About this property
Romantic Botanical Glamping with pool, gardens & smoked dinner for 2 available.
A Spiritual Garden Retreat off the beaten path but close to civilization, camping with a rustic romantic flair. Enjoy the pool. Walk through the gardens around the house. Pick the fresh vegetables and fruit when in season. Tour the town and local historic community. Enjoy local activities within minutes. Recline in the wooded gardens, or at the plush upscale movie theater in town. Antique trail, wine trail, breweries and distilleries. 24+ hiking areas. So much to see and do in the area. We also offer farm to table (seasonal) Smoked Dinner for 2 starting at $60 per person. The property is sprayed once a month for Tics and other pests.
Don't worry about the weather. Or guests repeatedly say is that even when it rains, it is still a great adventure as the sound of the rain on the tent is just soothing and relaxing.
We can do a day rental of just the pool and gardens for an additional fee of $600 for parties of up to 20 people. For larger events, such as weddings, please contact us to discuss.
Please ask if you would like to stay a little later than typical check out time. We often can accommodate.
Please do NOT pick the fruits or veggies without asking as often things are not quite ripe yet. When things are ripe, we will try to put a bowl of fresh stuff out for you to choose from.
Of course, it goes without saying, Please be considerate and clean up after yourselves. No smoking cigarettes or e-cigarette, vapes in the tent. If you need to bring a pet, please ask us first as they must be well-trained and not have an issue with cats or other dogs as we have 3 cats. Pets are NOT allowed to go to the bathroom on the lawn or in the gardens. They must either go in the woods or in the designated area for this. Please clean up after your pet if in the designated area. Ask us for how and where.
We provide a wide range of amenities including first aid, bathroom and shower supplies. If you forget your tooth brush we usually have new extras around. Please bring bathing suits. We do have pool towels if you need them. If you need ice for our or your coolers, please purchase before hand. There are two supermarkets in town along with lots of other amenities in town.
Please do not smoke in the tent as it sticks to the canvas. But you are welcome to smoke or vape outside of the tent.
Parking on site off of the driveway across from the house.
Please let us know if you need a later checkout time as checkout time can be altered to later in the day depending on new arrivals. The pool area is shared with the homeowners.
If there is something you need, please do not hesitate to ask. We are pretty reasonable about requests.
If you would like breakfast or a smoked meal, please let us know as there is an additional fee for this.

About the host
Hosted by Joani and Chris Zanard

My husband and I have lived in Southbury, CT since 1999. My husband is from NY State, while I am from NJ. I love to dance and he loves to make me happy by dancing with me. We love to entertain and have been doing so once annually since we got married on the property in 2020. Sharing our unique homestead and it grounds is something we love to do.
Why they chose this property
Our story is unique in that we originally were living in Ridgefield, CT but could not afford a home there. My husband's best friend was now living in Southbury, so we decided to do a search for affordable places to live. We put in more parameters for our search than we really needed but up popped this house. It is very unique and the property is too. And it turns out, our home is part of the old Ed Sullivan Estate. yes, that Ed Sullivan who had the first variety show that lasted for decades. He has the Beatles, Rolling Stones, Marilyn Monroe, Lucy Ball and many other famous people not only on his show, but at his home. Many of whom actually ended up buying and living in CT nearby. His house is diagonal from ours.
What makes this property unique
We live in an A-Frame (triangle shaped home). The property is surrounded by all sorts of little special gardens, nooks and crannies. And it came with an unground pool that we custom painted black with the image of 2 red roses on the bottom.
Our town is also quite unique in that it has an easy access off of the highway from 4 points but it also has a tremendous amount of things to do in the area. In fact, we have a booklet with over 20 plus pages of things in the area to do, from arts, to bakeries, to hiking to museums and more.
