This stunning newly built in 2024 two story townhome is just minutes away from the iconic Saban Field at Bryant Denny Stadium, steps away from vibrant nightlife, and the best restaurants and shops the city has to offer as well as the beautiful Western River Walk and Mercedes Benz Amphitheater. Prepare for an unforgettable stay in this impeccably clean, well-kept 3-bedroom, 3-bath residence, newly built to provide every comfort of home and then some!
This unique accommodation is turn key and sleeps up to 12 guests. It is the ideal spot for family gatherings, reunions, business trips or game day weekends. Enjoy the flexibility of either the master bedroom, with a pull out love seat on the second/main floor or two full beds on the first floor/ground level, alongside a 3rd bunk room on the second/main floor. This space is stylish, smart & fun the bunk room alone fits 5 PEOPLE in two "twin over twin" beds, with a pull-out trundle. Each bedroom has their own bathroom attached. In an open concept living room with a 75 inch smart tv, and the kitchen is fully stocked so your group can enjoy their time together while cooking, tailgating or watching the game. Each floor has its own balcony. The first floor porch has two rocking chairs enabling you to just sit back and enjoy the beautiful Tuscaloosa weather. The main level balcony, just off the living room/kitchen area includes two Adirondack chairs as well as a high-top and two stools to enjoy quality time with your company. Because there is no driveway on the premise, a 2 car garage provides for ample and secure parking.
There are exterior security cameras located at the front and back of the property. These devices may not be tampered with, covered, or unplugged by guests.
Fireworks, Pets and Smoking of any kind is Prohibited.

Hailing from the great state of Florida, we enjoy all outdoor activities. Discovering new and exciting adventures is in our nature. While we love our home state we find ourselves in Tuscaloosa often. Being an alumni of the University of Alabama, and currently our daughter is a student and our son following in the family footsteps we felt like this place is a second home. We bought the Ivory Watering Hole because we wanted a place to call our own in this great city. We feel like sharing our home when we aren't there with others to grow to love the city of Tuscaloosa, while cheering on the Tide.
Why they chose this property
River District Townhomes were very appealing to us because of the location to the northern Riverwalk, it's beautiful. . . the Mercedes Benz Amphitheater as well as downtown Tuscaloosa. The new Saban Center will be located just around the corner from our home. The area is going through a new revitalization, with more completion to be done this coming year. Location was key for us when we were looking for a place to call our second home.
What makes this property unique
Other than being brand new as of Nov 2024, the location is great, it's a short walk to the Mercedes Benz Amphitheater .28 Miles and the new Riverwalk .20 Miles. Downtown is super close at .56 Miles and so is the Saban Field at Bryant Denny Stadium at 1.5 Miles and the University of Alabama at 1.89 Miles. New construction is very nice to stay in and the builder did a great job building the Townhome. It has a great outdoor balcony on second floor and 1st floor and a spacious 2 car garage. Enjoy T- Town life and roll tide!!.
