Comfortable outdoor seating welcomes the whole family to gather over the Guadalupe River for some well-deserved rest & relaxation. The private dock gives direct access to the water, for swimming, fishing, or simply enjoying the tranquil atmosphere. This recently updated home offers the perfect escape for families, couples, or friends. Explore the nearby attractions such as Lake Placid, perfect for boating and water sports enthusiasts. The charming downtown Seguin area is just a short drive away, offering an array of restaurants, shops, and cultural experiences.

The family room offers a cozy space to unwind after a day of exploration. Sink into plush sofas, watch your favorite shows on the flat-screen TV, or gather around the fireplace for a warm and intimate atmosphere during cooler evenings. The fully equipped kitchen features modern appliances, ample counter space, and all the essentials for preparing culinary delights. Due to the Hill Country location of our rentals, you may encounter situations with wildlife/pests. Please be aware of your surroundings, take caution while driving at night and supervise your children at all times while outdoors. In addition, all properties do utilize pest control maintenance on a regular basis, BUT this does not guarantee pests/bugs/critters will not be visible.

Parking notes: There is free parking available for 4 vehicles.

Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. This technology is privacy compliant, and only monitors the presence of decibels and devices-not any personal conversation or information. Thank you for supporting our efforts to be good neighbors!

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

River Retreat

This is a great secluded location, beautiful scenery. Lots of room for a large group. I wish the interior of the home was more updated, and it was not as clean as we would have liked. The bunkroom was pretty rustic with no window coverings- definitely very basic "cabin" feel.

Loved the location

We stayed 5 nights. The great part: location was awesome on the river. We enjoyed canoeing (which were available at the unit ), fire ring, outdoor games. Saw wild turkeys and deer in the property. Lots of privacy. Everyone had a bed with lots of room. Kitchen was equipped with everything we needed. The dining area was large and was a wonderful gathering area. We truly loved our stay. Close to town and any shopping/ grocery needs Things to improve: indoor ac units need air filters. Upstairs water supply to the shower was not constant… slowed to a trickle and then got a hot blast. Something to be aware of: the bottom bunk room had plenty of room for many guest. Be aware that it is not accessible from the main living floor. You have to go outside and enter from a separate door.

Nice home, terrible management

The home is as advertised. Beautiful grounds with wild turkeys, birds and fireflies. Close to town while feeling rural. We loved using the canoe and kayaks on the river. Home is older and quirky, comfortable for large group. Beds are hard and beware of water pressure/temperature fluctuations! Management company was non-responsive to several significant issues: Only provided the code to the unattached bunkhouse and the local team did not respond until the next day. Luckily, we found an open window. An alarm was going off in a locked closet upon our arrival. Again, no response from Vacasa local team until the next day. We took the door off the hinges and found that the water heater needed to be reset. We requested compensation 2 days ago and have yet to hear from Vacasa. Very frustrated and will not use Vacasa again.

Wonderful retreat for family and friends!

We planned a boys cabin retreat for a birthday celebration, and this house was perfect! Parents, grandparents, and younger kids stayed in the main house, which is not connected to the bunkhouse. The group of teen boys enjoyed their own privacy in the bunkroom under the house. The main house has 2 separate queen rooms and the double twin room on the main floor, and they all 3 share a large bathroom across the hall with a tub/shower combo and a separate stand up shower with 2 sinks and a toilet. Upstairs is the 4 twin room conjoining the master King room. Each of those rooms has its own bathroom connected. The bunkhouse basement has the 2 queen bedroom, and 4 twin bunk beds with a bathroom. Definitely plenty of space to spread out inside and outdoors! It felt very private. The house is decorated beautifully with gorgeous antique furniture pieces, but felt refreshed with modern touches and paint. We loved the toiletries included in the bathrooms as well as nice clean towels. Beds were also comfy and warm. We took advantage of the huge family table for meals. The kayaks and canoes included were a hit with the kids! Also the firepit made for memorable evenings with s’mores. We greatly enjoyed our time at the river retreat, and would recommend it!
