If any issues arise, we'll work together to resolve them, though in rare cases, we may have to end the stay early. We're confident this won’t be necessary and look forward to making your stay as enjoyable as possible!

✔ NO BACKYARD (BACK PORCH IS FOR GUEST): HOA requires a Groundskeeper or Governor of the property, which resides on the BASEMENT level of the home and isn't advertised in none of the photos posted.

✔ NO PARTIES: Parties or disruptive noise are NOT allowed.

✔ NOISE LEVELS: Keep noise under 60 dBA. Outdoor music is NOT PERMITTED after 10 PM.

✔ QUIET HOURS: 10:00 PM - 8:00 AM.

✔ GUESTS: Only registered guests allowed. NO extra overnight guests.

✔ OCCUPANCY LIMIT: Do not exceed the maximum occupancy

✔ NO SMOKING: No smoking inside the house (Cigarettes or Marijuana), Cigarette smoke is allowed OUTSIDE the home NEVER inside but marijuana will have to be smoked off property and outside the neighborhood completely.

✔ PROPERTY CARE: Maintain property and furnishings in good condition.

✔ Towels, Hand Towels, Blankets, Comforters, or Sheets: Each room should have a minimum of two towel sets. Additional blankets, comforters, or sheets can be provided for guest but we have back to back bookings cleanliness is all we ask and to be considerate to the next guest. Overall, it is a serene and picturesque area, perfect for relaxation and introspection. It boasts an exceptionally low crime rate, ensuring a safe environment for your peace of mind.

✔ GARAGE DOOR CLOSED: Garage Door Protocol, Please DO NOT leave the garage door open unless arriving and departing.

✔ DAMAGE REPORTING: Report any damages upon arrival.

✔ PETS: PET FEE REQUIRED. Pet Instructions must be followed.

✔ DELIVERIES: No package deliveries at the rental property.

✔ Mail Delivery: We kindly request that you refrain from having items mailed directly to the house without prior consent. In the event that something is delivered to the mailbox, we will ensure it reaches you. (ONLY THINGS YOU KNOW, YOU ORDERED - IF YOUR NOT SURE PLEASE LEAVE THE PACKAGE AS IS.) If a package is left on the front porch, guests are welcome to collect it themselves at the front door.

✔ TRASH: Trash Collection Reminder (Trash Day Is Monday): Please remove full trash bags and put them in the outside trash can, Please don't let bags overflow and spill out. If the outside trash can is full please leave the closed & tied bag in the garage for the next trash day available (Following Monday).

✔ PARKING: Our property accommodates up to 4 vehicles—2 should be parked in the garage (unless too large), while the other 2 can be conveniently parked in the designated far-right spot outlined in your check-in instructions. Should you need extra space, additional parking is available at the nearby neighborhood plaza.

✔ Host Cancellation of Reservation (Strict 30): As a host, I'm only able to offer refunds under specific circumstances, and the process can sometimes be a bit cumbersome due to the Hosting Service's strict policies. I totally understand this may not be ideal, but these rules are in place to help protect both guests and hosts. It ensures that I have enough time to find a new guest for the dates you booked. Under the Strict 30 policy: If you cancel 30 days or more before check-in, you’ll be refunded 50% of your payment. If you cancel within 30 days of check-in, Hosting system automatically charges for the full reservation.

Nice Place

I probably missed it, but it wasn't clear to me that the owner lives in the basement. Despite this lack of knowledge, there were no issues with our noise or complaints by anyone. The house is beautiful, the master amazing, kitchen, living room - everything was just beautiful. The owner was attentive and responsive. They even provided some brand new kitchen supplies when we asked about them - and this was the same day we asked. Well done.

Great Stay

We had an excellent stay at this VRBO! The property was well-maintained, comfortable, and had everything we needed for a great visit. The property manager was very responsive and easy to reach, which made the experience even smoother. The only downside was the number of fees mentioned in the fine print, which added up more than expected. However, the quality of the stay made it worth the cost. Overall, we highly recommend this property!

Family visit

The house was clean and comfortable. Only issue we had was with young kids (9 month, 21 months, 4) trying to pull things off shelves and climb the stairs. A lot of accessible items within reach of the little kids and stairs out of sight from other areas. I would recommend baby gates and cribs. Beds were really high. Overall great house, easy access and great communication.

Big spacious home, ideal for sharing with family/friends

Fast communication from property manager, helpful, easy to work with. We were only here 2 nights. Didnt get to use amenities very much.
