Child and dog-friendly and on a working organic farm and Highland Pony Stud, this is an idyllic location for a family holiday with Scottish Highland Ponies, livestock and extraordinary wildlife on your doorstep. Only 40 minutes from the city of Dundee, 1 hour from Perth and 1.5 hours from Edinburgh. Within easy reach of Scotland's rich historic and natural heritage, from the central and southern Cairngorms to Glamis and Balmoral Castles.

Steeped in history, this grand baronial mansion was renovated and modernised in 2023 to create a luxury group getaway, perfect for creating lasting memories. Every room offers breath-taking, panoramic views of the Scottish countryside.

Perfect Social Spaces
Whip up gourmet meals in our spacious, modern kitchen before gathering around the grand dining table for unforgettable celebrations. The space flows seamlessly for effortless entertaining, but we can also arrange a catered stay if you would prefer. After dinner, unwind in the grand drawing room by the crackling open fire or lose yourself in the incredible view of the Vale of Strathmore from the panoramic curved bay window. It's the perfect setting for intimate conversations and quality time with your friends and loved ones. The separate 'Snug', TV and games room, is cosy and inviting with a woodburning stove and a plush emerald green velvet sofa. This room has personality and grandeur too, thanks to the lovely, traditional fireplace, adorned with antique books, and an heirloom bookshelf offering a carefully curated selection of books and classic board games.

Opulent Sleeping Accommodation
Kinclune House and Annex sleeps 14 guests: 10 in the main house in 5 unique double bedrooms and 4 guests in the Kinclune Osprey Annex in a further 2 double bedrooms (the annex occupies the rear 2 floors of the house). To guarantee a restful night's sleep, all our beds and mattresses are of the highest quality with stunning bespoke headboards and matching cushions, plentiful pillows and luxury 100% cotton bedding and towels. All curtains and blinds have blackout lining and we can guarantee peace, quiet, dark skies and stunning sunsets and sunrises.
Please note: All bedrooms and bathrooms are located on the first floor. There is a WC on the ground floor of Kinclune House.

Bedroom 1. Master Bedroom Suite - Indulge in ultimate comfort. This haven boasts a super-king size bed with a bold embroidered headboard and elegant decor. Unwind after a long day with a glass of wine by the bay window. The ensuite shower room features a spacious walk-in shower for a rejuvenating experience. The crowning jewel of the suite is the separate spacious dressing room equipped with a gorgeous dressing table area with adjustable mirror and a free-standing, double-ended bath with a picture-perfect view. Whether you're seeking a relaxing escape or celebrating a special event such as an engagement, birthday or anniversary, the Master Bedroom Suite caters to your every need.
Bedroom 2. Turret Bedroom - Nestled in the mansion's very own turret, this whimsical room offers a truly unique experience. Ascend the steps and discover your very own private viewing platform, perfect for watching the red kite soar over the estate woodlands. We supply binoculars and a bird identification book! Bathed in natural light the room features a stunning bed (convertible to a king or twin beds) inviting a restful sleep. This enchanting room ignites the imagination of children and adults alike! The elegant Turret Shower Room with spacious walk-in shower is just a step across the hall.
Bedroom 3. Tower Bedroom - Ascend to new heights in the Tower Bedroom! This spacious and palatial room, occupying the mansion's majestic tower, offers unparalleled luxury and a truly unforgettable experience. Stretch out on the sumptuous super king-size bed (convertible to two twin beds for added flexibility). Prepare to be awestruck by the panoramic vista from the curved tower. Imagine waking up to breath-taking sunrises or unwinding as you watch the sunset. The sumptuous Tower Bathroom is just a step across the hall featuring a luxurious walk-in shower and an elegant, claw-footed roll-top bath.
Bedroom 4. Tawny Bedroom - The Tawny double bedroom, named after the tawny owls which can be heard in the surrounding beech trees, offers a connection to nature. The light, bright and airy room features heritage art-deco storage, original fireplace and captivating view.
Bedroom 5. Beech Bedroom - A comfortable double room with a view through the lovely, old beech trees which line the driveway.
Tawny and Beech bedrooms are side-by-side and share the family bathroom with huge steel bath and hand-held shower attachment.
Bedroom 6. Annex Master Suite (sleeps 2, plus optional cot, ensuite) - The Annex Master offers a sumptuous king size bed and an ensuite shower room for a couple.
Bedroom 7. Annex Bedroom 2 (sleeps 2 plus optional cot, shared shower room, King size bed convertible to 2 small singles if preferred).
Please note the following Annex information:
Due to sharing the master ensuite, the Annex is best suited to families with children or teens. However, for large family groups it can be set up as a King size bed to accommodate a couple.
The Annex cannot be accessed from within Kinclune House for fire safety reasons. It is a fully self-contained unit with its own entrance (see floor plans).
The Annex bedrooms and shower room are accessed via a steep staircase. For your safety, stair gates are fitted top and bottom of this staircase.

Additional Accessible Accommodation
From spring 2025, we will have further accessible accommodation in 3 cottages to the rear of Kinclune House, so we can accommodate larger groups and provide high-quality, accessible ground floor accommodation.

Exploring the Outdoors
Guests enjoy a large enclosed garden with traditional pergola, outdoor seating, tables and Kadai firepit/BBQ. The view from the garden is refreshing, but you can explore further afield on our 800 acre private Highland estate with your children and furry friends too. We offer outdoor experiences including a 'farm wildlife safari trailer tour' and a picnic with a Scottish Highland Pony carrying your picnic in the traditional wicker panniers of working estate ponies. Our family-run business has been farming and breeding Highland Ponies for more than 3 generations and we have won awards for our nature conservation projects, which we'd love to tell you about.
