GETTING AROUND:

There is free on street parking in the front of the building and dedicated parking spaces in the rear of the building. The main bus line (RTC) is located within walking distance of the property on the main street. (Maryland Parkway)

Uber and Lyft are also available; rides typically can be booked to arrive within minutes.

ADDITIONAL THINGS TO KNOW:

-No Third Party bookings accepted.
-No overnight guests.
-We only accept guests with past positive booking history with VRBO. If you have zero reviews, please do not book with us.
-ALWAYS Close and lock the front door when exiting the property.
-ALWAYS Close and latch the outside front gate when exiting the property.
-ALWAYS notify us if anything has been broken or spilled on the carpet.
-Photo ID must be uploaded to VRBO site.
-Local guests must contact host prior to booking.

HOUSE MANUAL:

We want you to be fully prepared and have reasonable expectations when you arrive to ensure a memorable and pleasurable experience.

Here are a few things to keep in mind:

This is a NON-SMOKING property. There is absolutely NO SMOKING (tobacco, cannabis, vapes, etc.) permitted INSIDE the property. Fee of $250 will be charged to violators.

-Early check-in* / late check-out** requests are granted for a fee of $10 per hr. (min $30) and STRICTLY based on availability. Please plan your arrival/departure accordingly.

*Earliest check-in time is noon same day of check-in.
**Latest check-out time is 4 pm same day of check-out.

-For security/liability reasons, baggage drop off can not be accommodated.

-Please be respectful of other guests and neighbors. There are 4 separate villas in the building. Each will either have a tenant or vacationing guest.

-You may connect your mobile device to the living room television to access your specific channels and programs.

***NO Additional purchases of movies, podcasts, documentaries etc. on NETFLIX. Any purchases will be billed to the guest.

-AC temp minimum 70 degrees to keep the A/C unit running efficiently.

-The laundry room is located in the rear of the building. It is shared by other guests in the building. To ensure availability, please reach out to me if you need to schedule a time for its use.

Notes for the LAUNDRY room:

-The laundry room is located in the double doors behind the building.
-The key unlocks both the top and bottom locks on the doors.
-To open the left door, there are two latches on the INSIDE of the door at
the top and bottom.

***Please make sure to re-latch the top and bottom left door and lock BOTH THE TOP AND BOTTOM locks on the outside when unattended and when finished.****

**Please make sure to return the key to the serving table in the dining room.

There is a physical Guest Manual located on the serving table in the dining room. It will answer most other commonly asked questions.

CHECK-OUT INSTRUCTIONS:

Gather used towels: Place used linens and towels on the bedroom floor.
Throw trash away: Place trash bags in black garbage can by the back gate.
Turn things off: Make sure to turn off all lights and electronics.
Lock up: Lock the electronic keypad when you leave.
Return keys: Return laundry key to the guest table (if applicable).

In Vegas for Biz

Very accurate listing: Clean and roomy. Close to both the airport and MGM, which is where the conference I attended was located. The neighborhood seemed a little sketchy when I first arrived, but turned out to be a nice, quiet, and safe place. Met a few of the neighbors, all very nice. I frequent Vegas a lot, I'll definitely stay here again.

Wonderful Property, Awesome Host!

We stayed at this wonderful property while attending the MWC Basketball Tournament at the Thomas & Mack Arena on the UNLV Campus. The property is located in a family oriented residential neighborhood close to everything. Surprisingly it was very quiet! The 4 plex property checked all the boxes as far as being the perfect place. We thoroughly enjoyed our stay in a warm and comfortable setting and will not hesitate to stay here again. Above and beyond being the perfect two bedroom, two bath home; our Host Ida was a complete joy to deal with. Visiting Las Vegas frequently we will be sure to book this place well in advance to insure we stay here!!

Why they chose this property

This unique adobe inspired property is nestled between several apartment complexes on a quiet street just off the main college thoroughfare, Maryland Parkway. Because it's located near the UNLV college campus, campus housing and several strip malls, restaurants and shopping plazas, you may see residents, students and other pedestrians out and about, especially in the warmer months.

The neighborhood is diverse in that all walks of life call it home from the educated, working class, upper and middle class and the occasional homeless. I live in the same neighborhood and have never had a problem with any of the residents who live in, work and commute to the community.

What makes this property unique

The area is located minutes from the UNLV college campus and is well established. It is chock full of businesses for every convenience within a 1-3 mile radius. Walmart, Dollar General, Target, fast food and dine-in restaurants, pubs, smoke shop, state store and more. Just 5.2 miles from Town Square, (just south of the Strip), you have access to luxury shops such as Sephora and Ethel M. Chocolates to a movie theatre and several unique eateries.

Uber and Lyft are also a favorite transportation service. Because the airport is literally within minutes of the property, there is no shortage of available cars and rides typically can be booked to arrive within minutes.
