Everything about this cottage was excellent! We brought our dog and he loved it! Just a few minutes from Belleayre Mt. A perfect little mountain getaway!
Perfect cabin for our family’s (of 4) ski getaway! Good access to both Plattekill and Belleayre mountains. Clean and well equipped home. A plus having outdoor grill to use as well. Rich was very responsive and made stay easy. Will definitely head back!
We enjoyed our stay at Rich and Lin's very much. The cabin is cozy and convenient to the nearby ski mountains. We were able to fit 6 of us in the cabin comfortably given the nice, open layout. Rich helped us navigate through some questions with the heating system and door lock. We look forward to returning one day....

Country cottage
The cottage was adorable and very clean. Although there was an infestation of lady bugs, all over the ceiling and walls and windows. We actually left a day early because of bad rain. The rain water was coming in the back kitchen door and in living room. Many cobwebs outside by lights, which bring the spiders. The cottage itself is very cute
This is a cozy cottage with a great location in the heart of the Catskills. You can literally walk to get some breakfast in Arkville, or take a 3 minute car drive to Margaretville for more restaurant options + grocery shopping.
The cottage itself is up to date with all the amenities we could ask for to make our stay comfortable and relaxing - up to date kitchen, heating/cooling, bathroom, and a charming rustic living room. The owners maintained great communication with us. Checking in and out was a breeze.
Overall, this is a gem and we would highly recommend it, particularly if you're hiking in the Catskills or skiing in the area (Plattekill and Belleayre are no more than 15 minutes away). We will definitely look into booking it again if it's available during our next trip to the Catskills.
We stayed over 2022 December winter brak and the place was nice and cozy except when temperatures plunged to around 20 F and was getting bit cold. Otherwise really nice, modest but cute house!
The cottage was in a great location with a view of the mountains. It was clean and had both heating and cooling. Owner was quick to respond to questions
Wonderful cottage with great location perfect for small family
I stayed at this cottage with my wife and 6 month old son. The cottage was cozy, and perfect for a small family or two couples. Located close enough to the town of Arkville that is walkable with some restaurant options. Easily accessible to hiking trails and other towns throughout the Catskills. Very minor issue at the property (a beeping noise from electronic device) in which the owner Rich promptly responded with issue resolution seamlessly. I would stay here again on my next Catskills visit.

Air conditioning worked as it should have but we had a problem with the heater. The directions concerning the heating system were not clear but once we figured it out it worked.
Cleaning service called out and previous renters left a mountain of dishes.
First off, the property is a nice small house with charm and a great location. Close to main road and attractions. The owner was easy to work with and took care of us. However, we arrived after 6:00pm and quickly discovered a mountain of dishes left from previous tenant, all beds with dirty sheets and zero toilet paper, tissues, or paper towels. A broken dryer and an inoperable dishwasher. After a few attempts to contact the owner, he finally reached out to cleaning service and discovered they had called out of work, he got someone to drop off clean sheets but they were not clean and did not fit beds. After a long night, they finally came the next day and changed sheets and delivered toilet paper but did not clean the mound of dishes in sink. While we were initially disgusted with the situation, Rich was a gracious host and turned it around for us. I’m appalled by the previous tenants leaving disgusting dishes behind but honestly nothing really surprises me these days. Would recommend, but be wary if there’s a snow storm, the cleaning service might not make it.

It was a cute cottage. We enjoyed ourselves overall, but i wish i would've known that it wasn't secluded. The pictures don't show the houses next door. I would've chose different if i knew, but we made the best of it and no one bothered us.
This is a lovely little house. I stayed in October 2021 and they decorated it for autumn (pumpkins, fall leaves, etc.), which made it feel very festive and welcoming. It was perfect for me and my little pug, while we were visiting local relatives. The neighborhood was nice and quiet and the house was comfortable and cozy. I had a few questions when I arrived and the hosts got back to me right away. Overall, it was a great experience.
We enjoyed staying at the property; however, the water had a sulfur smell and taste. The owner said the sulfur is harmless and happens after a big rain, which had happened. It would have been nice to have known this before we arrived.
pictures of front of cottage need an upgrade because it's much more cheerful an ambience than the pictures would have you believe. Very nicely situated.
My only complaint was the odor of the well water which was the result of disuse...however, it got less pungent over time.
Other than that? no problems.
Arkville is a very centralized location from which to make excursions east west south and north in Catskills. Plenty of nearby towns and outdoor activities to explore.
The AC was excellent, the beds comfortable and the living space ample. The kitchen has all the necessary appliances.

This is a great property with everything you need to be comfy. We arrived after dark and it was very hard to find due to addresses not being clearly marked or lit from road. Sleeping setup is great except that the second bedroom now had bunk beds not two individual beds. The bunk beds were full frame with head and foot boards. Our 15 year old son is 6’4 and could not fit in the bed. So.. if you are tall be aware that the queen is the only bed that will work. Dryer was out of order, not a huge deal for a two day stay. Toaster also would not work second day for us for some reason. Owner was very responsive and assured us the dryer would be addressed. Property is right in town, which is not that impressive as a whole, but a couple miles down the road there are some nice restaurants and antique stores. There is also a supermarket two minutes away which is helpful. Cabin has tons of character. It’s from the 1880’s so expect character! Details like new caulk on tub and wear and tear on cabinets would make all the difference. Super cool yard area with upper deck with nice view.
We stayed here while attending a wedding in Roxbury and it was a perfect spot - just as described with everything we needed. We didn't spend much time here but Rich was super flexible with checking in and checking out and extremely responsive. Definitely made it stress-free!
We had an excellent time staying in this cottage. Rich was very easy going.
Our adult children were able to join us for several days. Lots of hiking: Balsam Lake, Alder Lake Loop, Red Hill Fire Tower, Kaatarskill Falls, Andes Rail Trail. We visited West Hill Brewery, and shopped at Woodstock.
Area restaurants were good. Air conditioning worked very well. Very clean. Comfortable beds. Found local swimming hole with rope swing. Had a lot of fun!! Met some interesting people along the way. You should visit Putt Putt Van Winkle in Bovina, and take advantage of Farmers' Markets.
This place was super nice. My friends and I just stayed there the whole weekend and it was very relaxing. The cabin is older which is fine but be aware that you can see through the cracks of the floor boards, the bathroom door has a giant crack on it that let's you see through to the bathroom when the door is closed. Also, there was an ant problem in the kitchen, we lost food because of it. I mad ethe owner aware and he said he would take care of it. Definitely would stay there again in the future. Very lovely place 😀
Very nice property. Thought the back yard was bigger. The property going up the hill is very steep and we did not realize that. We did have to leave early due to weather issues, but overall a pleasant stay.
This property was perfect location for my son (14) and I to getaway to explore the area. The views from the deck we stunning. The house had everything we needed and more!!! Thank you for sharing your home with us!
I liked the property, we actually had a bear walk up to the house which was awesome. I did not know there were houses so close and the yard was only as big as you see in the pics. The house was a cute house and very comfortable and clean with great sleeping arrangements for a family. Had a great time and loved the town and local restaurants.
