About this property
Royal Retreat – Balcony, 2 Bedrooms & 2 Baths in Chiaia District, Naples
The apartment, just a 3-min walk from Amedeo Square (Metro L2, Funicular, Taxi Station), can host up to 5 guests and provides all the comforts for a relaxing stay in the heart of the elegant Chiaia district. The main spaces are: two cozy bedrooms with ensuite bathrooms, a spacious sitting room with a sofa bed, and a bright dining area with a handcrafted kitchenette. The interiors feature Liberty-style wood doors and frames from 1909, harmoniously balancing rustic elegance with modern amenities.
THE SPACE:
This spacious 120-square-meter apartment, located on the fifth floor of the historic "Acquaviva-Coppola" building, was recently renovated to provide an inviting mix of historical character and modern amenities. The use of wood throughout, such as parquet floors, carved wooden door and window frames, and a shared wood-and-marble service entrance, makes stepping inside feel like a journey back in time. Guests frequently highlight the attention to detail, with Kristina (Oct. 2024) saying, “The apartment had a lot of attention to detail, making it feel luxurious and unique,” and Madi (Sep. 2023) noting that the vintage elements “really stood out and made the apartment feel special.”
Beyond the shared hallway, you'll find the bright and spacious living room, which uniquely blends vintage Neapolitan furniture and decorations, such as an ancient spinning wheel and hand-painted artworks, with modern comforts like a double sofa bed and a smart TV with streaming services - making the space ideal for relaxing after exploring Naples. Fiona (Jun. 2023) highlighted its spaciousness, remarking, “The apartment is incredibly spacious, which made our stay as a group of six very comfortable,” with the sofa bed effectively providing a convenient sleeping solution for larger groups.
Beyond a handcrafted Liberty-style glass door, you’ll find the dining area, featuring a 1950s marble table that seats eight and a handcrafted kitchenette adorned with hand-painted tiles from the Amalfi Coast. This space, while seamlessly blending historical character with functionality, offers modern appliances like a coffee machine (with complimentary pods), a kettle, and a toaster - as Mariaan (Jan. 2024) noted, “The kitchen had everything you need for preparing breakfast and late-night snacks,” emphasizing the convenience of having a stocked pantry with essentials when traveling.
From the dining area, you have easy access to the sleeping area, which includes two double bedrooms, each with its own ensuite bathroom for added privacy and comfort. One bedroom features a mezzanine with a queen-sized bed, ideal for families with children, as Elena (Nov. 2023) remarked, “The apartment was spacious for 3 adults and a small kid,” highlighting its versatility. The second bedroom offers access to a private balcony with a peaceful city view and a dedicated workspace with a fast Wi-Fi connection. Both rooms are equipped with orthopedic mattresses, wall-mounted A/C units, table fans, and ample storage - including wardrobes and chest of drawers - described by Maria (Nov. 2024) as “large, enough space to place your luggage and organize your clothing.”
The apartment is fully equipped with a variety of amenities for a comfortable and enjoyable stay, such as:
• Entertainment - Smart TV (free streaming), Wi-Fi & Ethernet (up to 1 Gbps).
• Kitchen - Electric oven, microwave, toaster, kettle, espresso machine (free pods).
• Climate Control - Autonomous heating, wall-mounted A/C units, and table/floor fans.
• Cleaning - Washing machine, iron, ironing board, vacuum cleaner, two hairdryers.
Whether you’re planning to explore the vibrant streets of Naples or use the apartment as a base to discover nearby gems like the Amalfi Coast and Capri, Royal Retreat is designed to make your stay unforgettable. With a spacious sitting room for relaxing, a dining area that brings you back in time, and two comfortable bedrooms with ensuite bathrooms offering privacy and comfort, the flat is perfect for both short and long stays. We can’t wait to welcome you, your family, or your friends!
GUEST ACCESS:
Access to the apartment is through the main building's metal gate of the historic "Acquaviva-Coppola" building, as visible in the "exterior" pictures of this listing. This entrance leads directly to both the elevator (available 24/7, costing €0.10 per use during the doorman’s shift) and the staircase, with the apartment located on the fifth floor.
Shared Entrance:
Once on the fifth floor, access to the listing is through a wood-and-marble service entrance, a transitional space occasionally shared with other guests, the host, co-host, or anyone needing access to the adjacent listing visible on my profile. Despite this shared space, which is an undeniable hallmark of the building's historical design, your privacy and comfort remain unaffected and are our utmost priority.
Key Handover and Check-In:
Check-in and key handover are conducted in person by the host, co-host, or the doorman, depending on availability. We love personally greeting our guests and providing a quick walkthrough of the apartment - not only to ensure compliance with local regulations, but also to add a personal touch that makes your stay feel more like home rather than a hotel. Self-check-in has been banned in Italy.
Regulatory Requirements:
In compliance with local regulations and host obligations, access to the property requires signing a short rental agreement and providing basic ID information for all guests, either prior to or upon arrival. These details will be requested three (3) days before check-in and must be provided no later than one (1) day before arrival. Failure to comply with this requirement may result in denied access, as supported by the platform policies.
Bed Arrangements:
We offer the following sleeping options:
2 x Double Beds (Ensuite Bedrooms)
1 x Single Bed (On a Mezzanine)
1 x Sofa Bed (Living Room, On Request)
1 x Baby Crib (Master Bedroom, On Request)
These will be prepared based on your preferences, so please let us know your needs before your arrival.
AC and Fans:
Both bedrooms have wall-mounted AC units, but their availability is limited to the warmer months (July 1st to September 15th), when they’re really needed. While we understand that habits and preferences for AC use can vary, we aim to encourage sustainable behavior, reduce energy consumption, and free up space in the bedrooms during objectively colder months. As our priority remains your comfort, exceptions will be made upon reviewing the situation.
Table fans, on the other hand, are available throughout the year in each bedroom, so you can always stay comfy and adjust things to match your personal sleeping habits.

About the host
Hosted by Francesco Bacchini

Born and raised in Naples, I take great pride in hosting on VRBO and sharing my city’s charm with visitors from around the world. This apartment, managed as a small family business, was recently renovated by me with the help of my family, with a strong focus on preserving its Liberty-style architectural details from 1909. Every piece of furniture is authentic, thoughtfully selected to maintain the apartment’s historical character without compromising on modern comforts and amenities.
Over the years, I have welcomed guests from all over the world, always striving to meet their needs and provide tailored recommendations that reflect the true essence of Naples. From the moment you book to the day you check out, we are personally involved in ensuring you have a smooth and enjoyable stay. Our goal is not just to offer a place to sleep - we want guests to experience a true Neapolitan home, rich in history, elegance, and authenticity. Whether it’s recommending the best espresso in town, the most scenic routes along the Lungomare, or where to find the most authentic Neapolitan cuisine, I’m always happy to help guests discover Naples through a local’s eyes.

Why they chose this property
The apartment is located on the fifth floor of the historic "Palazzo Acquaviva-Coppola," constructed between 1909–1912 in the Southern Liberty style. This stylistic movement, greatly inspired by the “European Floral Trend,” shaped residential architecture in nearby neighborhoods such as Chiaia, Posillipo, and Vomero, where other historic buildings now define the cityscape. The listing’s building was recently restored to preserve its authentic details, including ornate exterior decorations and the vibrant “Neapolitan Yellow” (Giallo Napoletano) facade - a symbolic color deeply rooted in Naples’ architectural tradition and artistic heritage.
The Chiaia district, renowned for its elegance, safety, and charm, blends historical heritage with modern convenience, as Fabio (Oct. 2024) described it as a “perfect area to explore Naples on foot or by public transport, just steps from the public park (Villa Comunale) and the scenic seafront promenade (Lungomare).” Stretching just beyond the nearby city beach and the Royal Palace, the neighborhood is known for its luxurious shopping streets, including Via Dei Mille, home to many high-end boutiques and designer brands. The area also offers diverse and exciting dining options, from traditional Neapolitan pizzerias to cozy cafes for a classic breakfast with pastries, as Julie (Oct. 2023) remarked: “Convenient location for metro, bus, and taxis. Many delicious restaurants for pizza and full meals, gelato shops, and 2 cafes for morning cappuccino and pastries within easy walking distance.”
Whether you’re walking to the historic center in under 20 minutes or catching public transport (Metro L2, Funicular, Taxi Station), Chiaia’s excellent connections make it easy to explore all of Naples.
