Stylish 1BR, Stampede & Free Parking by Doorbed

By booking this property, you understand and accept the rental agreement below. You will be required to e-sign a numeric copy of this agreement before your arrival.

1. NOISE POLICY – MONITOR IN PREMISES
In Calgary and in our building, all residents have the right to not be disturbed by noise.

> This property has a strict NOISE POLICY FROM 10:00PM – 09:00AM - noise must be kept BELOW 50 DECIBELS.
> To ensure compliance, this property is equipped with a NOISE MONITOR. It does not record conversation, only noise.
> Failure to respect this policy could lead to an EXTRA CHARGES OF UP TO 500$.

2. MANDATORY RULES
> No smoking
> No events/parties
> No noise between 10:00PM – 09:00AM (as described above)

3. CHECK IN/OUT
> IN no sooner than 04:00 PM (unless otherwise requested)
> OUT no later than 11:00 AM (unless otherwise requested)
> Failure to respect the check out time will lead to additional charges due to housekeeping rescheduling.

4. NON-RTA TENANCY
By confirming this reservation, you understand that the nature of your stay is not giving you any tenant rights under the Residential Tenancies Act of Alberta at this property.

5. THEFT & DAMAGES
The property will be inspected by housekeeping after each departure. Staff will take photos of any damaged items and ensure nothing is missing using a valuable list. Any missing or damaged items (by the client or their pet(s)) will be charged to the client. Minor damage such as wine glasses will not be charged to the client as a courtesy but must be reported so that the property can be restocked.

6. INITIAL ACCESS - INTERCOM
Access the building with the intercom at the front door. Dial (sent 24 hours before arrival). Access the suite by entering your personalized code (sent 24 hours before arrival) on the smart lock. Your guest key fobs are in the suite.

7. SUBSEQUENT ACCESS – YOUR GUEST KEY FOB
Your smart lock code will stay active on the smart lock for the duration of your stay. To facilitate your travels during your stay, (2) set of keys/fob will be available in the suite for you.

8. PARKING STALL
You have (1) parking stall. Access once you have the garage fob from the suite. From the building, access using any fobs. Please park in your stall only. You are responsible for fines and costs related to towing your vehicle out of another resident's parking lot.

⚠ ATTENTION ⚠ - Underground parking has low clearance! High pickup trucks will not fit!
⚠ PREVENT THEFT ⚠ - Wait until the garage door has closed at your arrivals and departures.

10. PARCELS & OTHER DELIVERIES
Parcels/packages delivered on your behalf will be left in the mail area or at your door depending on the instructions you give the delivery service.

> Guests can meet the delivery person outside or in the lobby (preferred method).
> Guests can give the intercom number to the delivery person to have their parcels/packages left at the door of the unit during their absence.
> Some delivery services might refuse to leave the parcels/packages unattended if guests are away.
> The host is not responsible for parcels and packages being stolen or damaged while the guests are away.
> No access to the suite’s mailbox will be granted to guests since it contains my personal mail.

11. OTHER RULES & FEES
✔ Comply with all city and building bylaws (see at the end)
⚠ $250 fee for lost key fob
⚠ $250 fee for smoking in the apartment
⚠ $100 fee for every hour past your check out time
⚠ $100 fee for every person in the unit that is not on the reservation, and for each person in the unit past the number of guests booked, this is to avoid parties

By-laws
The COLOURS BY BATTISTELLA is a privately-owned residential condo building with no specific services or amenities for rental guests, and all residents and guests are required to observe our Bylaws and community standards. All guests will be required to acknowledge in writing that they will comply with applicable residential Bylaws and community standards at all times during their stay.

Please read and observe the following rules during your stay to help maintain the common enjoyment of the building by all.

1. You must complete a “Tenant Undertaking Form” that was provided to you by email. This form provides your host with basic contact information for emergency purposes and ensure that you understand and will comply with the Bylaws and standards of our community. You must return the form to your host by email 24 hrs before your arrival at the COLOURS BY BATTISTELLA.

2. As per City of Calgary Bylaws, no more than two guests per bedroom are allowed in your rental suite at any time. Inviting additional guests or visitors, or hosting parties or any other social gatherings, is prohibited at all times.

3. Our building is professionally managed by Equium Property Management They will dispatch maintenance staff in the event of any emergency building-related service issues such as flooding, however they will not provide any additional services related to your rental stay or your suite. Please contact your host or agency only for any suite-related issues you may have.

4. In the event of an emergency (fire, medical, criminal) please contact 911. If there is an alarm condition in the building, please prepare to evacuate and listen to the intercom system for further instructions.

5. If your suite has any building-related service issues such as lack of hot or cold running water, or lack of heat or air conditioning, these may be reported your host or agency.

6. You are responsible to help maintain security of our building by safekeeping your keys at all times, and by not letting unknown people or vehicles follow you through doors into the building at any time.

7. Waste disposal, recycling and compost bins are available behind the elevator lobby. All waste disposal must be in these areas, disposed of in well-tied, leak-proof bags or similar.

8. No personal belongings or waste can be left in the common hallways outside your suite at any time.

9. City Bylaws require observation of quiet time from 10:00 pm to 7:00 am weekdays and from 10:00 pm to 9:00 am on weekends, and building Bylaws restrict excessive noise that may disturb other residents at any time of the day.

10. No signs, banners, laundry or any other objects may be hung or displayed from windows or balconies at any time.

11. No cigarette butts, waste material or any other objects may be disposed of or thrown from your balcony at any time, as they can cause extreme danger from heights. Violations can result in City of Calgary Bylaw fines of up to $10,000 and/or criminal prosecution.

12. Smoking or vaping of tobacco or cannabis products is prohibited in all interior areas of the building including residential suites, hallways, elevators, parking areas, lobbies and all exterior areas at all times. Permission to smoke of tobacco products (and for clarity, not cannabis) on your balcony is at the discretion of your suite owner, provided they are following building bylaws. If you are unsure if smoking is permitted in your suite, please assume that it is not.

13. Exterior windows and balcony doors must remain closed in extreme cold weather conditions to prevent freezing of water lines or other damage to the building

14. You shall obey any rules made or posted by the Condominium Board regarding the use and care of the Building, and any parking lot, balconies or common areas.

15. Use of units to hold parties is strictly prohibited.

16. Use of units for activities which are illegal or that will be injurious to the reputation of the building are strictly prohibited.

17. Violation of building Bylaws or rules can result in fines, reporting to appropriate authorities, or eviction from the COLOURS BY BATTISTELLA.

Excellent Condo

This condo was exactly as shown in the pictures it was very clean and the check-in process was very smooth The Host was it very polite and helpful in every regard and the condo had everything well stocked well organized and I would definitely recommend this condo!
