Welcome to Happy Place on Lake Conroe. This newly renovated home sits on an expansive piece of lake front property. Easy to get to, only an hour north of Houston, but feels miles away from everything. Whether it's a day boating on the lake, cooling down in the pool, relaxing in the spa, coffee of the deck, or sips of choice while watching the stunning sunsets...this place has it all! It's truly a Happy Place to unwind & relax with family & friends.

The Space:
Each bedroom has its own unique wow factor. Please ensure you read the bedroom configuration to ensure it meets your needs. Each bedroom has a TV with Netflix and other streaming channels of your liking.

BEDROOM 1: Large Master Bedroom with a King Bed, ensuite bethroom, sleeps 2, main floor
BEDROOM 2: Queen Bed, sleeps 2, downstairs
BEDROOM 3: 2 Full Beds, sleeps 4, downstairs
BUNKROOM: 3 Twin Bunk beds, sleeps 6...ideal for kids, downstairs with sectional couch, 34 arcade games, TV, & pool table
EXTRA ARRANGEMENTS: Foldout couch in sitting room on main floor (sleeps 2), a pack 'n play & high chair for little ones. We provide extra pillows for the bedrooms.

PATIO: Plenty of patio seating available on main level deck, patio, and on the dock. Adirondack chairs, a dining table table, and rockers. We provide our guests with a pellet grill and pellets. We have our own dock if you're bringing a boat, we also have a boat for rent by the day.

ESSENTIALS PROVIDED: Our kitchen has high end appliances and is equipped with a toaster, blender, pots/pans, silverware & knives, plates, glasses, grilling utensils, wine glasses, salt and pepper, and more. We provide drip coffee, Keurig, French press with coffee, sugar, and creamer. We provide linens, blankets, comforters, towels, hand towels, wash cloths, dish cloths, soaps and shampoo. We also provide toilet paper, paper towels, laundry/dish detergent. A Walmart is nearby if you need additional items for your stay.

Guest Access:
Guests have access to the entire home and property. Heating the spa is included in your stay. Heating the pool is available for an additional fee. The boat on the property is also available for rent, at a discount to our guests from a separate service, as long as it has not already been reserved. If you are interested, please message us and we will provide you with the details. Please message us if bringing your own boat or jet skis so we can provide details about where to launch and provide trailer parking info.

**If you are not renting the boat on site and someone else has reserved it, the owner will need to retrieve it from the dock. He will take all possible steps to avoid disturbing you and will not interfere with your use of the property and dock.

The Neighborhood:
Located in the private community of Walden, with easy access into and out of the neighborhood. Access to private launch ramps, marinas, fitness center, lap pool, pickleball and tennis courts.

Getting Around:
Ride share is available in the area if attending local events.

Other Things to Note:
Because our property is on the lake and has a pool, you use and assume your own risk. Guests are responsible for the safety of their families and invitees. The owners/host are not responsible for any injuries to guests. There are inherent dangers in the surrounding area, including but not limited to snakes, spiders, mosquitos, undercurrents, bacteria or debris in the lake, risk of drowning, sudden storms, flash flooding, lightening. We cannot control the weather or water conditions, and we make no guarantees that the lake or the pool will be safe for swimming and recreation. Please use common sense and follow all safety guidelines and laws. The guests must acknowledge and understand these dangers and be responsible for protecting. Any guests beyond the number listed on your itinerary will be charged a fee of $50 per night, per person.

We reserve the right to terminate your stay without a refund if you exceed the maximum occupancy of 16 guests. Upon entry, you will be reviewed by our entry camera to ensure the rule is being followed.

Interaction with Guests:
We are available via the app or cell phone during waking hours and typically respond very quickly. We also have a property manager in the neighborhood that can respond to any urgent matters or emergency needs.
