The Space:
Our house is known as a “barndominium”.
In fact, it’s been featured in many barndominium publications (yes, that’s a thing!) because of its uniqueness and beauty.
The property offers a total of 5 bedrooms, 2 bathrooms, an industrial-style house with modern appliances, and a kitchen with all the supplies to cook for large (or small) groups.

Land: Roughly 20 secluded acres. You’re welcome to walk around the trails. Occasionally, you might see cows, deer, and other wildlife on the property.
Parking: Lots of parking outside the house.
Views: Property overlooks Enchanted State Park. Breathtaking during sunsets and sunrises.
Fire pit: Very fun to use! Please bring your own firewood supplies and be mindful of burn bans.
Running: We’re big runners! Running on the property is fun and relaxing! Take advantage!

Marathon Ranch is located ~20 minutes from downtown Fredericksburg and only about 5 miles from Enchanted State Park. Please purchase Enchanted Rock tickets before you go!
Enjoy Fredericksburg’s historic downtown. Take in the German heritage by visiting the Pioneer Museum, sip some wine at the local wineries, shop along Main Street, explore Lyndon B Johnson State Park, pick peaches at an orchard, and so much more!

Please bring your personal vehicle as this will be the best way to get around the countryside.

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!
House Rules:

- NO pets allowed
- Smoking is NOT allowed
- Fireworks are not allowed.
- Quiet hours are from 10 PM - 7 AM
- Primary guest must be at least 25 years old and present for the entire reservation.
- There is a small fire pit on site. We kindly ask guests to bring their own supplies, extinguish any flames/coals after each use and adhere to any county burn ban in effect.
- Please throw all trash bags into the dumpster when you leave is outside behind the white building.
- No shooting firearms or weaponry on property.
- There are cattle that sometimes roam the property as well as lots of deer. The cows are friendly and the deer are beautiful - but please leave them alone and just use your eyes!
- Fireworks are not allowed.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- This is a dark sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.
Pool and Hot tub rules:
- Please note this property has an unsupervised water feature. There is no lifeguard on duty. Swim at your own risk.
- Cowboy pool is not heated.
- Please no glass in the cowboy pool and spa area. Fees may apply.
- Please do not leave children unattended in the pool, hot tub or wandering around the property.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. This property has roughly 20 secluded acres. You’re welcome to walk around the trails. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
