About this property

Welcome to Little Palm Villa, spacious living for two or four. Many of our guests are repeats and say their favorite part of St John is the giant screened porch for dining and lounging. And an easy driveway you can turn around in!
Ideally sited for enjoying the trade winds, Little Palm is in a quiet residential neighborhood overlooking the sailboats turning at anchor in Coral Bay harbor. Just minutes to friendly Coral Bay for groceries, restaurants, or water trips. 10 minutes to Maho Bay, a couple more to Francis and Leinster Bays, 25 to Salt Pond, East End or Cruz Bay- a great location.

* Gourmet kitchen with quality appliances, mahogany island, tile counters, outdoor gas grill.

*Downstairs: Master bedroom with king size bed is 12' x 24', with en suite bathroom/shower. An extra twin mattress for kids that want to sleep close by is available. Large porch is unscreened with handy clothes line

* Ground Floor: Great room with kitchen, lounge area, dining and a large screened porch. Ground floor has a smaller bedroom with a/c and king size bed, and large separate bathroom with orchids in the shower- all at drive way/parking level. No steps except the doorway on this floor!

Tropical Paradise

This place is a little slice of tropical paradise! The open air design was the best and the view from the deck was amazing! It was so relaxing to come back to after a busy day of exploring. Ann and Rik were great hosts and super responsive.

Perfect!

The Best of Outdoor Living in Luxury

First screened in porch/balcony with no insects and the view of Coral Bay and town! All the basics for cooking and barbecuing needed. Ann was ever so responsive the morning after we arrived to help us access wifi and use TV. We broke coffee caraffe first morning and she was there by noon with a replacement. We're going back next February.

Relaxation Getaway

Beautiful stay!

We had such a lovely stay! Every morning, we had coffee and read on the beautiful, breezy screened-in patio overlooking Coral Bay before heading out to explore the island. It was so relaxing. Our one week vacation felt much longer, in all of the best ways. Hosts were so very responsive and warm. Such a special place to stay!

The Perfect Place for Us

Little Palm was the perfect place for us. Ann and Rik were wonderful hosts. They provided tips on the best places to go, were quick to reply to text messages and everything else we could have needed like beach chairs, umbrellas, coolers and snorkel gear were provided. We loved the wrap around screened in porch and we spent many evenings having gatherings around the large porch dining room table. The drive to get to the house is easy as well as making it up the driveway (which was also easy to turn around in). We would definitely stay here again!

Outrageous view and breezes, so peaceful!

What a beautiful stay in Coral Bay. Everything is as listed, Contact with owners perfect. Loved the solar panels for backup power which kept mostly everything going! Especially fridge and fans and lights. ! Driveway is excellent and paved road up! Such a pretty home and loved the inside outside shower! Would definitely stay again!

A Wonderful Tropical Experience

Our party of three adults loved the location and experience of renting a house on St. John in January, 2023. The house was clean and comfortable and contained everything needed for our visit. The appliances are up to date; the water was excellent; the wifi worked well. Mill Vista Road is paved up the hill from Highway 10.

Great place

Little Palm is very roomy with 2 levels and separate bedrooms. The upper screened deck is wonderful with a great view. Very relaxing. Location is convenient to everything on the island. If you like to snorkel Little Palm is central. 20 minutes max to the best locations. Don't miss the Windmill Bar when you visit St John. One of the best views anywhere. Highly recommend Little Palm if you appreciate a great value.

Wonderful Home Above Coral Bay

First...definitely spend most of your vacation time in VI on St. John's staying in Coral Bay. Quiet, peaceful, and close to the best beaches in USVI. Second, stay here. The house is spacious with 2 master bedrooms, one upstairs and the other downstairs, lots of dining space and comfy seating and a well thought out kitchen. The stars of the house are 2 large decks with great views of Coral Bay and with lots of seating upstairs and wonderfully cool breezes coming off the Bay. Finally, what makes it perfect are the hosts. Rik and Ann were very helpful and friendly.

Another great vacation on St. John

We always stay in Coral Bay, but this was our first time at Little Palm Villa. The house was perfect, had everything we needed for cooking (even sharp knives), great showers and comfy beds. The entire house including upstairs porch is screened in. The breeze was great and the numerous ceiling fans kept everything cool. Ann and Rik were super helpful answering questions about what was and wasn't going to be open on xmas eve and xmas, Joy (property manager) took us on a night snorkel (so fun). Highly recommend.

Open Air Livin'

We thoroughly enjoyed our visit to Rik and Ann. The house is very unique in the sense that it is completely open air while being protected from mosquitos because there is a screen that wraps around the entire house. Location was great and provided easy assess to both north and south shore beaches. Our only regret is that we did not get a chance to meet Rik and Ann because they seem like really great folks...next time! Lewis

Peaceful Paradise Perfection

We had an amazing stay here! Wonderful amenities, amazing kitchen, washer/dryer/clotheslines. The upstairs bathroom was pure bliss!!! Loved all the plants, the wildlife, the location was perfect!! Lots of kitchen supplies, nice notes regarding different items, so helpful. This is one of the nicest places we've stayed. Like living outdoors!!! So close to trail I actually ran there a couple times from the house. Not for everyone but I loved it. If you go to St John, this is a grade A, class A experience to rent.

Loved Little Palm

My husband and I have been coming to St. John for many years. We love the Coral Bay side of the island, and we found that Little Palm offered us quick access to the beautiful beaches, hiking trails...and of course local favorites like Skinny Legs! We always bring food with us, so we enjoyed the BBQ and well equipped kitchen. We slept primarily in the lower master bathroom for the breezes...and the fans kept the temps nice. The highlight of this stay was sitting on the screened-in porch playing cribbage, reading, and relaxing while enjoying the harbor view. Highly recommend, and thank you Rik and Ann!

Second time around!

It's our second time around so no needs to say much. The house now has solar power and water pump. A little hitcup with ice dispenser frozen but Joy took great care of us. There was sands on the sofar so we shook it off outside, no biggie but that's why there are a 4 for cleanliness. No laundry detergent either so we made do with hand soap 😁. Hope to go back again soon when we all gear up for the no see ums.

Nature Lovers Dream

Little Palm was the perfect get away for our family! My husband and two teens (13 and 16) loved waking up each morning to the birds and then hearing them call to each other in the evening. The open air house left us feeling like we were camping in a rainforest, in all the best ways. The view of Coral Bay was beautiful and we even had a rainbow one morning after a brief rain. There is only air conditioning in the upstairs bedroom, but despite visiting in June during a heat advisory, we didn't have any problems. The breezes kept the house comfortable and we all adjusted quickly. I wouldn't hesitate to recommend Little Palm. Ann and Rik were wonderful and so responsive. The house is fully stocked with snorkel gear, kitchen necessities (and I cooked a lot), shampoo, conditioner, and soaps. We plan to come back again!

Perfect Home Base!

Little Palm was so perfect! The highlights were the open floor plan out to the porch, two comfortable bedrooms both accessed from inside the house, beautiful shower, and a nicely equipped kitchen...oh, and a wide driveway with very little incline. The wrap around porch on the main floor was heaven. Because it was screened in, we could be out there all afternoon or evening without being eaten alive by no-see'ums or mosquitos. The breeze out there was so nice - a perfect end to each day - gazing out over Coral Bay. The hosts were incredibly accessible and responsive. We could not have asked for better. One heads up - we had T-Mobile and the cell service was spotty - but we learned quickly that for that provider, this is the case all over the island. Let you people know they may not be able to reach you! We look forward to returning! Thank you Rik and Ann!!

Wonderful house, convenient location to Coral Bay!

We loved our stay at Little Palm! Gorgeous view from the veranda overlooking Coral Bay! The two bedrooms are comfortable and private from each other. It's great that they each have their own bathroom. St. John is not a very accessible place in general, but this house was perfect for my sister who has bad knees- no stairs at all from the driveway and everything she needed was on the upper level! The kitchen is well appointed and the hosts, Rik and Ann, were very thoughtful, kind, and responsive throughout our stay. Small touches, like repairing the beach chairs and providing a brush to keep sand out of the Jeep made a big impact and show how considerate and hospitable they are! I highly recommend this house, the only things I would keep in mind are: the house is positioned above a curve on route 10 so you may hear honking/cars occasionally (most of the time it was very peaceful though), noseeums are not completely thwarted by the screens so I definitely recommend bringing bug spray, and the lower bedroom has beautiful windows with heavy curtains, but light still comes in the door, so I was glad to have my sleeping eye mask with me. The magnificent views, convenient access to town/beaches, uv water filter, and comfort of the home made this a great choice for us! Thank you Rik and Ann for a wonderful stay!

Excellent place to soak up the island environment

The thing we loved about this place is that it's completely open air, with screens on the upper patio and windows and doors. This allowed us to be protected from mosquitos but be outside all the time! We did get a few noseeum bites while on the upper patio the first couple of evenings, but that seemed to stop happening after that. The noise from surrounding houses, traffic and Coral Bay was disruptive a few times, but overall tolerable for the tradeoff of feeling connected to nature. There were iguanas in the trees at eye level next to the patio that we saw nearly every day eating tree berries. Very cool. The house has everything you need to be comfortable and enjoy the island. (kitchen well stocked; towels, beach, and snorkeling gear, etc.) The temperature was pretty nice in the house since it would cool down nicely after sunset thanks to the openness to the outdoors. The house and furnishings are all operable and in good condition. Plenty of space and room to store your things. The fridge worked perfectly, which we have not always experienced on St. John, so that was appreciated! Rik and Ann were wonderfully kind, considerate, and accommodating. We felt at home and really enjoyed the feeling of being outdoors the whole time. Just the tropical time we wanted to have.

Rik and Ann have owned a 65 ' charter boat doing week long charters in the Virgin Islands for 30 years and now live on a smaller sailboat when renting our house.

In the 90's we sailed our cruising boat to the South Pacific for 7 years and lived in New Zealand for 3 of those years before returning back to the Virgin Islands and chartering again.

When we travel our guests are in good hands with our friend Joy who knows the house and island as well as we do, and is nearby within hours if needed.

Why they chose this property

This is a unique house because of the openness and breeze. Having a screened in porch has allowed us not to have any doors leading onto the porch which gives the house an outdoor feeling and enhances the breeze. So you can spend more time enjoying the porch with that tropical feeling and views of the harbor and islands.
