Comfy Birds Jr. Cottage is the perfect for your next getaway with your family and friends as you stay in this centrally-located cottage near the quaint and happening downtown of Ocean Springs (OS), Mississippi. Newly furnished. The cottage is less than 1 mile to downtown OS and about 1.7 miles to Front Beach. Feeling lucky? Make a quick 10 min ride over the Biloxi Bay Bridge with lines of coastal casinos. There is something for everyone! Located in golf-cart friendly district.

REQUIREMENT!! NEED ALL GUEST NAME: City ordinance requires that we keep a list of all guest staying at the property. Upon booking, please provide the first and last name of all guest staying on the property and their relationship to you. No check-in information will be sent until we receive this information. We appreciate your understanding.
HOUSE RULES:
- Smoking/Vaping is not permitted inside the Property (subject to $250 fine);
- Pets are not permitted on or in the Property. Guest may be charge up to $200 in pet cleaning fees, a $100 per pet fee, and cost for any damages or replacements;
- Quiet hours are from 10:00 PM to 8:00 AM (CST);
- All trash must be bagged, taken outside and placed inside the designated dumpster on the property upon check-out;
- No parties, large groups, or unregistered guests; and
- All other house rules, city ordinance and regulations, along with the Guest Handbook (as provided).
If any person in the Rental Party fails to follow any of the Rules, the Rental Party may be asked to vacate the Property and Guest will forfeit all rent paid.
As much as we love see your property design capabilities, please do not re-arrange or move the furnitures.
Other than the two owner’s closet/cabinet (signs are posted), Guests have full access to the property. You are welcome to any candies, snacks and drinks in the unit. If you are not authorized to use the our Golf Cart, please do not disturb it. If you use our beach chairs, sport balls, pickle-ball set, etc... please ensure they are cleaned and returned to its place upon checkout or you will incur a replacement fee.
EV Charger (Level 2-J1772 Connector) 12-35 miles per hour. Please let us know ahead of time if you have an EV vehicle. We have to remotely unlock the charger before you can use it. This is to prevent non-guest from using the charger. To help us cut down the cost of electricity, we ask (if possible) that you charge during off peak hours - between 8 pm - 7 am.

IMPORTANT DISCLOSURES:
We want to ensure that your stay with us is both enjoyable and safe, and we believe in transparent communication.
STEEP STAIRCASE: It is important to inform you that our accommodation features a steep staircase- leading to the second floor. We want you to be aware of this aspect of our property.
TRAINS: Our cottage is located near train tracks. While some find the distant sounds of passing trains charming, we understand that light sleepers may be sensitive to noise.
SECURITY CAMERAS: We have three (3) outside motion activated audio/video recording security cameras overlooking the side parking, the side door, and the front porch. These devices are all located on the exterior of the property. There is absolutely no inside audio/video recording camera, respecting your privacy within the confines of your accommodation.
OTHER ANIMALS: Occasionally, a beautiful rooster can be seen walking around the cottages and crowing, along with friendly neighborhood cats strolling from porch to porch. While some guest may enjoy their company, we understand some guests may be allergic to animals or sensitive to noise.
GOVEE HYDROGROMETERS: You may notice small white devices or Govee products in the rooms - they help us monitor temperature & humidity levels due to the high humidity levels on the Gulf Coast.
NOISE MONITOR: This monitor is located in the dining nook area. This device only monitors noise decibel levels and notifies the host only if it gets too loud. It does not capture conversations or intrude on your personal space.
Our commitment to your comfort and privacy is paramount. We aim to leave our guests alone to enjoy their accommodation unless we get a noise complaint from our neighbors.
NO TAMPERING WITH HYDROGROMETERS, NOISE MONITOR, AND OUTSIDE CAMERAS! WE RESERVE THE RIGHT TO ACCESS THE PROPERTY TO CHECK SECURITY CAMERAS AND NOISE MONITOR IF THEY ARE DISCONNECTED OR FAIL TO FUNCTION.
GOLF CART: Guest understands that the use of the Golf Cart is complementary and its unavailability for whatever reasons, will not allow them to cancel any part of their reservation or entitle them to any refunds. If the Golf Cart become inoperable through no fault of the Guest, Guest can request a future stay credit with Comfy Birds Cottages, up to $25 per day that the Golf Cart is inoperable.
