 10am (you will be charged a $150.00 late fee if not checked out at this time) Our maids must come in and clean. We expect our guests to treat our home as if it were their own by leaving it in the same conditions as you found it.
2) Must be 27 years of age to book. By booking under your name, you assume responsibility for all guests on property during the reservation period. No parents booking for their kids/parents must stay on-site at all times. NO PROMS!
3) No unsupervised children under the age of 18 at any time.
4) Maximum occupancy for this unit is strictly enforced. No additional guests allowed on the property at any time.
5) No pets allowed. An extra cleaning fee of $750.00 will be charged if a pet enters property.
6) No smoking inside or outside property. A fee of $500.00 will be charged if we detect smoking has occurred anywhere in the house or cigarette butts on property.
7) We are not responsible for any damage to your vehicles or personal belongings.
8) Be mindful of making noise in the home at all hours due to the fact this is a 3-family house, and some guests may have small children. No loud noises outside past 10 pm as per town ordinance. Please be courteous to our neighbors.
9) This home is privately owned; the owners are not responsible for any accidents, injuries or illnesses that occur when on the premises. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressively assuming the risk of any harm arising from their use of the premises others whom they invite to use the premises.
10) Tampering/cutting power from the outdoor cameras is strictly prohibited. They are there for your safety and to safeguard our property.
11) We require all guests booking reservation to have all positive reviews with no negative reviews.
12) No adding, removing or rearranging of furniture/appliances inside or outside of property.
13) We do not permit towels, linens, or blankets to be removed from the home. Beach towels, beach badges and beach chairs are meant to be used on the beach and returned home. A fee of $100 per beach badge will be charged if they are not returned. A fee of $50 per beach chair will be charged of they are not returned.
14) No large gatherings or parties. No Proms. No graduations. No large gatherings outside the house in the yard or in front of the house. No underage drinking. Any excessive loud noises/parties will invoke early termination of lease and forfeiture of complete rental amount.
15) No subleasing.
16) Please keep windows closed when A/C is on.
17) NO PROMS
18) ID may be required at time of booking or before check in for age verification. A lease may also be required to sign.
*** Termination of Reservation
If your group breaks the house rules, holds a party, disrupts the neighbors, violates the listing occupancy, becomes violent or if your group behavior results in a police visit or ticketing, then your reservation will be terminated, without a refund and you will be expected to leave the property immediately.
