It’s a pretty new house new beds, bring your own bed sheets and covers or sleeping bags, plus there is a big deck with wheelchair accessible walking way, is next to Sam Houston National Forests Park, And wolf creek park next street, plus one golf court nearby. There are many old big trees in the almost two acres big yard. Boat house and big dock go on to beautiful lake for fishing, best sunrise view, also a fire pit to make campfires. Little boat is available( no charge). Enjoy it!

We had a great weekend! The house has lots of room for everyone. It’s nothing fancy but perfect for our group. Boat dock and deck was nice for the boat, hanging out and watching fireworks. There is no way we could’ve got our boat up the driveway. The view is very pretty of the lake.
Wonderful vacation location. Relatively close to good restaurants and events. Owner communicated well and posting was accurate to the actual experience of the location. Would definitely rent again

Good location and Beautiful view.
Property location was good, and the view was beautiful. Here are the experiences we had:
1. It took her 3 weeks and several times contacting her to get the deposits refund back.
2. There were roaches and bugs as mentioned in other reviews.
3.The showers and tubs are old and have spots in them.
4. Property did not clean as expected, there were dust-covered the kitchen furniture. There was some hair in master bedroom tub.
5. There were some noise from bedroom door hinges.
We spent a weekend here about a week and a half ago (Nov 2019). The property location and the proximity to the lake is great. However, the property itself is very poorly maintained. There were lots of bugs in the house. Things were so bad that one of our friends decided not to spend the night following day. The room they slept in the first night was spent killing small roaches all night long! The shower/tubs need to be replaced as they are old and have spots in them. Only one person in our group of 12 took a shower. We could not seat the living room couch as they had bugs coming out of them when you sat on it. Also, both bathrooms had old used bar soaps which seems VERY unhygienic. You are expected to bring sheets and blankets as you’ll need them here. This is the only property we have rented thru VRBO that had this requirement.
On the good side, the owner is responsive and we managed to get her on the phone each time we called her. She refunded our security deposit within a week and allowed us to check out at a later time due to a water heater issue (somehow the main switch was turned off and we didn’t have hot water on the first night).
We do not recommend this property unless they do a serious overhaul.
Property was beautiful, there was roaches and bugs as mentioned in other reviews, but cmon, it’s a lake house in the country. My only issue was communicating with the home owner. It took her 3 weeks and several times contacting her to refund back deposits that she said she would refund back. I then had to screen shot her own words back to her to get the refund 3 weeks later. After I said thank you via text, she didn’t even respond, which said enough to me.
This property was ideal for our family get away. It was large enough for the number of us that were able to get together. The lake was absolutely beautiful. The house was large enough for everyone to gather but not be crowded. We are planning to visit again in the future.
When driving into the home it did not look very appealing. Once we walked around to the front it was very very nice right there on the water nice big deck. The inside of the home was very nice clean the only problem we had was the beds were very very hard. Beyond that the place was very very nice we would stay again

Great location, below par housekeeping
The location was great, if we needed something from the store we only drove a short distance, local marina had bait which was good because we did fish, nice having a boat slip because we did bring our boat. The home itself was dirty,found dirty underwear under a bed, we found empty Dr. Pepper cans under the couch, there was half-eaten watermelon in icebox, counter tops were dirty. I live in the country and understand about bugs, but the roaches in the cabinets were not tree roaches but garbage roaches, a good exterminator would help. Also place could use a good lawn maintenance service for mowing and spraying for weeds and poison ivy/ poison oak vines. The home was large enough to accommodate the number of people we had on Saturday and being out on the deck was fun. The dock was great, water level was low but that is controlled by the TRWA, not by the owner. Overall we still had a good time.

Wonderful Location and House
We really enjoyed our stay here. There was plenty of sleeping space for our group of 16. The access to the lake was awesome, and the ability to use the onsite boat and kayak really helped with the fishing. Make sure you see other parts of Lake Livingston as well, the Lake Livingston State park was only a 15 min drive. Wolf Creek park is only a couple of miles but can only visit for day use Monday-Thursday. It is for people with campsites Fri-Sunday. But that place looked really neat online as well, but unfortunately we did not know about the no day pass rule on the weekends. Supposed to be really good fishing there. We enjoyed everything the house had to offer, out door bbq pit, campfire, pier and big table inside for a family game of dominoes. I slept in the master bed room and that bed was extremely comfortable. For any price a great stay, but for the value and location of this place really turned it into a A+++. And to top it off i received my deposit back within 2 weeks. Highly recommend.

Great place !
It was a perfect trip and we really enjoyed it. The place was almost same as we see it in the pictures except there is no open space in the front but has lot of trees. But the house and all other facilities were awesome and the lake makes it more Serene.

Spacious place directly on the lake! What else could you ask for? Very private area and peaceful!!!
Amazing Grace was a nice little weekend getaway. Its on the least occupied side of the lake where you have your own little cove as well as access to the entire lake if you prefer. The house itself is relatively new and the air conditioner is great! I could see how it could literally sleep 21 people if necessary; however, it's really made for about 12 people if you prefer privacy and a bed. The landlord is available for any questions and was able to help me with the codes to get in the gate relatively quick. She does not look over your shoulder and allows you to really have your space. I would recommend this place to anyone, especially if they have a biat, as it is equipped with a FULL pier and boat lift. Bring big spray as it does have bugs (mosquitoes, ants, and some spiders) but ALL lake houses have bugs. If you are looking for a large place to hang with the boys for a weekend...Look no further. Have fun!!!

With a group of 20 adults celebrating a 30th birthday, this location more than met our needs!
Don't let entry fool ya' ... It may look overgrown, but it hides a jewel of a place!
Positives - accommodation physical arrangement was spacious, with open living areas/kitchen; outside deck roomy, pier was awesome for evening sitting; fire pit area was very nice
Negatives - Not really any other than washer tub wouldn't drain but it didn't cause a problem for us.

Quiet and Peaceful Stay with Beautiful Lake View
We had a big group consist of families and young adults/college kids trying to find a peaceful and spacious place to enjoy time with each other and to unplug from our busy lives. The house was spacious enough to accommodate us, and we spent most of our time outside in the backyard doing outdoor activities/games. We also had fun taking turns with the kayak that the owner let us use, and the lake view is beautiful especially during sunrise. Owner is very nice and responsive to questions and concerns, and we have most of the stuff we need available (pantry items, pillows). Thanks for sharing your beautiful property.

Amazing Grace was Amazing
We had an awesome weekend with my family and the children. This house was more than we thought it could be. The children loved it! We jumped and in the lake and fished off the pier. There were more than enough beds to sleep in. Everything we needed was in the house. We will definitely come back to this house next year.

Amazing Stay at Amazing Grace
My family and I spent a great time at Amazing Grace. The house is spacious and the backyard is huge and has beautiful scenery. We had a great time fishing, having access to their boat, and roasting marshmallows for our s'mores. The owner/manager was available when needed and very kind. I highly recommend this rental. I hope to return again.

Great place to stay
Wonderful place to stay. We had a family get together and their was plenty of room for about 20 people. Love the huge deck and fire pit. Very peaceful place to stay. I really liked being able to use the small boat that was provided. I would stay there again.
