This stay was wonderful! It is a large loft (master BR, large kitchen and a good-sized living room) on top of the horse barn. There is also a big porch to view all the horse activities. It was wonderful to watch them in the pasture in the evenings and early mornings - similar to watching boats moored at night. Very peaceful!
Do you love animals? This is the place to stay. I had such a wonderful time here. The most well stocked kitchen and bathroom I've ever seen. I had a great time here, I didn't mind the girls cleaning the stalls at night, the noise was what you'd expect. The mornings are so peaceful, you can drink coffee on the balcony and watch the horses. I loved it!
The stay was wonderful. From being greeted by the sweet and friendly barn cats to watching the shenanigans of the horses from the loft's window, this was the getaway we needed.
We enjoyed the stay, it was clean and fun to have the horses right below. The host was very responsive.

Stay at farm
It should of been disclosed that refrigerator does not work (lost the food we brought) and there should be a set time to quiet down in the barn. Kids running around and screaming past 10pm is a little much.
It is a very nice place. Very cute. The horses are amazing. The only issue we had was the refrigerator quit working and put food and milk for the baby was ruined. I hope they get it fixed soon
We were skeptical at first. Staying in an apartment above a horse barn? Really? Turned out to be the best VRBO/self-catering cottage/etc. stay we have ever had (and we've traveled extensively)! Our granddaughters (who live in Middleburg) had horseback riding lessons and loved them! The (many) horses are beautiful and incredibly well cared for. The stalls are cleaned daily and there is no (zero) smell of horses in the apartment. The pics of the apartment are absolutely accurate. It is incredibly well stocked (2 types of coffee makers, for example). It is not a luxury hotel, but we would stay here rather than the best hotel in Jacksonville in a New York minute. Given the expense of caring for horses and caring for the property (several acres), etc. it is a miracle that this place exists and a tribute to the love that Tracy and her friends have for horses.
This was our second stay and definitely not our last! We love everything about this charming place including the owner and her family! During our stay we bought a horseback riding lesson for our grandkids who have autism. She was so accommodating and good at communicating with them and us. We highly recommend this place for a stay or some lessons.

Fun Place
It was fun staying above the working horse barn and everything was nice and as-advertised.
This was such a wonderful little place to stay! It was clean and comfortable and well stocked. The owner and her family are so friendly and accommodating. We loved interacting with all of the horses and barn cats and there are riding opportunities by appointment for anyone interested. We were sorry to leave and will definitely plan a return trip!
We absolutely loved this space. Clean, beautiful and interactive … we were able to spend time with all the horses and feed them. The staff on the farm were the sweetest folks and the owner ,Tracy, was super nice and inviting . No one bothered.. very private . Planning on staying again very soon.
Overall the stay was great. The apartment was really nice. Only way it could have been better is having cable to watch when it rains outside or when just relaxing. Other than that it is a working horse barn so people are around working the horses and the apartment is above them, you can hear every word said from the stables and when they are there till 11 or 12 at night it is annoying. Also believe the entry way could use sone work as you have to walk through the gate to the horse yard and when it rains it's pretty muddy. Not to mention if your hands are full it can be difficult to unhook and unwrap the chain locking the gate. The property could also use some cleaning of the junk laying around, wrecked car, junk mowers, collapsed shed. Sounds like alot but it was still good for our use. Just making suggestions to make it better.

Property needs a deep clean and some manners. Horses were nice.
The location was convenient and the idea of staying over the horse stables was fun, but we have a few suggestions:
1. Clean the house. There were lots of roaches. Also we couldn't use the nice Keurig coffee pods that were provided because the coffee maker had dead moths and bugs in the water compartment. Clearly not cleaned in months.
2. Please revise your listing to let people know that the young people taking care of the horses below will stay up until 1am goofing off and making lots of noise. Did not expect this.
3. Possibly insulate the floor of the loft so that we can't hear every word of the conversations below.
We also had a little trouble getting our car up to the property because there was a truck and trailer blocking the driveway. We had to move 3 of your broke down mowers to get our car past the tree branch that needs to be trimmed...
That's all. Other than that, you have a great concept. Just not worth that kind of money to stay with roaches and loud teenagers.
The loft unit was very clean, smelled nice and had everything that you might need. Shampoo, conditioner, new washer and dryer, towels, kitchen utensils, an ice maker, coffee, sugar creamer, two coffee makers. We bought several things that we didn’t need to bring, it was so well stocked. We loved that it’s pet-friendly. It seems to be on well water. Being Florida, the water has a bit of a sulfur smell but that’s common down here.
It is a paradise for animal lovers! The horses are all so friendly and adorable. There’s plenty of cats around to pet also. I wasn’t prepared for how many horses there are underneath the unit on the property. This was my favorite thing. There was a baby horse who was adorable as well. We pretty much pet them all with no issues. As with any animal, one has to be respectful and read body language. Only one of the horses was eating, seemed not into it, so we left her / him alone.
We weren’t able to connect to the Wi-Fi, but maybe that was user error. The owner kept to themselves, we didn’t meet them but weren’t opposed to it. It was private. We left one hour early and I felt like a child being made to leave an amusement park and hour before closing, those horses were the best.
Yes, the horses do stomp around and make noise at night, but it’s to be expected and all part of the experience. Also, there are two brand new fans placed on either side of the bed that you can turn on for some significant white noise.
