THE AMENITIES:
The cabin is newly-built, designed with upgraded finishes and modern stainless steel appliances. It is furnished with brand new MCM-style furniture and provides all of the top comforts that you would expect from a top-rated host. The house can sleep up to 10. One king Tempur-pedic bed (2), one queen Tempur-pedic bed (2), twin triple bunk beds (3), a twin daybed w/ trundle (2) and a one-person futon in the living room. Max weight between 200-250 lbs per twin bed. Plus, a pack-n-play for your little one! Comfortable memory foam mattresses were selected med-firm based on popular demand. Within the house, you should expect to find:
- Office desk in the master bedroom.
- Dining table with seating for 8.
- 4 stools at the kitchen peninsula to converse with your favorite chef.
- Enjoy your complimentary coffee with our 12-cup coffee maker or Nespresso coffee machine with milk frother. Just bring your favorite milk and syrup!
- Our tea kettle and teapot will deliver your refreshing afternoon teas.
- Fully equipped and abundantly stocked kitchen. Toaster, blender, rice cooker, air fryer, roaster, you name it! Ask us if you need something specific.

The home is not child-proof due to the triple bunk beds, so please be aware if you choose to bring your little ones that you are doing so at your own risk and must keep an eye on them at all times.
The cabin is in the first phase of Gruene Lake Ranch multi-phase development. Early evenings and weekends are quite peaceful except for the sounds of nature. Resort amenities to come next summer!
Parking is allowed on the backside of Cabin 38 and 39.
Bugs and wildlife info:
Our place is located in a hot and humid environment immersed with wildlife, including the creepy crawly kind. Depending on the time of the year and weather conditions, guests may encounter mosquitoes, bees, gnats, moths, wasps, hornets, horse flies, lovebugs, ants, spiders, beetles, American cockroaches, ladybugs, stinkbugs, centipeds, milipeds, scorpions, etc. While we do utilize regular pest, snake and mosquito control services, we are unable to offer any guarantee against or refunds for the occasional bugs that may make it inside. We do our best to prevent infestations and guests can help by keeping doors closed and disposing of trash and storing food in a responsible manner.
We strongly advise that all guests review and understand the house rules listed in detail in the listing for this reservation carefully prior to arriving at the property. By booking this reservation, you and your group are agreeing to comply with all of the terms of the house rules for the entirety of the reservation and any extensions. Please note that we enforce our noise-related house rules very carefully. Quiet hours are between 10:00 pm - 6:00 am. Any noise complaint from our neighbors can result in the reservation being vacated without a refund. In addition, this is a non-smoking and pet-restricted property. There is a fine of $500 if there's evidence of smoking (even in the patio) or pets in or near cabin 38. Late check-out fee of $50 per 15 minutes interval.
Tenant assumes all risk when Tenant and/or Tenant's guests is at the cabin. Landlord and Landlord's agent are not liable for injuries to Tenant and Tentant's guests.
