* DINING AREA: Seating at Dining Table with room for 2 with option to extend for 4 guests. Table doubles as a Desk/Workspace, if needed
* KITCHEN: Completely stocked with everything you’ll need…All kitchen items are brand new, not a mishmash of vacation rental leftovers. Brand New Appliances just installed!
* BEDROOM 1: Has King size bed with brand new mattress, mattress protector, & pillows.
* BATHROOM 1: Shower/Tub Combo with only access through the Master Bedroom.
* BATHROOM 2: Half Bath with vanity & toilet off Kitchen
* PARKING: 2 parking spaces on Property

* Use of Sister Property's Brand New Heated Swimming Pool (Heated when outside temps are 60 Degrees or above) Family-Friendly Pool/Proper Swim Attire Must Be Worn at All Times. (Please note pool IS NOT located on site of the property you are booking)
* Complimentary Washer/Dryer located inside the unit for guest use
* All Towels & Linens provided as well as a starter set of Paper towels, Trash bags, Toilet Tissue, Shampoo/Conditioner, Body Soap, Hand Soap, Dish Soap & Sponge, Laundry Detergent, Kleenex, Coffee & Creamer. Provided supplies is meant to get you started, and guests who are occupying the unit for longer periods of time may need to replenish at their own expense.
Guest Access:
Guests will receive check in instructions 3 days prior to arrival.

OTHER THINGS TO NOTE:
MINIMUM AGE to book is 25. THE PRIMARY GUEST on the reservation (who submits reservation) must be present for the duration of the stay and will be required to eSign additional house rules after the booking has been accepted
UPDATE THE NUMBER OF GUESTS you will have to the correct amount before booking. Base price includes the first 2 guests; additional charge for each guest thereafter. If you have more guests on the premises than you have notated in your reservation, we reserve the right to charge an additional fee PER PERSON/PER NIGHT.
DISRUPTIVE BEHAVIOR: While we welcome groups celebrating life events, LOUD OR VULGAR LANGUAGE OR DRUNKEN OR OTHER INAPPROPRIATE BEHAVIOR WILL NOT BE TOLERATED ON THE ENTIRE PROPERTY. VIOLATIONS MAY RESULT IN EVICTION OF ALL PARTIES AND THE TERMINATION OF THE AGREEMENT AT THE PROPERTY OWNER'S DISCRETION.
VISITORS: Any guests visiting outside of the reservation must be approved by hosts prior to their arrival. We have very limited parking on property.
VISITORS AT THE POOL: Guests will have access to our Sister Tiny House Property's Pool. Downtown Dunedin Hideaway guests will be provided with wriest bands & and parking pass. Only registered guests due to occupancy limits.
NO VAPING/SMOKING allowed whatsoever inside the unit. This is strictly enforced. If evidence of smoking is found, you will be subject to an additional cleaning fee of $250.
NO DRUGS: Illegal drugs are strictly prohibited. This includes marijuana.
NO UNDERAGE DRINKING.
LATE CHECK-OUTS & EARLY CHECK-INS: General check in time is 4PM and Checkout time is 11AM. Door codes do not activate until set check-in time. Early access will not be provided without prior approval. Guests who stay past checkout time will be charged the additional fee of $50/hr.
EXTENDED STAYS: For bookings that exceed 10 days, an additional Service Clean is required weekly. This additional fee can be paid through the booking site, or cash left for cleaner.
PET FRIENDLY PROPERTY: $100 Non-refundable pet fee per dog (40 lb combined weight limit max). Please send over breed & weight for approval before booking. We kindly ask that you keep your pets off the furniture and clean up after them in the yard.
USE OF GRILL: Guests are responsible for cleaning off any stuck food and spills as a result of their use. Food stuck to or excessive grease splattered on the BBQ grill will result in an extra cleaning charge of $50. Guest is responsible for following any specific instructions posted in the home or at the grill.
