The master bedroom is a true retreat, featuring an en-suite bathroom, a queen-size bed, and a 65" flat-screen Roku TV. French doors open to the patio, providing easy access to the hot tub for a relaxing soak under the stars.

Another queen bedroom and a full-over-full bunk room are thoughtfully designed for comfort and relaxation. Both bedrooms share access to a well-appointed bathroom. Whether you're traveling with family or friends, these bedrooms offer a welcoming and tranquil space to unwind after exploring the Asheville area.

If you're traveling with a baby, the bungalow provides amenities such as a port-a-crib and high chair making it an excellent choice for families with little ones. If you wish to use the port-a-crib, please remember to bring some bedding for it.

Both bathrooms are stocked with plush linens, hair dryers, and a selection of premium toiletries, enhancing the overall comfort and convenience of your stay.

There is a separate laundry closet with a full-sized washer, dryer, ironing board, and iron so that your whole family can keep their wardrobe clean and fresh even after multiple adventures.

The open floor plan ensures you can spend as much quality time together as possible no matter the time of day. The kitchen is equipped with all the cookware, cutlery, and appliances you need to prepare delicious meals during your stay. The dining table seats 4 with three additional seats at the kitchen island so everyone in your group can enjoy meals together.

The garage has been transformed into a dedicated game room with a wide variety of activities to enjoy including life-sized games, Foosball and Shuffle Board.

☆☆ OUTSIDE SPACE ☆☆
Take in the stunning mountain views from the front porch—sip your morning coffee or unwind with a glass of wine as you enjoy the peaceful surroundings. The enclosed backyard features a private hot tub, perfect for a relaxing soak while soaking up the scenery. For a true outdoor experience, fire up the propane grill and host a cookout, then gather at the outdoor dining area to enjoy a meal in the crisp mountain air.

☞ Incidentals: Start-up supplies include 1 roll paper towels, small dish soap, 2 dishwasher pods, 2 laundry pods, trash liners, hand/face soap, and 1 roll toilet paper per bathroom. These are travel-size; please purchase more as needed.

☞ Refunds: We follow the cancellation policy at booking. No refunds for weather-related issues or circumstances beyond our control, including hurricane season (June 1–Nov 30). No date changes after the free cancellation period.

HOUSE RULES:
☞Rental Agreement: After booking, you will sign a rental agreement outlining the guidelines and house rules. We use approved API-connected software, allowing guests to easily set up their security deposit and sign the agreement.
☞Security Deposit: A $500 security deposit "HOLD" will be placed 1 day before check-in and released 3 days after check-out, provided no damages are reported. The time it takes for the funds to appear in your account will depend on your bank's processing times.
☞Trip Insurance: We recommend purchasing trip insurance for weather or health-related emergencies. Please note that no refunds or date changes are allowed after the free cancellation period. https://www.airbnb.com/help/article/3443
☞Cancellation: We will adhere to our cancelation policy, In the event of cancellation, any Travel Insurance, Damage Protection and any processing fees are non-refundable.
☞Age Policy: Per HOA rules, guests must be 25+ to book and must stay for the entire duration. No third-party bookings.
☞Occupancy: Max occupancy is 8 including children (6 adults max). Only children on the top bunk. All guests 2 years old and over must be included in the reservation. An additional fee of $150 per person, per night will apply for over-occupancy
☞Visitors or unregistered guests are not allowed. Unauthorized guests will incur a $150 per night fee. Exceeding maximum occupancy will result in a $500 fee.
☞ Limited Parking: Driveway fits 2 cars (tandem only). No parking on grass or street. No boats, trailers, RVs, or commercial vehicles. Steep driveway; parking brake recommended.
☞Parties are not allowed. Do not attach banners or balloons. You, the booker, are responsible for any damages or extra cleaning fees.
☞Check-In: Self Check-in anytime after 4pm via smart lock. $50-$100 fee for early check-in, depending on cleaner availability and not available during peak seasons or holidays.
☞Check-out: By 10:00 AM. Late check-outs will incur a $50 fee for each additional half-hour.
☞No Smoking: $250 fine, loss of security deposit, and damage charges for smoking inside.
☞Security Cameras: 2 cameras (front porch & driveway) recording during your stay. Tampering incurs a fee.
☞Hot Tub: Do not sit or stand on the cover—$400 fee for damage. Use at your own risk. No oils, soap, salts, or bath bombs. Violations: $250 fine + repair costs.
☞Pest Control: We have monthly pest control and bed bug inspections. To minimize pests, please keep doors and windows closed when not in use.
☞Power Outages: Electricity, internet, and cable may be disrupted due to storms or other issues. While rare, we cannot offer refunds for outages or unforeseen circumstances.
☞Trash: Dispose of all garbage in the bear-proof bins on the side of the house. Do not leave trash outdoors. Trash is collected weekly.
☞Propane Grill: Move the grill 1-2 feet from the house before use. Extra tanks are in the black and red bin; leave empty tanks next to the grill for refilling.
☞Gas Fireplace: Available in winter only. Do not replace logs. Turn off when not in use or when leaving the property. Keep flammable items away. If you smell gas or notice issues, turn off immediately and notify us.
☞Game Room Temperature: Turn off the mini split when leaving. Keep doors and windows closed while in use for proper heating/cooling.
☞Quiet Hours: 10 PM to 8 AM. Respect neighbors. Violations will incur a $250 fine, loss of the security deposit, and possible eviction without refund.
☞Restricted Items: No candles, confetti, hair dye or glitter. Use of any of these will result in a $100 fee, plus charges for any damages caused.
☞Showers: Please keep the shower curtain liner inside the tub and fully closed to avoid water damage
☞Toilets: Only flush toilet paper. Do not flush feminine hygiene products, wipes, or trash. You may be held liable for any repair costs due to misuse.
☞Items left behind: The host is not responsible for items left behind and cannot assist with retrieval or shipping
☞Additional Supplies: A starter set of essential supplies is provided, including toilet paper, paper towels, trash bags, soap, and coffee. For longer stays, you will need to purchase additional supplies.
☞ Pet Rules: Dogs only, up to 2 dogs (50 lbs max). $150 fee for 2 dogs, $200 per pet for nondisclosure.
Supervision: Crate dogs if left alone. BYO pet towels and crate.
Furniture & Bedrooms: No pets on furniture or in bedrooms.
Potty Trained: Dogs must be house-trained.
Clean Up: Clean up after your pet and dispose of waste in outdoor bins.

My wife and I stayed here for a night and not only was the host Tanya amazing, she was very on top of any questions I had. Answered almost immediately and was VERY helpful. We were very impressed with how centrally located the property was tho everything. Highly recommend and we will definitely be renting from Tanya again!

Wow!

Wow is all I can say! We had everything there for us during our stay. We honestly couldn’t have had a better experience. The house was perfect for our daily trips visiting different towns and then coming home after a long day out we were able to enjoy the hot tub and game room. Comfortable house close to everything in Asheville

Very clean, comfortable and beautifully decorated house that was perfect for my family’s visit to Asheville. We were only a short drive from just about anything in the area, from the River Arts District to great hiking trails. Cozy spot just minutes from downtown

Perfect spot for a morning coffee downtown, slopes at Black Mountain by afternoon, and then dinner back in the cozy living room.
