Llama Bear Lodge + Hot Tub + Game Room
Nestled in the heart of Big Bear Lake, our cozy three-bedroom cabin offers families the ideal retreat. Just a stone's throw away from the bustling village and a mere 1.4 miles from the snowy adventures at Snow Summit, you're perfectly positioned to experience the best of both worlds. One of our favorite features is the amazing calming lake view you can enjoy from the living room and balcony. With a mountain express stop just two doors down, free and easy transportation is just a booking away!
Kitchen: Unleash your culinary talents in our spacious fully equipped kitchen, complete with a coffee and tea bar.
Living Room: Relax in the comfort of our living room, which boasts a wood-burning fireplace, stunning lake views, a 66-inch Smart TV, and a foosball table. A variety of card and board games are available for all ages, as well as children's books and puzzles.
Master Bedroom: Retreat to the master bedroom, which is furnished with a king-sized bed and a Smart TV for streaming your preferred shows.
Bedroom Two: The second bedroom offers a cozy queen-sized bed and a Smart TV for your entertainment needs.
Bedroom Three: Perfect for children, the third bedroom includes two sets of twin-over-full bunk beds, creating a fun and comfortable sleeping area.
Game Room: The converted garage serves as a game room, featuring a sofa with a trundle for extra lounging or sleeping space (converts to a queen bed), a 55-inch Smart TV, a Pac-man arcade game, a pool table with a ping pong conversion top, storage for skis and snowboards, toys for younger children, and a pickleball set.
Outdoor Space: Enjoy the great outdoors with our amenities, featuring a hot tub and a BBQ grill connected to a natural gas line. Our spacious open backyard is perfect for dogs or children to play in. We also offer a fantastic area for that is perfect for snow play along with lounge chairs and a hot tub.

Parking Instructions: (3) cars fit tightly in the driveway. Guests should not park on the dirt or street.

Please remember these rules are mandated and imposed solely by the CITY and our PERMIT/ORDINANCE which requires property management companies to notify all guests that the CITY requires you to sign a rental agreement and the Good Neighbor Brochure to obtain the code to the property as well as provide a copy in the rental agreement app a copy of Governmental ID that matches the name on the reservation. Please notate these and all rules regarding spa hours, trash removal, noise and dishes being washed are due to our permit and not our rules so please keep this in mind before booking as some guests rate us based on rules we must abide by to rent. We appreciate that they are unique rules please do not review us based on the reviews we need to follow, we appreciate it. The code cannot be sent until this agreement is filled out.
(1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly.
(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.
(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation.
(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave.
(5) Trash - Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or around the house is subject to a $25 per bag for removal. Please make sure all trash is bagged and tightly secured inside the bins and the lids are shut tight. Any trash left inside the home will be subject to a fee.
(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open.
(7) Pet- All pets must be disclosed and pet fees paid in full prior to your arrival. Please be sure to clean up after your pets, please do not allow them on the furniture or bedding, and for their safety do not leave them outside unattended. Any pet waste left inside or outside of the home or damages to the home are subject to additional cleaning or repair fees.
(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund.
(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.
(10) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines.
(11) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home.
(12) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.
(13) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control. Power outages are usually brief, lasting a few hours or less and the city always tries to work quickly to get it back up and running. There are no refunds at anytime for power or internet outages due to normal mountain conditions, as these are beyond our control.
Please keep in mind you must be 25 years old to book.
