◆◆◆Staying in the Pocono Mountains◆◆◆
If this is your first time visiting the Poconos, we want to ensure you understand what staying in the mountains entails. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible.

Additionally, please note that the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis.

Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures.

◆◆◆Winter Bookings◆◆◆
During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4x4 capabilities due to potential heavy snowfall.

◆◆◆Supplies◆◆◆
We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). If the property includes a dishwasher, washer, and dryer, we also provide cleaning agents for those. Guests staying for longer durations or with larger groups should bring additional supplies. Personal toiletries (shampoo, conditioner, body wash), q-tips, deodorants, or other personal care products are not provided.

The house includes cooking ware (pots, pans, plates, utensils, baking dishes), but guests need to bring personal grocery items (seasonings, flour, sugar).

We are located in a private gated community that requires a guest registration form for security and emergency purposes. The form will ask for full names and ages of each guest, as well as vehicle and driver information, including the main registrant's license ID number and the plate numbers of all vehicles entering the community. Names on the forms must match the legal ID of the driver.

Keep Dogs Leashed: Dogs must be leashed at all times while outside.
No Overnight Outdoor Stays: Do not leave your dog outside overnight.
Clean Up After Your Dog: Please pick up after your dog when it goes potty.

Please note that guests will receive 8 amenity badges for the duration of their stay. These badges are required for adults and children aged 5 and above. Children under 5 do not need badges to access the community's amenities. Additional badges cannot be purchased. The community does not allow more passes to be purchased or to be obtained, they cap it at 8. Wristbands are not interchangeable once placed on the wrist; it cannot be removed until the end of stay. Availability of amenities is not guaranteed.

◆Q. Can you check in early or check out late?

A. Early check-in or late check-out possibility is determined the day before arrival. If granted, early check-in is at 3 PM, and late check-out is at 1 PM at no cost. For earlier arrival or later departure, a $75 fee per 2 hours applies. Booking the day before or after your desired stay ensures the ability to check in early or check out late.

◆Q. Do you offer any discounts or additional discounts?

A. Our listed price is the best available.

A. No, firewood is not supplied.

◆Q. What's the latest we can check in?

A. Check-in is anytime after 5 PM, with no cutoff time.

A. All beds will be made with linens prior to check-in. Bath towels are provided for the number of guests in your reservation up to the max guest count allowed in the house.

A: Yes, the property has high-speed internet that supports streaming, video calls, and remote work.

◆ Q: Can the property be used for filming commercials or as a production location?
A: Use of the property for commercial filming or production purposes is considered on a case-by-case basis. If approved, there is a minimum additional fee of $1,000 on top of the standard rental cost. Please contact us in advance with details about your project for consideration.

◆ Q: Can we have visitors at the property?
A: The maximum number of guests allowed is based on our permit and is listed in the property description. If you plan to have daytime visitors that would temporarily increase the number of people at the property, you must inform us in advance. However, please note that we do not allow large gatherings or excessive visitors. For example, if the permitted guest count is 8, you cannot invite an additional 12 people to bring the total to 20—even if they are just visiting for the day.

Location was great; the area is just beautiful

The area is just beautiful. The house was nice but the rugs in all rooms need to be cleaned. My husband cleaned up the garbage that was left behind the garage by others. Did not want our grandkids to be by garbage. Check-in communication was not great, nor where the location of the pool, beach, clubhouse were located. My recommendation is to give clear instructions where to check-in at - The exact address and have pamphlets in the house so tourist know where things are located in the area. the wild life there is amazing and it’s very quiet there.

NYE Weekend Getaway

The property was great for hosting a large group of adults having an open concept layout. The bedrooms were all a good size and the mattresses were EXTREMELY comfortable, which is often rare. The property was VERY clean and I would definitely recommend staying here to anyone. In terms of feedback: Check-in was late at 5PM and check-out time was standard at 11AM. Additionally, we had to drive our trash to a drop-off location that wasn't necessarily very close. I would suggest having the property managers/cleaners do this as a courtesy to guests in the future. Toiletries/paper/cleaning products were limited. All of these nuances were communicated ahead of time, but again, I think that adjusting them would make the stay that much nicer. Thanks for the great weekend!

Clean and Spacious

The property is as advertised, very clean and nice open floor plan layout allowed our family of 7 to enjoy the home and not be on top of each other. We did stay in the winter so the use of the amenities didn't apply as they are all for warm weather use. There is a clubhouse with a bar you can eat at but no alcoholic drinks if you're not a member of the community (or signed in by one). Not a deal breaker, just something you should be aware of. As we've stayed in other VRBOs before in the poconos, we would have found it better to have a small welcome booklet/one sheet with a map of the community and clear instructions for clean up expectations or house rules and such. While these were communicated through email before we left, we didn't see them as cell service in the area is low/none and though the wifi is great, if you're not on it, you don't get to see these communications until too late. Host was very pleasant and gave the information, but we saw it too late. And with no cell service, finding the dumpster was nearly impossible as it's a drive from the house. This is why a small welcome packet and map would be perfect. This didn't impact our stay and like of the house, just a little advice so it's more helpful for those who stay next.
