Breck Duplex Unit with Hot Tub, Walk to Gondola
Summary:
Welcome to our newly renovated 4 bed/3.5 bath half duplex on French Street in the heart of Breckenridge! The home is LEED certified and beautifully decorated! You'll be a quick walk from the gondola and some of the best restaurants and bars in Breck. It's very rare to find a place this close to the gondola (5 minute walk) that includes 2 private parking spaces! The home is ideal for large groups of friends and family and is spacious enough to accommodate 12 guests.
The Space:
This 4 bedroom, 3.5 bathroom home is LEED certified, newly renovated, and has a great layout and comfortably accommodates groups of 12. The home is a part of a duplex and has been completely renovated and tastefully finished. The floor plan is ideal for large groups with the kitchen and family room sharing an open space that is perfect for groups to spend time together. The family room has comfortable furniture, a gas fireplace, and a large, mounted TV. The kitchen is fully stocked with everything needed to prepare a meal and it is luxuriously finished with marble counter tops and stainless steel Viking appliances. The dining table is large and has seating for 8-10 guests. There is access to an outdoor patio off of the family room and kitchen. There is a gas grill and outdoor dining table on the patio and a hot tub just off of the patio.
The upper floor of the home has three bedrooms and two bathrooms. The master bedroom has a king bed, a balcony, a mounted TV, and an en suite bathroom with a walk-in shower. There are two guest bedrooms and they both have a queen bed. There is a full bathroom with a shower/tub next to two guest bedrooms. The fourth bedroom is in the basement and it is a bunk room. There is a twin over queen bunk bed and a twin over twin bunk bed. Also, there is a twin trundle bed under the queen bunk bed. We are considering the basement bunk room to be the fourth bedroom, but please note that there is no door providing privacy for the bedroom. The bunk room also has a wet bar, sofa, and flat screen TV. The basement has a full bathroom with a walk-in shower.
The home includes two parking spaces, one of which is an attached one car garage. The second vehicle can be parked in the driveway directly behind the garage. Lastly, there is a washer and dryer in the basement that guests can use during their stay.
Please note that like most homes in Breckenridge, we do not have A/C.

Guests will have access to the entire home, the outdoor patios, the garage, and the hot tub. Guests will receive detailed check-in instructions a few days before their arrival through the booking platforms app or email.
The Neighborhood:
From Victorian-era chalets to quirky museums, Breckenridge Historic District is one of Colorado's most-characterful neighborhoods. It sits in the heart of Breckenridge Ski Resort and lures snow-sports enthusiasts and history buffs alike. While Breckenridge is one of the most-visited ski resorts in the Western Hemisphere today, the Historic District throws back to its roots as a 19th-century mining town. With the home set amid the boutique stores and cozy bistros, Historic District truly puts you at the heart of it all
Getting Around:
This home has an amazing location! Guests can walk to the gondola in 5 minutes. The shops, restaurants and bars on French and Main Streets are also walking distance. The Breckenridge Free Ride Bus is also an option for guests that do not want to walk. There is a stop for the Purple and Blue Routes at the intersection of Wellington and French Streets, about 2 blocks from the home. Uber/Lyft is also available.
Other Things to Note:
This home is part of a duplex and guests must be respectful of the guests and residents of the adjacent home. Please note that the basement bunk room is a large room that we consider a bedroom, but there is no door to the room. Please provide an accurate guest count prior to booking. Rates vary throughout the week and season and by number of guests. It's important that your guest count is accurate so we can be sure the home is adequately prepared and stocked for your stay.
There is a Ring doorbell or a surveillance camera on the front door for security purposes.
Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use!
Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.
4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

• 50% of payment is due upfront and the rest of the payment is due (14) days before arrival.

• The credit card holder must provide a picture of the back and front of their ID via a secure and encrypted portal upon confirmation for fraud protection.
• Please promptly respond to any inquiries or requests for additional information to ensure the confirmation of your booking; failure to respond in a sufficient manner may lead to cancellation of the reservation.
