Location! Location! Location!
One mile south of the lovely village of Damariscotta (charming shops, fine dining and cafes, book store, community movie theater) is a private road leading into Cottage Point, a quaint settlement on the saltwater/tidal Damariscotta River that evokes neighborhoods of yesteryear.
The red cottage, not visible from the winding road, perches high above Huston Cove and overlooks Hog Island, the home to a nesting pair of bald eagles! Hummingbirds abound at the feeders overlooking the cove. The garden has plantings of hydrangeas, lilacs, rhododendrons, and perennials. Swim or kayak (available for rent nearby) from the private dock. The water is pleasant for swimming in Huston Cove!
Built in 1941, this cottage is a charmer with comfortable furnishings (firm mattresses and 100% cotton sheets) and warm pine paneling! Works by local artists and longtime renters adorn the walls. It is perfect for a quiet, secluded, and private relaxing getaway. There are fantastic water views from the wrap-around deck, living room, kitchen, and master bedroom. The kitchen is well equipped for those who want to cook and, of course, there is a lobster pot! There is a fabulous view as you wash dishes. An outdoor shower is discretely hidden at the back of the cottage.
The cottage is comfortable but not fussy, simple but not rustic. Your time at Southern Exposure is focused on each other, food, and the setting.
Town and grocery stores are five minutes away. Location, location, location! So private, yet close to everything.

I live in Charleston, SC and in 2018 retired as a development officer for higher education. Now I spend my summers (May 1 - October 15) in Damariscotta. My summer home is only a short walk from Southern Exposure.
Why they chose this property
Cottage Point is a community of about 18 homes on a private road. It has a great vibe, and the unpaved Cottage Point Road is a haven for walkers and runners with little traffic and lots of interesting flora and fauna for entertainment. The speed limit on Cottage Point is 15 mph which gives you time to relax, breathe, and get into the Maine mode!
What makes this property unique
Southern Exposure is a gem! Location, Location, Location! The waterfront setting is so private, yet you're only 5 minutes away from Main St. Damariscotta and the grocery store. A gorgeous setting and a charming, comfortable little cottage. The view is unsurpassed and sometimes you can see a bald eagle fly by. The hummingbirds are always entertaining. The garden has been well loved and you'll find a constant assortment of fresh flowers to pick for the cottage.
