This stunning home nestled in Prosser Lakeview Estates offers the perfect mountain retreat with its ideal layout blending modern updates with rustic charm. Situated in a hidden gem of Truckee/Tahoe, the neighborhood is loved by locals for its convenience and proximity to Old Town Truckee, Highway 80, and various ski resorts. Backing onto National Forest Land with nearby reservoirs, outdoor recreation opportunities abound. Additionally, the Truckee Community Recreation Center nearby provides ample amenities for indoor activities. The home itself boasts a spacious and bright interior with plenty of natural light, featuring an open floor plan, a cozy great room, and a versatile loft perfect for kids' entertainment. It's family-friendly and equipped with everything you need for a comfortable stay. During winter months, it's advisable to have a 4x4 vehicle or chains due to potential snow and ice on the roads, although all access roads are regularly maintained. CANCELLATION POLICY Traveling to the Sierra Mountains at any time of year has inherent risks and uncertainties such as public health policies, unexpected or forecasted snow/weather, variable air quality, fires and other natural disasters, road conditions, traffic, personal health or events, eviction due to guest violation of the rules and policies for the property, and other circumstances beyond the property owner's control. As such, guests are hereby instructed to mitigate their financial responsibility risks by purchasing "cancel for any reason" trip insurance. Our cancellation policy is STRICT: maximum refund of 50% when cancellation is made no less than 60 days in advance. Depending on the platform, you may have to pay a 4 percent cancellation fee that the credit card processor does not refund for any cancellations.

Guests are required to be prepared for all mountain environment conditions, including but not limited to possible exposure to slippery, uneven, unpredictable ground conditions; falling pine cones and other nature events; bears, coyotes, bobcats, raccoons, squirrels, insects, and other wildlife; dogs on or off leash; and every other mountain environment condition. Occupancy of this property is predicated upon every guest indemnifying and holding harmless, the property owner for any results of exposure to or contact with mountain environment conditions.
=== 7 ==== GARBAGE AND RECYCLING DISPOSAL Disposal of garbage and recycling MUST FIT IN THE CANS WITH THE DOORS COMPLETELY CLOSED AND LOCKED, in the large, metal, bear box at the bottom of the driveway. If the volume of garbage does not fit, guests must take the excess garbage offsite. Fines for excessive garbage range from $200 to $500. Fines for leaving the bear box doors open or garbage anywhere outside of the bear box start at $1,000 per incident and may exceed $5,000. Such fines will be immediately deducted from the guest's deposit.
