Welcome to Bovina House – Your Catskills Escape

This warm and welcoming 3-bedroom, 1.5-bath retreat located is in the heart of historic Bovina Center. More than just a vacation rental, this is our real home—lovingly curated with charm, comfort, and a healthy dose of Catskills character.

Built in 1900 and thoughtfully updated over the years, the house blends vintage style with modern touches, creating a cozy setting for family getaways, friend trips, solo retreats, or working remotely. Whether you're here to explore, unwind, or reconnect, this home is designed to help you feel right at home in one of the Catskills’ most picturesque small towns.

Inside the House
On the main floor, you’ll enter through a bright foyer that opens to a spacious dining room—a natural gathering spot for meals, game nights, or morning coffee. The adjacent country kitchen still features its original floor-to-ceiling cabinets, adding vintage charm while being fully stocked with everything you need for summer cooking.

Behind the kitchen, you'll find a mudroom with a washer/dryer, a convenient half bath, and a layout that loops you back through the home’s living spaces.

The living room is cozy and stylish, perfect for movie nights or quiet reading. Just off the living room, there’s a small office nook ideal for remote work or journaling about your upstate adventures.

Upstairs Comfort
Head upstairs to find three comfortable bedrooms, each thoughtfully decorated with clothes storage, ceiling or floor fans, and blackout shades to help ensure a great night’s sleep.

The full bathroom upstairs includes a charming vintage tub/shower combo—another nod to the home’s historic roots.

Set on a quarter-acre lot, Bovina House has plenty of outdoor charm. Stone steps lead up to the shaded front porch, the perfect spot for sipping your morning coffee or unwinding with a book.

In the backyard, you’ll find open views of fields and woods—often visited by deer and wild turkeys. End your day around the Solo Stove fire pit, roasting marshmallows, stargazing, or enjoying late-night conversation under the big Catskills sky.

Street parking is available directly in front of the house, and everything in the village is walkable from your front door.

Bovina is a hamlet that feels like stepping back in time. With a population of about 500 people, it's the kind of place where neighbors wave from passing cars and kids ride bikes down quiet streets.

A short walk from the house brings you to the town library, playground, and the historic Bovina General Store—great for a sandwich, supplies, or local conversation.

Nearby towns like Andes, Delhi, and Roxbury offer more dining, galleries, shops, and farmers markets. You’re also a short drive from ski resorts, hiking trails, and popular wedding venues throughout Delaware County.

Early check-in or late check-out may be available for a fee with 24+ hours’ notice. We can’t guarantee same-day requests due to cleaning and scheduling.
We are available by phone or email during your stay. This is a private home—not a hotel—so while we don’t live on-site, we’ll do our best to address any issues quickly.

Cell Service & Arrival Tips
Cell service is limited in Bovina Center. To stay connected, please enable WiFi Calling on your phone before you arrive.

We also recommend saving or writing down the house address, door code, WiFi info, and contact details in case you lose signal while traveling.

Quiet Hours & Community Respect
We love Bovina for its peace and quiet. Please help us keep it that way by observing quiet hours after 9 PM, especially when enjoying the outdoors.

Pet Policy
We welcome one well-behaved dog with prior approval and a small pet fee. Unfortunately, we are not able to accommodate cats.

Winter Travel Tips (October–April)

Bovina is beautiful in winter but can also be snowy and icy. For safe travel, we recommend:

AWD, FWD, or 4WD vehicles
Winter or all-season tires with good tread
Avoiding 2WD or RWD vehicles during snow or ice
The roads are plowed regularly, but mountain driving requires a bit of preparation—especially during storms.

Custom Cancellation Policy
We offer a custom cancellation policy for all reservations.

A $25 cancellation fee applies to all bookings
Cancel 60+ days before check-in to receive a 95% refund of the total amount paid
Cancellations made within 60 days of arrival are non-refundable
All payments are securely processed through Stripe, a third-party provider.

Never again

Extremely unhappy with our stay. House needs repairs. Dangerous getting into house. Uneven walkway needs to be repaired. Creates a tripping hazard, also needed is a railing up to porch, as well as no hand railing going to second floor. Heat was off house temp 51 when we arrived. Took over an hour to figure out how to operate the nest style thermostat. No instructions on that. Once the thermostat saga was figured out the forced hot air system was adequate. Texted agent (9pm) never got back to us until next day. Telling us if there aren't enough towels to use the washer & dryer! Shower is in a high old climb in bath tub- again dangerous no hand railings. Also bedroom doors do not completely close. House is old, needs to repaired & up to safety codes. Not just over painting everything, even painting the windows closed, none of them open. ( again dangerous).
