500 Acre Asheville Area Luxury Riverfront Compound. This listing is ONLY for Group A which is 3 complete homes: a 5BR/3BA, 3BR/2.5BA and a 2BR/2BA are included for one price (Sleeps 28-30). You can rent Group B separately. Perfect for large groups, Weddings, Reunions, Conferences etc. We have multiple onsite venues: Chapel, Entertainment Hall, Bar/Tavern, Riverfront Deck, Outdoor Mountain View Pavilion, etc.

Welcome to Pigeon River Mountain Retreat, a magnificent, extremely private 500 Acre luxury riverfront compound (Group A & B together is 6 houses) nestled at 3200 ft.

3+ miles of private river access, miles of trails, caves, tennis courts, chapel, bar, decks, event facilities & helipad.

The Pigeon River Mountain Retreat compound is rented in two groups: Group A is 3 homes with 10br/8ba and Group B is 3 homes with 10br/7ba (this listing). The 6 homes are on the same 500-acre property and are about ¼ mile in distance from each other. The luxury compound is directly on the Pigeon River with over 3 miles of river access for our guests, miles of trails, tennis courts, numerous indoor and outdoor event facilities and our own helipad. Only 25 minutes west of the Asheville area, near Waynesville, North Carolina’s Smoky Mountains, Maggie Valley and the Blue Ridge Parkway.

GROUP A (pure luxury), starting at $1,500 per night, 3-night minimum
Three homes consisting of: a 5-bedroom lodge (Pigeon River Manor), a 3-bedroom lodge (Big Bear Lodge) and a 2-bedroom lodge (Falcon’s Crest)—totaling 10 bedrooms. Group A can sleep up to 28 guests, depending on your configuration of adults and children. Your group of 28 or less will have free access to all the onsite amenities of the Riverfront, Tennis Courts, Outdoor Public Dining and Picnic Areas and all the trails.

Note: If you intend to gather your entire group for a planned special event of any size such as weddings, dinners, luncheons, reunions, etc. there will be additional charges for set-up, breakdown and cleanup of the event (see info below).

Each home is dog-friendly (one dog, under 50lbs and non-shedding, permitted per home; please note pet fee of $250 per dog for the length of your stay when making your reservation).

About GROUP A:
Each mountain lodge was designed for luxury, recreation and comfort. All homes feature luxury furnishings, artwork, mountain decor and are air-conditioned, heated and feature fully equipped kitchens with new appliances, outdoor grills, new smart 4k TVs in each room with 100+ channels, new washer and dryer, contemporary bathrooms, fully automatic espresso/coffee machines, luxury linens and towels, dishes and silverware, cups and glasses, and board games. Some feature Playstation gaming consoles, arcade machines, pool table, foosball and card tables—basically just about everything you need to enjoy as a group. There are 2 hot tubs in Group A. Each home will receive a basic starter kit one pound of delicious coffee beans from a favorite local company, aluminum foil, paper goods and a $50 gift certificate to the local market 10 minutes away. We offer high-speed internet throughout the property, but please remember we are in a remote mountain location so sometimes there may be disruptions.

#1 THE PIGEON RIVER MANOR is the largest home on the property, featuring 5 large bedrooms on 3 levels, each equipped with king beds. There are 3 full bathrooms, to cover all your guests’ needs. The Manor sits above the Pigeon River with spectacular views, riverfront access, outdoor decks that wrap around the house and loads of shared gathering spaces, as well as private getaway nooks. The main level open plan features a dream gourmet kitchen, dining area that seats 14, a living room with fireplace, all perfect places to prepare and share meals. A highlight of the lower level is a vintage-style speakeasy—a full-size bar with wine room and sitting area. A separate fully enclosed entertainment space will enchant the entire group, with a 4k laser projector and Dolby Atmos surround sound, PS5, large gaming table, board games, Pac-Man arcade game, and luxurious sofas! There is also a full-size sauna and separate chill room on the hillside, ideal for a private workspace. Hang out on the lower-level deck in the hot tub while you gaze at the surrounding nature, or go down to the river and enjoy a giant bonfire in the oversized fire pit. Both upper and lower decks feature dining and cooking areas.

#2 BIG BEAR LODGE boasts high ceilings in the living room with a wall of glass that looks out to the mountains and woods. The wood-burning fireplace in the living room is a great place to enjoy time together, and the wrap-around decks are perfect for grilling and relaxing. Three bedrooms provide two king beds and 3 single bunk beds, plus 2 sofa beds (one is in the game room) and 2 full and one half bathrooms. The home also features a detached fully enclosed entertainment space with pool table, giant TV, PS5, full size Arcade console with Pac-Man, large gaming table, board games, more luxurious sofas. There are cooking and dining areas on the decks, and you can step down to the hot tub or fire pit while looking over the mountain range with glorious views.

#3 FALCON’S CREST features 2 bedrooms, one king and one queen, a sofa bed and 2 full bathrooms. This cozy home on a hill has spectacular views. The very comfortable living room and fully equipped kitchen are sure to please. The 6-burner gas stove will make any chef in the family a very happy camper. Step outside onto the wraparound deck with grill, sitting areas and a fire pit. This home is quite spectacular, and the views are just amazing! We recommend 4-wheel or all-wheel drive vehicles for this house.

Note: The maximum occupancy capacities for each individual home for both lodging guests and visitors are listed below. Each group of 3 homes are designed for lodging purposes only and not events--the kitchens and dining areas are set up to accommodate the max number of lodging guests only.

• Jonathan Creek Tavern – 3 stories with multiple bar, lounge and dining areas. Outdoor decks with grill provide thrilling river views. There are 2 queen sofa beds and king size modular sofas to house extra guests, plus 3 bathrooms.
• Bobcat’s Loft – Outstanding art-filled space that can set up in multiple ways for dining, lounging, dancing, live music, both indoors and outdoors. The upstairs has a king bedroom, large kitchen, dining, living room and full bathroom. The event space also sleeps 4 additional guests.
• An authentic Wedding Chapel with antique organ and bell tower. Across from the Chapel is the beautiful Peacock Pavilion – the perfect spot for a toast to the newlyweds!
• Farmhouse & Pavilion – large, groomed fields and picturesque pavilion on the creek is a wonderful wedding spot. The beautiful Farmhouse has a large kitchen with multiple ovens. It can also sleep 16 for additional guests.
• Extended Riverfront Area is ideal to enjoy swimming, tubing, fishing, fire pit, or just lounging by the water.
• Tennis Courts – in addition to playing tennis or pickleball, the courts serve as an amazing place to host a party, designed to your specifications.
• Smoky Mountain Lookout is a quiet, beautiful space with benches and a small pavilion – perfect for a small ceremony with gorgeous views.
• Amphitheater for live concerts. Bring a blanket and enjoy a picnic. Food truck is available for burgers, hot dogs and fries! (coming spring of 2025).

This place has it all!

We could not have been more happy with our weekend celebration in Asheville. My husband was celebrating his 40th so 30 of our closest friends made the trek to spend the weekend together. From the very beginning of my planning Ilana was incredible! She is very thorough, knowledgeable and fun to work with. She was a huge asset in planning not only the best way to use all of the properties amenities but also for meal deliveries and anything else I needed along the way. All of the onsite staff was very responsive during our visit. The property is stunning! We would definitely consider revisiting in the future.

The perfect getaway!

Our stay at Pigeon Mountain Retreat was absolutely perfect. The location is breathtaking and sits right along the Pigeon River. So many hiking trails and places to explore. The cabins were amazing and were a combination of a modern feel with true Americana rustic vibes. Both of our cabins included their own hot tub. Our host was super friendly and more than helpful in accommodating us with everything we needed for the week. The staff on site (Jeff, and Drew) were extremely attentive to all of our needs. The staff provided us with access to on-site UTV rentals, extra firewood and all the tips to enjoy our stay. The property is family friendly and offers something for all ages to enjoy. The location is perfect as well, sitting between Maggie Valley and Waynesville. We felt truly pampered and can't wait to return for another unforgettable getaway!

Fall Getaway with Group

Our group of 9 families had an amazing tome at this large mountain resort complex. The property was clean and well stocked with daily necessities. Being by the river and having access to several UTV’s allowed all our age groups to stay busy or chill and relax.

Labor Day Family Party

This was an absolutely fantastic opportunity for our family to get together to celebrate anniversary/engagement/Birthdays, etc.. We rented the group a homes as well as the tavern and utilize the river deck. We also utilized three UTVs, which were vital to our ability to get around this property (avail for rent). The weather was wonderful and the family enjoyed meals and fellowship. Plenty of things for 34 people to do. We swam in the river multiple times. We had a catered party with a small two member band down on the river deck. The hosts were more than responsive to our needs. There were a few hiccups, but they were dealt with immediately and with excellent solution. We will definitely plan on coming back here.

Perfect stay on the river

Everything about this place is high quality. The houses, amenities, and outdoor spaces are absolutely perfect. From having coffee and taking in the views to tubing down the river our large group had an unforgettable time. We will be definitely be back.

Family Reunion- stay of our dreams- best on VRBO!

Words can’t describe how amazing this stay was. We’ve re-ignited our family tradition of unplugging for a week, and reconnecting with the things that are most important. After booking a few different properties in the previous years, we’ve found the one. Traveling with a group of our size (20 adults, 5 children and growing, plus a few furry friends) is never easy. However, Pigeon River Mountain Retreat found a way to not only accommodate us, but to make our vacation one we won’t ever forget. Connor, Mike and Irene were incredible and went above and beyond to make our stay special. From an early morning tire plug, to a short notice wood drop off, Connor made us feel like this was more than a job to him. There is so much to explore at Pigeon River itself, that we simply didn’t want to leave. The homes are immaculate, updated and very well maintained. The area couldn’t be better, as it’s far enough off the beaten path to have total serenity, but close enough to complete an emergency grocery run for much needed hot dog buns on the 4th of July. This was our best family vacation ever. If you don’t believe it, know that we’ve already booked for 25, and plan to come back for as long as Pigeon River Mountain Retreat stands. Fantastic property

We had a family reunion with 25 people. The property is beautiful. The houses are comfortable, and the kitchens are well appointed. The hosts were very communicative before and during our stay, and the staff on the property were very helpful. We look forward to getting back to Pigeon River Mountain Retreat in the future.

One of the greatest family vacations

Pigeon River Mountain Retreat was amazing! It is definitely a big piece of paradise. The accommodation were superior, the host was on top of everything and Logan and Conner were at our beckon call. If you're looking for a private place to accommodate a large group this is it. We had 18 family members and had plenty of room and everyone had an amazing time. I have no hesitation recommending the Pigeon River Mountain Retreat. Thank you all for making this the best family vacation ever!

Breathtaking property

Our family of 12 thoroughly enjoyed staying at this breathtaking property in the three cabins: Pigeon Creek Manor, Falcon’s Crest and Big Bear Lodge. We appreciated the amenities and stellar service provided by on-site staff. Walks and talks and cooking and coffee and tennis/pickleball, plus taking in the gorgeous scenery and unique amenities (chapel with 100+ year old organ & creek side deck). Oh, and PacMan, pool and peacocks! More sweet family memories to deposit in the bank. If you’re considering staying here, do it! It’s a slice of heaven here on earth. Wow. Just.... WOW

We have always stayed in the Pigeon Forge/Gatlinburg area because it was the only location that had properties that could house all of us. We typically make this annual trip with 20-25 people. This year we wanted something different. At first, we were hesitant to book this property because it was going to include 3 different houses instead of one large one. That proved to be an absolute non-issue. This property is honestly unlike anything I've seen before. 400 acres, 4 miles of Pigeon River waterfront, and privacy? Sign me up. We rented Big Bear/Falcon's Crest/Pigeon River Manor in our group and easily had room for our 20 family members. The owners supplied us with an ATV that allowed us to easily move around the property without having to use our own cars and the driving aged kids LOVED it. The cabins are well furnished and stocked and everything was either already in place or the staff made it available to us quickly. Their communication was outstanding. They were helpful and kind. We had no need that went unmet. From the hiking trails to the Pigeon River access points, fishing for small mouth bass, relaxing in the hammocks, and sitting around the fire pits, it couldn't have been better. We will definitely be coming back next year and I already can't wait. Kudos to Mike and Ilana the owners for creating such a magical, unique experience. 5* all around.
