Located just north of The University of Texas, this modern studio showcases how green building can coexist with a historic landmark, the Fruth House. Designed as a photography gallery, creative use of space achieves a spacious feeling. Completed in February 2012, it incorporates “green building” concepts: LED lights, solar panels, efficient heating/AC, and tankless water heater. A queen-sized Murphy bed, fully-equipped kitchen, and comfy furnishings on a century-old reclaimed wood floor provide visitors with a home base to explore Austin. Approximately 450 sq. ft. of air conditioned space plus a 70 sq. ft balcony with chairs and table. Centrally-located, guests can catch the UT shuttle (75 yards), or walk to UT (1 mile), Central Market, and nearby restaurants along the “Drag” (Guadalupe) and in Hyde Park; we are near several hospitals (Austin Heart, Seton, St. David’s, University Medical/Brackenridge, and Dell Children’s) and the Capitol. UT scholars, visitors, sports fans, athletes (especially rowers!) and live music aficionados—all are welcome to enjoy our Gallery House.

Murphy Bed note: This is a NORMAL QUEEN size bed. It is just stored vertically. It rests on a 155 lb. substantial frame and is in no way similar to a skinny fold out bed from a couch. It is made by the original Murphy Bed Company in Farmingdale, NY, the same way it has been made for the past 70 years.

Non-smoking house and premises.

No pets. No exceptions.

Minimum 2 night stay. 24 hour booking notice (no 'same day' booking except for previous clients).

Not suitable for young children as there is no 'safety gate' for the entry to the stair well.

Owner has a Border Collie, a Dalmatian, and a Border-Collie-wanna-be (mut) in a fenced yard from time to time attached to the main residence. They have never seen the apartment and never will.

Hi Tech, proximate, and full of amenities

The title sums it up. The apartment is full of technology of every variety. I know Rice does a great job giving a rundown for the equipment. The apartment itself is pristine without a single spot or blemish... anywhere. I would have enjoyed getting some rain because the A-Frame roof would make things fun. It is also a very green apartment with energy savings throughout. I have no hesitation in recommending this apartment and plan to make this property my go-to location whenever Krystal and I are in town. Very nice.

Very clean and comfortable gallery house.

The appartment was very comfortable. I and my wife especially liked the balcony. Everything was so clean. Pam and Rice were very helpful in getting us oriented in Austin of 2018 and also with the latest technology for the technologically-challenged which we are! I really love the climate in Austin, hot and dry. And the air-conditioning in the appartment gave us sufficient respite. The bed and convertible sofa were very comfortable, especially for my wife who was already suffering from a broken rib when we arrived at gallery house. The rest and repose at the gallery house and the climate in Austin did her wonders. The appartment is so well-situated, only a few blocks from the university and about a half mile at the most from a really great supermarket. We're looking forward to renting this appartment again next year.

This garage apartment is approximately 10 minutes from Frank Erwin Center at UT. Great location to attend concerts. Easy access to freeway. Super clean and plenty of extras in case you forget to pack something.

They Thought of Everything!

My daughter and I needed a place to stay during the 2nd weekend of Austin City Limits music festival, and were lucky enough to come across this gem of a home. The owners, Rice and Pam, are extremely nice people--accommodating, communicative, and welcoming. They provided every comfort of home plus more. On Sunday it was forecasted to rain, so Pam brought over ponchos for my daughter and I to take along, they provided mats to take with us for sitting, umbrellas, etc. This is the most well-appointed HomeAway rental we've ever had the opportunity to stay in. We will be back!

A Guesthouse Most Spectacular

This was our second time to stay at the Carriage House, and it was every bit as good as the first, and then some. So long as the gods continue to smile upon us, this is the only place we will stay when traveling to Austin. Rice is everything we look for in a host. Accommodating, friendly, knowledgeable, yet not overbearing or intruding. The location is solid and safe. If the traveler be Goldilocks, Rice and his Carriage House are the perfect bowl of porridge, the perfect sized bed, the perfectly comfortable bear house. What I'm getting at is that everything about our stay was perfect. Stay at the Carriage House. You'll be glad you did.

Perfect Quiet Space

Stayed here while visiting my daughter this past weekend. It was just what I wanted for a stay on my own. I felt perfectly safe and relaxed. Quiet street within walking distance of a park and some restaurants. Apt is as stated. I especially appreciated a couple of small items; a magnifying mirror and make-up remover wipes (which I forgot). I imagine that thanks goes to Pam. I appreciated the quiet and restful time I spent reading or sitting on that balcony. I even learned to appreciate Alexa. Lots of windows, books and art to enjoy. Wouldn't hesitate to stay again.

So much in such a little space!

I stayed here for 2 weeks and loved every minute of it. Rice has thought of everything, and utilized the small space very well. The bed is extremely comfortable, the shower has great water pressure and the kitchen has anything you could need. The porch is perfect for a morning cup of coffee. Rice is extremely attentive- if you have any questions about where to eat or what to do, he can tell you or you can read all about it in a binder he has collated. I would stay here again in a heartbeat!

This was a surprise. A very nice space with an air conditioner, kitchen area, a flat screen tv and a nice sofa. Includes a library of popular fiction, southwestern history, and books of art and photography. The walls are adorned with really nice photographic art that was made by Rice, which is for sale. It must have been laid-out by an interior designer because I experienced it as being divided into thirds. Two people could easily live in the place and each would feel as if he has enough personal space. So, as a temporary living space, it's perfect. If you dislike hotels no matter how luxurious, this is the place to stay when in Austin

Cozy and Clean

This is a great place to stay if you are looking for a home away (pun intended) from home. Rice will regularly come and refresh the apartment for you if you are there for an extended period like I was, towels, washcloths, trash/recycling. The space is cozy and there is everything you need. It is very clean and well maintained.

Over the Top Review - A Six Star Review

This VRBO lacked for nothing right down to the tiniest detail!! Some of the outstanding features were the Murphy bed, the bathroom shower, the kitchen appliances, and the overall cleanliness. We appreciated the off street parking. The university, shopping and restaurants were all within walking distance. Our hosts were welcoming, generous and helpful. We loved the books. We would highly recommend this property to our friends. If available, we intend to stay here during all our future visits to Austin.

Modern, well-designed, spacious studio.

What a handsome, well-designed place to stay in Austin. This is the 1st VRBO I've rented that is even better than its photos show! The Murphy bed is easy to use & very comfortable. The shower is huge & beautiful. The kitchen was well supplied, & the little balcony was a bonus. You'll need a car or bike to get around town, & you'll need to be able to walk up the stairway to get to the living space. Rice and Pam were great hosts who live right next door in a separate house.

Outstanding Accommodations

My wife and I spent 3 nights at Rice and Pam's apartment as a short vacation in advance of a conference my wife was attending at the University of Texas. The attention to detail throughout the apartment in design, amenities and cleanliness was excellent. It was a great place to relax and recharge after activities around the university campus and city of Austin. We made very few plans in advance of our trip and found the 3 inch, 3 ring binder full of maps, transit information, restaurant reviews and local activities to be well organized, current and extremely helpful. The local newspaper that arrived at our door each morning was also a nice touch. We have stayed in a number of HomeAway/VRBO rentals in a variety of locations over the years and this was by far the best. If I could have changed only one thing, I would have made our stay a little longer!!

Perfect as a Ship's Cabin!

"I stayed in Rice and Pam's perfect space for two months between November 15, 2015 and January 15, 2016. It was the best spot I could have chosen. The attention to detail that Rice and Pam lavish on their small apartment is unbelievable. I was so lucky -- the location is perfect. But I was beyond all reason lucky to have met these lovely people. They were without fail helpful in all ways, suggesting gardens and museums to visit, and even guiding me in my forays away from Austin --- I drove to Marfa for a couple of nights. They are interesting and interested people you will profit from their acquaintance. The apartment is as well-appointed and organized as a ship's cabin. You will have everything you need -- everything! I love its sleek modern design. Don't miss the opportunity to stay with these thoughtful, generous, and smart Texans."

Great Apartment!

The apartment was really comfortable. Had everything you need in a small space. Great shower and loved sitting on the balcony at night. Great place to stay!

Very nice apartment with great hosts who were gracious (but not intrusive) and even shared their brownies with us. The apartment is convenient to the UT area. It is an efficiency apartment, but open and light with nice décor. Loved Rice's photos. The Murphy bed is quite comfortable. We definitely would stay here again.

Excellent hosts, location, and property

Rice & Pam have the perfect place to get away in Austin. We've stayed twice now, both times in August, and the apt. stayed comfortable and was just what we needed for our home base. Everything that you could want or need to eat in, and great ideas for eating out. We kayaked at Spring Lake, shopped at the San Marcos outlets, visited with family at Hyde Park B & G, and watched dancers at Ballet Austin. A great trip once again. Thank you!

"Home Away from Home"

As time goes on, the new apartment will be filled with photographs. Pam has lived in the neighborhood for 40 years. We both think it is one of the best places to be in Texas. Rice Jackson built this apartment in 2012.

Why they chose this property

Pam came to the University of Texas for her first studies, and after her post graduate work and degrees she stayed in Austin. The original home was built in 1925. The garage with it's new apartment above was finished in 2012. Constructed from the ground up with exterior architecture in keeping with the style of the old historic home. Inside the apartment is very modern and efficient. The only old touch are the almost century old floors reclaimed from a beer warehouse in Fort Worth, Texas.

What makes this property unique

The apartment is super well insulated and has a high efficiency 18,000 BTU heat pump for heating and cooling. A tankless water heater supplies all the hot water you can possibly use. A small but well organized and equipped kitchen with a countertop convection oven/microwave, 2 burner stove top, with a standard size refrigerator next to the sink. The bed is a very comfortable, queen size mattress, that just happens to store vertically (Murphy bed!) to make maximum use of the space. I have traveled a lot and tried to put everything into this space that a visitor could possibly want. The Sony 4K TV is connected to our Netflix, YouTube TV, Disney+, Apple TV+, Curiosity Stream and Amazon Prime accounts for your viewing pleasure. All the local broadcast HD TV channels are available as well as on YouTube TV. The Sonos sound system is connected to Pandora and dozens of other streaming services. We are centrally located between MoPac (Loop 1) and Interstate-35, we have access easily to both in five minutes.
