Spectacular sweeping views from every room, this secluded property overlooks the Spurwink River & shipwreck at Higgins Beach. This elegantly appointed antique farmhouse has been lovingly restored to include a beautifully updated kitchen & more! 3 dining spaces, each seating 12-14. Spacious bedrooms and living areas offer ample space inside & out. Steps away from a private rocky beach and a short drive to area beaches and state parks.


From mid-June to mid-September, Boatyard is available for weekly Friday-to-Friday rentals. Outside those times, the house is available for shorter or longer stays. Please reach out if you have any questions or special requests!


5 of 6 bedrooms are on the second floor. Individuals with reduced mobility staying in the first-floor bedroom will appreciate single-level living and one 6" step from the garage into the house.


The TV in the den has access to selected streaming services.


Each bedroom, the kitchen, living room, den, and porch have a Google Home device with paid access to YouTube music streaming. Guests can say, "Hey Google, play [band, song, album, genre] on First Floor" to have all devices in the common spaces play at the same time. Very useful for events!

There is wifi throughout the house. We are not responsible for the functionality of the Internet Service Provider.

Renters are provided a pass to local State Parks including Scarborough and Crescent beaches.

Each bedroom has a ceiling fan with remote.

There is a second fridge/freezer in the garage.

• Bed coverings/Blankets, sheets, towels, pillows, and mattress pads.

Also, initial supplies of:
• Toilet paper - 3 rolls per bathroom
• Paper towels - 3 rolls
• Dishwasher tabs - handful
• Clothes washing detergent - handful
• Shampoo, Conditioner, and Body Wash in each full bath

No Pets, Smoking, Vaping, Fireworks, RVs, or Tents.


Guests may access the first and second floors as well as the garage, the deck, and the outdoor shower under the deck. Guests may recreate on the mowed areas around the house, which extend to the edge of this property's land. Guests can reach the river and ocean by following Lower River Road north for about 800' until it drops down to sea level.

The dock and "fisherman's shack" at the river's edge are not accessible to guests. Guests may not go into the pond or areas not mowed around the house as they are not part of the property. The attic, basement, and 2nd floor linen closet are not accessible to guests.

Guests may park on the driveway, parking area at the top of the driveway, or in the garage. The town limits parking to 7 cars. No parking on the grass due to damage this would cause.


The house was built around 1904 and moved to its current location over the winter of 2021.
