#3) The last (4) digits ONLY of your ceII #. We use the last (4) digits ONLY to set your automated 4-digit front door access code.
Note 1: We do not rent to local residents, and we complete an age verification with the White Pages and/or the Been Verified company.
Beautifully renovated private cul-de-sac home only minutes away from some of the best restaurants and shopping in Kierland. This special home has one of four bedrooms set up with 2 double-sized bunk beds, the perfect private sleeping space for kids. Enjoy relaxing on the patio and taking in the Arizona sunset, or take a dip in the pool. The kitchen is stocked with everything needed to make home cooked meals. Top it all off with a super fun air hockey table in the main floor entertainment area.
Other things to note
This is NOT A PARTY HOUSE!! and no loud parties will be tolerated. This is a quiet residential neighborhood and neighbors must be respected. You are welcome to come here and have fun but it must be done in a respectful manner.
Pool may be heated for additional $75 per day or $300 per week. Please notify manager at least 48 hours in advance of stay for pool heating.

IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA's and cities to require occupant information including contact data, and vehicle data. An online portal is provided to enable travelers to complete the online form in less than five minutes.
* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy are required within three days of booking.
(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting and/or using ride-share services.

* Pool and Spa Indemnification. VERY IMPORTANT: At no time is a lifeguard on duty.
All renters must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. (REQUIRED)
* Arrival and Departure: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and cleared for occupancy.
* All requests for early arrival and late departure must be requested in advance and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival updates, and the day before your departure to get late departure updates.
* Safety & Security Violation Fee: Our arrival protocols and systems are designed to prioritize your health and safety by protecting against arrivals to our home before the property has been fully cleaned, sanitized, inspected and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Safety and Security protocols by arriving to the property before receiving full authorization to occupy the property.

An online occupancy portal has been established to make the process of providing your group's information easy, and to take very little time.
* The primary renter must be 25 or older. ID verification is required for all renters.
* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy is required prior sending out arrival information.
(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting vehicle(s) and/or using ride-share services.
* Facilities Use Safety Notice & Indemnification.
All renters are required to read and digitally sign a one-page Safety Notice designed to ensure that everything possible is done to help people occupying the property to stay safe during their stay. (REQUIRED)
* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.
* Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded.
(a) Time Change Policy: All changes to the pre-established standard times for arrival and departure are considered REQUESTS only, until expressly approved by your Host. All arrival and departure time change requests must be requested in advance on your online occupancy portal. Requests for arrival and departure time changes will not be approved until the morning of the arrival and the day before the departure, and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text your host's Property Services Desk for updated information on the day of your arrival for early-arrival updates, and the day before your departure for late-departure updates.
(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host's Arrival and Departure House Rules Policy.
Return of Personal Property: Any and all personal property left at the property upon departure may be collected from the property at a pre-arranged day and time, subject to the field staff's schedule and availability to meet at the property. In all cases, if personal property is not able to be picked up at the property, and delivery of personal property is requested, the charge associated with arranging and paying for the return of personal property is $75 service fee, plus the actual costs associated with mail and/or delivery charges.
