The Space:
Outdoor Living:
Explore 20 acres of hills, meadows, and mossy boulders right at your doorstep. Enjoy panoramic views from our expansive outdoor patio, complete with Adirondack chairs, dining for 8, and an alfresco shower. The pool is open year-round (not heated in cooler months) and the private hot tub is covered and heated year-round.

Entertainment Courtyard:
Greyzen Ranch offers a multi-level backyard and front courtyard, ideal for lounging by firepits, playing cornhole, or enjoying meals al fresco with the barbecue, all while taking in the fresh mountain air and stunning surroundings.

Main House:
Spanning 2,850 sq. ft., the main house blends modern rustic style with soaring wood ceilings and exposed HVAC vents.

Living Room: Relax in the spacious living room with a 75” Smart TV and Roku Streambar. The HVAC unit is in a closet and may produce some noise when running but won’t affect TV watching or bedroom comfort.
Gourmet Kitchen & Dining: The fully equipped kitchen includes GreenPan™ cookware, an island with seating for 8, stainless steel appliances, and a coffee bar with Nespresso, Keurig, and pour-over options. Adjacent dining seats 8, and doors open to a covered patio with expansive views.
Workstation Desk: Between the entry and dining area is a quiet workstation desk, perfect for catching up on work.
Wellness: Stay active with our fitness station, including yoga mats, blocks, a foam roller, and exercise bands.
Bedrooms:

Primary Suite: Features a king bed, 65” Smart TV, electric fireplace, walk-in closet with full-size crib, and workstation with USB-C docking station and dual 32” monitors. The en-suite bathroom has a dual vanity, Roman spa tub, and oversized multi-jet shower.
Guest Bedroom 1: Two twin beds, ideal for children or additional guests.
Guest Bedroom 2: Two twin beds and panoramic mountain views.
Guest Bedroom 3: Queen bed, workspace, and en-suite bathroom with direct pool access.
Guest Bedroom 4: Two queen beds and desk. All bedrooms include quality linens, ceiling fans, luggage stands, and storage.

The studio includes a coffee bar with multiple brewing options and a kitchenette with a fridge, sink, and washer/dryer.

Sleeping Quarters:
The game studio accommodates up to 4 guests with two queen air mattresses.

Popcorn Maker:
For movie nights, enjoy freshly popped popcorn made with coconut oil.

Additional Amenities:

EV Charger: Complimentary use of a level 2 EV charger with J1772 connector (bring Tesla adapter if needed).
High-Speed Internet: 100 Mbps down and 20 Mbps up.
Parking & Accessibility:
Parking for up to 12 vehicles. The house and game studio are single-level structures with easy access. The terrain around Greyzen Ranch may not be suitable for all guests, so please use outdoor lighting at night to avoid wildlife encounters.

Welcome Guide:
A digital welcome book will be sent before your stay, including your door code, property address, and helpful information.

Other Things to Note:
This is a wilderness property with wildlife sightings possible, including deer, bobcats, coyotes, wild turkeys, hawks, and more. Keep an eye on children and pets outdoors.

Access:
The property is accessible by paved roads from CA State Highway 41. A 4WD vehicle is recommended during snow, though snow usually melts quickly. Chains may be required during winter.

Rental Agreement:
Guests are required to sign a custom rental agreement after booking.

We typically stock a few bottles of sparkling water in the wine cooler. Feel free to use it to store your own wine.
