As your host, my utmost priority is to ensure that every aspect of your stay, including your arrival, is filled with care, understanding, and happiness. To maintain this positive atmosphere, here are some check-in instructions:
Check-In Time: Your check-in time begins at 3:00 pm, allowing you ample time to prepare for a wonderful stay. Upon your arrival, you'll find the door unlocked, and the keys conveniently placed on the countertop.
Meet Our Groundskeeper (Governor of the Property): We have a dedicated groundskeeper who oversees property maintenance, guest services, and acts as the governor of the property. If you'd like more information on the "Governor" concept, feel free to reach out to us. You can contact our groundskeeper, Rodney Fields, directly. Please note that the door to the basement downstairs is off-limits as it is a private living area.
Towels, Hand Towels, Blankets, Comforters, or Sheets: Each room should have a minimum of two towel sets. Additional blankets, comforters, or sheets can be provided upon request but may come with an additional fee to cover cleaning and inventory constraints.
Parking (Vehicle Limit 4): Please be aware that only four vehicles are allowed, and three of them must be parked in the garage upon arrival. Let us know how many vehicles you'll have on the property, and we'll provide a garage opener. Additionally, there's a 240 Volt Outlet for electric vehicles, including Teslas.
Wi-Fi (High-Speed Internet): Stay connected with our Wi-Fi network.
Cooking (Kitchen Area): While we don't have specific instructions for all the cooking utensils, you'll find a fully equipped kitchen with a dishwasher, refrigerator, oven, stove, coffee maker, crockpot, and more. Please treat these amenities with care and clean up after use.
A/C (Heating & Cooling): Maintain the temperature between 69 to 72 degrees when cooling the home and 72 to 76 degrees when heating for your comfort. If you have specific preferences, please let us know.
HOA (Neighborhood): We want ALL guest to be respectful to the neighbors and maintain a peaceful environment.

Pre-Arrival Form and Super Hog Identity Verification: To streamline your stay, we ask that you complete the pre-arrival form and the Super Hog identity verification. This will help us ensure a smooth experience for you and our other guests.
Garage Parking: We kindly request that you park all vehicles in the garage to maintain privacy and discretion. This helps to ensure that our neighbors and passersby are not aware of our short-term rental operation.
Backyard Play and Events: For your enjoyment, please be mindful to play in the backyard rather than the front yard if you have children or pets. Additionally, we have a beautiful back porch that is perfect for family events and communal retreats, but we kindly ask that you keep noise levels in check to maintain a peaceful atmosphere.
Mail Delivery: We kindly request that you refrain from having items mailed directly to the house without prior consent. In the event that something is delivered to the mailbox, our governor or groundskeeper will ensure it reaches you. If a package is left on the front porch, guests are welcome to collect it themselves at the front door. Please avoid having signature-required mail sent to the house to maintain discretion. We appreciate your understanding, as we are actively working to change the Bentwater covenant against short-term rentals due to the evolving economic landscape, especially with the impact of COVID-19.
Trash Collection Reminder: For your convenience, please leave your trash in the designated area, and our dedicated groundskeeper will handle the trash removal. There's no need to worry about taking it out yourself; our team is here to manage this for you.

Host Cancellation of Reservation (Strict 30)
In compliance with the stipulations outlined in SB20-109 and HB23-1287 County Regulation Related To Short-term Rentals: If, for any reason, the property that is the subject of this agreement becomes unavailable, appropriate efforts shall be undertaken to secure a 50%, or a full refund of all funds shall promptly be provided to the guest, absolving Management and the property owner from any further liability. Colorado Luxury Excursions shall not be deemed in breach of the terms of this agreement if the cancellation results from circumstances beyond reasonable control.
These encompass, but are not confined to, events such as changes in property ownership, equipment damage or malfunction, disturbances originating from adjacent properties, construction activities on or near the property, labor disputes, adherence to governmental regulations or directives, fire or other unforeseen casualties, the presence of holdover tenants from prior rentals, challenges associated with securing materials or services, technical failures or complications, problems or disruptions affecting internet or television services, computer-related issues such as viruses, acts of nature, insurrections, acts of terrorism, or any other force majeure event.
