Thank you.:) Mulberry Cottage, recently renovated, is a quaint, romantic, self-contained private cottage with a queen posturepedic brass bed, and double futon (couch in living room makes into futon). It sleeps 2 comfortably - and bedding for extra. Full kitchenette with sink, microwave, toaster oven, fridge, double burner stove-top, toaster, coffee maker, kettle, dishes and cutlery, tea, coffee - all you would need to cook. And BBQ. High Speed Wi-Fi, Satellite T.V., DVDs, Stereo, & Cds included. Full bath with soaker tub. A beautiful Bay window overlooks a lush 1/2 acre of gardens. Full use of Gazebo, Patio, Patio table, Yard, and 4 person private Hot-Tub for your use. (2 housecoats provided if needed) (2) Guest parking provided. Knowledge and help regarding attractions and restaurants, etc. - we are more than happy to help. Fruit from the Property - when in season! Along with a variety of birds, dragonflies, & Monarch butterflies. We have planted specific flora to attract these!

Relaxed getaway

Enjoyed this little place. Close enough to Victoria and far enough to unwind. Highly recommend. Booking was easy, privacy was appreciated, very clean space. Will come again and will recommend to friends looking for a nice escape for a few days.

A most delightful experience

Concerning our hosts, Jo-Ann and Peter (Pete) could not have been more hospitable and helpful. On the 3rd day of our stay, my wife fell and injured herself and Jo-Ann insisted on leading us to the nearest emergency facility and staying with us during the entire examination. Thank you Jo-Ann. It was found that my wife sustained a broken rib, which unfortunately caused her to have some pain and mobility problems during the three weeks of our stay on delightful Victoria Island. As respects, Mulberry Cottage, it is a spotless, very cheery accommodation set in a delightful garden and is most comfortable for a couple. It was a most pleasant home to return to following a day of exploring the beautiful surrounding countryside. One of the major assets for us was the wonderful location of this property. Although the property is located on a very pleasant semi- rural wooded street, it is just a short distance to Hwy.17 which will take you into Victoria and Sydney within 20 minutes and, most importantly, the most beautiful Burchard Gardens are minutes away. Additionally, very good restaurants and shops are located nearby. In conclusion, both Jessica and I heartily recommend Mulberry Cottage and it's delightful owners to anyone wishing to spend time in this beautiful part of the World.

Mulberry Cottage... a super place to stay!

Jo-ann and Peter's was the perfect for us as we were in Victoria for a wedding right in their neighborhood. It's quite and quaint and Jo-ann and Peter were warm and welcoming! Loved it!

Fantastic stay!

Jo and Pete were incredibly welcoming. The cottage is cozy and clean and located in a quiet and peaceful neighbourhood while still being close to everything. I had a wonderful stay!

Exceeded all expectations! Wonderful experience at Mulberry Cottage!

Mulberry Cottage and the garden that surrounds it is a true treasure. The cottage is spotless clean, comfortable, cheerful and especially peaceful. Could not have hoped for a better place to get away from it all, while still in close proximity to shopping, hiking, site seeing. Walking out into the garden, sipping tea in the gazebo while hummingbirds entertained, and soaking in the hot tub beneath the mulberry tree, all added to the magical quality of the place. Jo-Ann was most gracious and helpful with suggestions for how to get to places and what to see. Both she and her husband Peter made me feel very welcome and safe (good for traveling alone!). They've clearly put in a lot of work in making Mulberry Cottage a unique and special place to stay. I hope to return and experience it during other times of year, but I imagine any time would still be wonderful. Thank you both so very much! -- Pamela

A super little spot that's close to everything

Hosts Jo and Peter were welcoming and gracious. The cottage was lovely and comfy. It provided not only a base for our exploration of Victoria but a nice respite from our travels to sit in the gazebo and read amongst the flowers and hummingbirds. Will definitely visit again!

Cozy, quiet location close to many tourist must-see locations.

Cottage close to Patricia Bay Highway (no.17), yet far enough up a hill and hidden in well forested area to allow for a peaceful stay and sleep. Lovely bushes and trees on property providing shade (we stayed during a heat wave), so property cooled down enough at night we could sleep w/o A/C. A big ceiling fan kept the bedroom cooled down. Many thoughtful extras provided by owner (picnic backpack, coffee, tea, and other edible supplies, cookies, chocolates, DVDs, books, an outside table and chairs for dining.) World famous Butchart Gardens are close and easily accessible; there are wineries to visit, a drive into downtown Victoria is easy by following no.17 south into town. There one can visit BC parliament buildings, Royal BC Museum (currently Egyptian exhibit there among other offerings); Elk/Beaver Lake Regional Park with its multiple swimming beaches and its 10 KM circuit trail (which we walked) is extremely close; a drive to ocean beach access points is also nearby; and of course, many stores, shops, cafes, galleries, and eateries catering to all tastes can be found both close to the cottage and in downtown Victoria.

Absolutely beautiful and peaceful!

Joanne and Peter were wonderful hosts. They made sure we had everything we needed for a very special visit. The cottage is a sanctuary, so lovely and comfortable, equipped with everything you need to enjoy your visit. It is centrally located with easy access to hiking, biking, both Sidney and Victoria, Elk Lake and the Ocean. I highly recommend staying at the Mulberry Cottage.

Cozy sunny cottage

We loved our 9 day stay at Mulberry Cottage. Great location, very near to Cordova Beach. The quaint cottage has everything you need for your stay. Peter and Jo-Ann are lovely, accommodating hosts! Thanks for the cookies and figs!

Lovely cottage! Warm hospitality!

We had a wonderful time during our weekend in Victoria! Mulberry Cottage lived up to all the reviews and it met our needs perfectly! While it is a lovely cottage, the hospitality is what made our stay so special. Communication prior to our stay was great, and quite helpful in preparing. With a late arrival due to flight delays, Jo-Anne went the extra mile (or kilometer) to help us settle in. We wished we could have stayed longer!

Quaint and perfect!

We had a lovely stay at the Mulberry Cottage. Location was perfect for us as we had a wedding at the nearby Beach House restaurant, accommodations were perfect and clean. The cookies were a nice touch. Jo & Peter were lovely hosts, they even offered us a ride in their car to get a few groceries which was so kind after a long day of travel. We greatly appreciated that. Thanks again for everything!

Cute little cottage, beautiful gardens, very private

Super cute, fully equipped cottage in a residential area outside of Victoria. I stayed here with my 6 year old and it was perfect. Jo-Ann has thought of everything... comfortable bed and everything that you might need in a sweet little cottage. Hummingbirds in the feeder outside the window were lovely - as were the freshly baked cookies that greeted us on arrival. Thank you both.

The Quiet, Beauty, Healing, and comfort make this place 5 stars!

I stayed in this fantastic immaculate place complete with flowers, delicious cookies and chocolates. The birds are so happy that they will almost eat out of your hands as they circle the lushness surrounding the cottage. The private porch, the hot tub, the beautiful landscaping, creates an atmosphere of exquisite peace. The location is superb between Victoria and Sidney, and there are walking trails close by the lake. This self contained unit has everything, including the most luxurious comfortable bed, with dreamy ironed sheets. There are two robes hanging, plus picnic basket back packs in case you feel like taking a little hike. The hosts are fantastic people, both very familiar with the area...and are each extremely engaging. If you're looking for a fantastic stay, where you are secure and comfortable, with elegance and peace, this is the spot.

Victoria Weekend Retreat Extraordinaire!

We came as family to celebrate a birthday after an extremely traumatic year. Mother, daughter and sister visited the Butchart Gardens, enjoyed Afternoon Tea and toured the Royal Museum - all on the agenda for 2 days away. But the time spent back at Mulberry Cottage was the most restoring and held he greatest impact. JoAnn and Pete were most welcoming - it was like coming 'home'. Fresh cookies, lots of advice on beach walks and good restaurants and Tea Rooms. Their property was quiet and enveloped us in a space that welcomed us to relax and take up where we left off a year ago when life was upside down. The hummers at the window, the Dutch door in the bedroom which, when opened early morning let the sunshine pour into the room, the fresh flowers on our table and the carrots pulled from the garden were all so appreciated. Everything was there that we needed. The hot tub each night was a special treat where we yakked the night away getting warm to the core. Perfect for two and A-OK for three. Stay there - you'll be glad you did!

Warm and relaxing!

Thank you, Peter and Jo, for providing us with a wonderful place to put up our feet and relax!! We enjoyed coming back to the cottage after a long day of sightseeing, kicking back and watching one of the many movies available. Being greeted by the hummingbird in the window everyday was so nice. We had everything we needed to feel right at home, plus wonderful cookies in a tin! Very good! Peter recommended the near by Beach House restaraunt as a place to eat dinner our first night. We liked it so much we went back the next day for brunch then took a nice stroll along the shore line. We felt that it was conveniently located to all the attractions we wanted to see: Butchard Gardens and the Victoria Butterfly Gardens. We really enjoyed our visit with both Peter and Jo and look forward to going back again in the future.

Swim meet

Mulberry cottage was an excellent choice for our recent trip to Victoria. The property is immaculately maintained. Jo and Pete have gone out of their way to provide all of the comforts and amenities you require during your stay. The location was perfect for us as we were attending a swim meet at Saanich Commonwealth pool which is only a five minute drive from the cottage. Jo and Pete are friendly, engaging hosts who will make you feel instantly welcome!

The Mulberry Cottage

My husband and I had the most romantic 3 night trip to the island for our 2nd anniversary and we could not have asked for a better experience! This darling, fairytale cottage was so warm, cozy and beautifully decorated. We throughly enjoyed the hot tub, even in the rain and the surrounding yard was beautiful! Hummingbirds flew up to the windows all day long! We liked staying a little farther out from downtown, but everything was super close (5-20 minutes away) depending on where we were headed. Jo and Pete are such lovely, sweet hosts, they showed us around and left a little tray of goodies upon arrival as recommendations for restaurants/activites. We had such a great time and won't hesitate to return! Highly recommended!

Anniversary trip

The Mulberry Cottage was the perfect choice for our stop in Victoria for our 25th anniversary. Peaceful, quiet, relaxing, yet perfectly situated to Victoria and Sidney. We biked to Butchart Gardens and downtown Victoria on the fantastic Lockside trail. I couldn't wait to relax in the hot tub after that adventure! Jo and Peter were the perfect hosts, friendly and informative but not intrusive. Jo was very helpful answering my many questions before arrival and great when I needed help figuring out payment through pay pal. Thank you Jo. The flowers, cookies and chocolates that greeted us on arrival made us feel special and welcome. I highly recommend staying in the Mulberry Cottage for a perfect vacation getaway.

Surpassed our expectations!

Our month long stay in Mulberry Cottage is coming to a close. We will be leaving with some regret. That length of time in the cottage proved it to be much more than an accommodation. Delightfully situated near water and woods, we had the time to explore both nearby landscapes fully. The quaint cottage, the beautiful garden views surrounding it, the daily visits from hummingbirds at the window, and its keepers, Jo Ann and Peter, embraced us with the feelings of safety, well being and support. And the bonus is nearby access to a main artery so getting around to shop, shows, locally grown food farms, etc., was done with ease. Many thanks to the owners. We are off to take at least one more peaceful evening walk to encounter yet another flower we had never seen before in our Canadian travels.

Cosy idyllic cottage

We thoroughly enjoyed our month long stay in this wonderful oasis on the ridge of Cordova Bay replete with stunning gardens and outdoor patio, dining table, bbq and even a hot tub. The quaint cottage is clean & comfortable with all the amenities. The cosy octagonal bedroom in a former aviary, under a rare white mulberry tree, is most enchanting. The country road setting so close to the area's lakes and nature trails is delightful inspiring many a daytime hike and evening walk. You can tell that has been a labor of love for the owners, Jo-Ann & Peter, who enthusiastically answer to your every need and generously share their knowledge of Victoria. This is a very special place and we definitely recommend it!

A well needed holiday

We enjoyed our stay immensely. The cottage was very quaint with everything you needed. Having a hot tub to relax in was a bonus. Jo Ann and Peter are lovely people. Would definitely recommend this little hideaway.

Peter & Jo-Ann Hopkins purchased this property, shortly after they were married - and have done substantial renovations since inception. It has been a Labor of Love! Peter was a Clearance Diver with the Navy for 20 years - and has done Bomb Disposal work throughout the World, and as close as Calgary - both in the River and on Military Land, during 1998 - 2005. He is also trained as a Millwright - what he works at now - with Victoria Shipyards - repairing and a Consultant on ferries and submarines. Jo-Ann started her career in Accounting, then moved to being the only Bonded and Licensed female Car Broker in Alberta, then 21 years as a successful Realtor - both in Calgary and here in Victoria. A little note - she used to Barrel Race too. Jo just happened on this house during her career!! The Main home was built in 1931 - so both home and property have much Heritage character. The Cottage - in the back yard - overlooks the huge Mulberry Tree - hence the name 'Mulberry Cottage'. We have completely renovated the Main home and added an Addition (for Jo-Ann's Reiki treatment studio), also added an Addition to the Cottage (which used to be a bird aviary at one point....!) new circular driveway and brick walkways, new outbuildings, - and Pete finally got his Shop! We love visiting with our guests - from around the World.... and hope when you come - you will experience R & R. Jo-Ann is also a Reiki Master - and offers treatments in her home studio.

Why they chose this property

We are located in an exceptional area - close to shopping and grocery stores, Lakes, and the Ocean. Also the ferries and the Airport. We have been told by several guests - the property is 'magical'. It has that English Country Cottage feel. A very safe and quiet area, with much flora and fauna.

What makes this property unique

We have a 1/2 acre secluded property - but close to all amenties. The best of both worlds! We love the peace of the gardens, the country road out front - that people walk constantly. And the proximity to the lake and Ocean - is so close - you can walk to either. The trees on the property are very stately and beautiful. They attract many birds (and squirrels!). If you like Nature - you will love this.
