Newly remodeled and renovated, Feb 2025! New insulation, electrical, and paint to name a few of the upgrades.

Relax at this quiet guesthouse after enjoying all Kansas City has to offer.

5 min drive to Arrowhead and Kauffman stadiums, Interstates 70 & 435, Walmart, Aldi, Gates bbq.

The space
The first floor includes an in-unit washer and dryer, fully-stocked kitchen, bathroom, and cozy living room with futon that converts to a full sized bed (linens for the futon are located in the closet under the stairs). Roku TV with a Chromecast plugged in, just enter your streaming passwords and enjoy a movie.

Master bedroom with a queen size bed, walk-in closet located on second floor.

Out the back door of the kitchen, a patio awaits with table and chairs.

1 assigned parking space directly in front of the guesthouse.

Motion sensor light with camera faces the shared driveway to illuminate your walk to the front door and lockbox. The camera is always recording.

Free, fast Wifi throughout.

The guesthouse is sprayed for bugs on a quarterly basis.

I am proud to pay my cleaners a living wage.

You will have the entire guesthouse and back patio to yourself during your stay. All living spaces are private.

Other things to note:
This is a smoke and pet-free property. No cigarettes, vaping, cigars, weed or animals of any kind INSIDE the house. smoking on the driveway ok with front door closed. DO not bring used cigarettes or joints etc inside the house, dispose in the white bucket outside.

There is a dog who lives on the property, he is friendly to humans, not other animals. He uses the backyard.

Perfect for our visit

The house was perfect for our stay and visit to KC. Super close to the Royals and Chiefs stadiums. Made our visits very easy. Getting around KC is easy. Independence is super cute and great little coffee shops to visit. Was fun to be close to Truman’s house as well. The house was perfect for everything we needed. Beds were comfy and a welcome to come back to after long tourist days.

Don’t stay here

The place is poorly insulated, so don’t stay here for a Chiefs playoff game like I did. They provided space heaters that didn’t even remotely help how cold it was in there. The TV turns on and off but other than that nothing works on it. They charge you around 100 in fees which is about what it cost to stay in this shack per night. They charged me 70 for a piece of their futon falling off which very well could’ve already been off. Save yourself the 185 per night and just get a hotel. I was going to keep this whole thing to myself because I am truly appreciative just to have a roof over my head, but I am beyond mad at the fact that I got charged 70 for a tiny handle being removed that very well could have already been taken off before I even got there. Super annoyed at this place and how they managed their property.
