This single-level, 2,100-square-foot home, conveniently located in the center of Sea Pines, is perfect for an extended family, two families with children, or multiple couples—maximum occupancy 8— with a large central great room flanked by two bedrooms and two en-suite baths on the left side of the house and another two bedrooms and two en-suite baths on the right.
The property is fully furnished and includes all bedding, linens and towels; a fully equipped kitchen; 8 beach chairs and beach towels; new gas grill; 4 flat-screen TVs; and high-speed wireless internet.

Ample dishware, cookware and serving pieces, glasses and mugs, eating and cooking utensils, small appliances, two coffeemakers (12-cup Cuisinart drip machine, takes #4 cone filters, and Keurig machine) and toaster.
*Vaulted-ceilinged eating area adjacent to kitchen, seats six.
*Separate laundry room with washer and dryer, vacuum, broom, mop.
WANT PRIVACY? This house offers four luxurious bedrooms—EACH with its own full en-suite bath! A hallway buffers each pair of bedrooms from the great room for added privacy and quiet.
*There are two master bedrooms, one on each side of the house. Each has a slider and private deck overlooking the tropical green space at the back of the house, a king-size bed, and a flat-screen TV.
*The third bedroom features a California king bed that can be converted into two twin beds—you choose the bed configuration you want set up prior to your rental—a full-size desk and office chair (if you MUST work!), and flat-screen TV.
*The fourth bedroom is a kids' delight—with two twin beds, in a charming nautical decor.
*All bedrooms have wall-to-wall carpeting.
A semi-circular driveway with dog leg offers plenty of parking (maximum four cars) and added privacy.
ENJOY OUR COMPLIMENTARY COMMUNITY AMENITIES:
From April 1 through October 31, our guests have access to the beautiful, private Greenwood Forest community pool just 2/10 of a mile away—a 3- to 5-minute walk around the corner on side streets, or a 1-minute drive. The adjacent tennis/pickleball court, basketball net and playground are available for guest use year-round.

Your payment constitutes your acceptance and compliance with our house rules and town/community ordinances. RENTAL AGREEMENT**
All members of the rental party [“Guest”] and anyone else Guest permits on the property agree to abide by the following rules at all times.
1. Occupancy: No more than 8 persons (including children) may reside on the premises. People other than those in the Guest party may not stay overnight in the property. Guest may not sublease any interest in this property. No events may be held at the property.
2. Smoking is NOT permitted on the premises.
3. No pets are allowed at any time. Violations will result in automatic forfeiture of full security amount plus charges for any damage.
4. Care of property: Guests shall keep the property and all furnishings in good order and in their original locations/positions. A fee will be assessed if furnishings are moved. Only use appliances for their intended uses. No fires are to be lit in the fireplace at any time.
5. Parking: Vehicles must be parked in the driveway of the property only. There is a maximum of four cars allowed in the driveway at any time. Parking on the road or on any part of the lawn is not permitted. Illegally parked cars are subject to towing; applicable fines/fees are the sole responsibility of the vehicle owner.
6. Car Passes: The rental includes up to two car passes; additional passes can be purchased at the gate for $20/each or preordered through Homeowner for $17/each or the Sea Pines posted price at time of purchase. The Homeowner will confirm the required number of car pass(es) upon final payment of all rental fees and will mail them to Guest via USPS. Passes must be displayed on the dashboard at all times.
7. Pool pass: A pool pass card is stored in a magnetic clip on the refrigerator and is required to open the pool’s electronic gate during open season (4/1-10/31 unless otherwise advised). Please keep the card secure while at the pool and return it to the refrigerator clip after each use AND when you check out. There will be a $150 replacement fee if the card is lost or not left in the house upon your departure.
8. Housekeeping: There is no daily housekeeping service. The property is move-in ready with beds made and linens and bath towels included. Departure instructions will be provided prior to check-in.
9. Problems or Damage: Any problem and/or damage noted at check-in must be reported to the Homeowner within 24 hours of entering the premises for service to be arranged and for prior tenants to be held responsible. Contact the Homeowner directly during your stay for any urgent issues that may arise. The Homeowner or authorized agent reserves the right to enter premises for repairs or maintenance, and will do so in a reasonable manner.
10. Plumbing: Do not flush anything other than toilet paper. If feminine products/foreign objects are flushed and clog the plumbing, Guest could be charged for damages.
11. Air conditioner: Windows and doors should remain closed while air conditioner is running. Fan setting on the Honeywell thermostat in the left hallway should remain on Auto.
12. Garbage & recycling: All garbage is to be bagged and stashed in the locking trashcans in the fenced-in shed area adjacent to the laundry room, to the left of the house. Garbage and recycling (both) are picked up by 9 a.m. Monday morning and garbage (only) by 9 a.m. Thursday morning (so there may be some garbage/recycling in the bins when you arrive). ** Trash cans & recycling bins must be kept in service yard at all times. DO NOT place trashcans in the driveway. The garbage service will remove the trash from the shed area.**
13. Local ordinances: Guests must conduct themselves according to the Town of Hilton Head, Sea Pines, and Greenwood Forest ordinances. In particular, please note:
-Bicycles must be stored in the bike rack (in the driveway dogleg) at all times when not in use. [This rental does not include bicycles; note that bicycles locked in shed belong to family members and are not available for guest use.]
-Beach gear, toys, etc. must be stored out of public view and not left on lawns or driveways. Towels, bathing suits, clothing may not be hung on railings/balconies or any other visible location. A clothesline is provided inside the fenced-in shed area.
-Exterior lights must be extinguished by 10 pm for the night.
-Please maintain courteous noise levels at all times. Town quiet hours are in effect 10 pm-7:00 am.
-Sea Pines does not allow the following to be brought into the community: vehicles of any type with commercial lettering on windows or body panels; electric bikes (unless protected by ADA), campers/RVs; trailers of any type; boats; personal watercaft including jet skis and ski-doos.
14. Cleaning/damage fees: Departure cleaning is included in the rental fee. While Vrbo does not collect a damage deposit ($500 for our property) at time of booking, the Guest remains responsible for any claims up to that amount; however, the Guest’s credit card will only be charged if a claim is made within 14 days of departure. No claims will be made unless there has been damage to the property or furnishings; dirt or other mess requiring excessive cleaning; violation of no-pet policy; any other cost incurred by Homeowner due to Guest’s stay.
15. The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of Guest's personal belongings or valuables . By accepting this reservation, Guests are expressly assuming the risk of any harm arising from their use of the premises and its amenities or others whom they invite to use the premises and its amenities. Any other person in the property is the sole responsibility of the Guest.
PRIOR TO YOUR STAY…
Upon receipt of your final payment, we will send final instructions for the house as well as confirm the number of required car passes and how you want the third bedroom configured. Car passes will be mailed to you via USPS.
