Welcome to Eagle’s Nest! Newly renovated with all the touches of home you want for your getaway! Located in the heart of Big Bear walking distance to the village. Perch on the deck, view the lake like our famous resident eagles, Jackie & Shadow! Very quiet neighborhood with mature trees surrounding the home.

Please note- We are allowed 6 guests on property; however there is only sleeping spaces for 5. Stairs are unavoidable in this home.

The Home- 1,168 square feet of renovated mountain living. Eagle’s nest is a reverse floorplan. Living space on the main entrance level with sleeping spaces on lower level. Two bedrooms, two full bathrooms one on each floor. Large deck areas with views of the lake.

Bedroom 1(primary lower level)- King bed, side tables, smart TV, dresser, closet, and access to Jack and Jill bathroom.

Bedroom 2- Twin over queen bunk bed, side table, ceiling fan, and closet with drawers. Small smart tv and pac man table gaming unit for your entertainment.

We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide limited hand towels and wash cloths. 6 bath towels are provided. (Not for lake use, please bring extra for lake.)

Bathroom 1(main upper level)- Beautifully renovated. Tiled shower & single sink.

Bathroom 2(Lower level)- Shower/tub combo dual vanity. Jack and Jill with both bedrooms. Laundry units in the closet.

Kitchen- Open concept with visibility into dining and living area. Bar seating for 3 viewing the living room. Bar seating for 2 viewing the back deck/lake . Full-sized fridge, gas stove, and dishwasher to help you create wonderful meals. If you prefer take-out no worries! Fully stocked with all utensils, dishware, and cookware. A starter pack of paper towels, and trash bags are provided. Along with dish soap, new sponge, coffee grounds, and sugar.

Coffee set up- Keurig & 12 cup drip machine.

Dining- Located in view of kitchen, with bar height seating for 4. Additional seating at bar top.

Living room 1- Located in view of kitchen. Large sofa & love seat, gas fireplace, coffee table, ceiling fan, smart tv, dining table and access to back sitting patio.

Fireplace- Gas only, located in living room.

Laundry area (lower level)- Full sized washer and dryer located in bathroom 2. Laundry pods/soap are provided.

Upper Back deck- Access through living room. Gorgeous lake views. Dining table for 4, propane grill, propane firepit, and seating.

Grill-propane only. We replace the tanks once a week. If the tank needs to be swapped we reimburse with copy of receipt.

Lower back deck- Access on lower floor into landing between bedrooms. 2 rocking chairs & adirondack chairs.

Front deck- Entrance area. Views of the quiet neighborhood.

Parking- Per our license only 2 vehicles allowed (including trailers and motorcycles). You may need AWD of 4x4 in winter months due to being a high snow area of town, slight incline driveway/parking pad, and little hills around the area.

Pets- NO PETS ALLOWED. Service animals MUST be disclosed upon booking, proper credentials and full information on the animal will be required. We cannot allow felines or any other type of animal.

Children- Child safety gate is on site for the stairs. We provide a pack n play. Please bring your own bedding. Decking area is all gated off at the entrance.

Please make sure to read the additional rules section. We believe in setting proper expectations. Many of these rules are set by the city and enforced by their code enforcement. We are required to follow these rules as a part of our permit.

You have the entire home with the exception of two cabinets in the kitchen. Don't worry you're not missing much. This is the owners storage closet.

Generally, we will leave you to enjoy your trip.

Popular/notable locations and distances from the home in miles. Keep in mind on average our traffic is not nearly as busy. Most places on a normal day with good weather take 5-15 minutes to get to.

Mountain Transit has a free shuttle pickup location .4 from the home. Please do not rely on ride share apps. They are not readily available.

Please note in winter months: The roads are plowed regularly, but you most likely will need 4x4 vehicle and chains. We are not responsible for any weather related travel issues.

There is one camera on property. Views driveway and door

Violation of the restrictions will result in eviction without refund.

Our strict cancellation policy is still in affect. Any cancellations requesting full refund, will need to provide proper documentation to the hosting site. We will NOT cancel your reservation for you.

All requests to change date, must be done a minimum of 14 days before your stay. Prices may change due to change of date.

If you instant book, you assume responsibility that all restrictions will be followed. We will not be responsible for any eviction, fine, or inconvenience due to disregarding the restrictions placed for Big Bear Lake and Big Bear City.

City of Big Bear Lake Good Neighbor Policy must be respected at all times. Please review the city rules.

Do not exceed the occupancy limit (4 including children & infants)
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may
be less than the total maximum occupancy.

NO PARTIES ALLOWED.

No parking in street or yard
Parking is only permitted in the driveway, designated
parking spaces, and garage. This includes trailers. The
maximum number of vehicles permitted is on the exterior
sign. (2 vehicles)

No amplified music 24/7
Amplified music is not permitted to be heard beyond the
property line 24/7. Close your windows to avoid music
carrying beyond the property line.

Head inside at 10:00 p.m.
Noisy outdoor activities are prohibited from
10:00 p.m. – 7:00 a.m.

Take trash to dumpster locations
Trash needs to be taken to a local dumpsite. Clean Bear
locations:4190 Garstin Drive & 39690 Big Bear Blvd.

Consequences

Unfortunately, a few of our guests refuse to
extend common courtesy and neighborly
behavior toward the guests and residents
around them. For those guests who have come
to party and disrupt the peace and tranquility
of the neighborhoods, there are costly and
severe consequences.

Fines
The minimum fine for violating the rules stated
previously is $500 per violation. A second
offense is $1000 per violation.

Eviction
Unruly guests who blatantly disregard the rules
and expectations will be evicted without a
refund. In addition, costly citations may be
issued to the reservation holder.

License-
Occupancy (6 includes children and infant) and car limit (2) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be evicted with no refund. So please adhere to these limitations.

Place all trash in trash bin. If it is full(lid must close completely), it must be taken to local trash dump site. It’s a city rule for short term rentals. Address included in check in details. Failure to do so will result in a per bag charge. No exceptions. (our homeowners abide by this rule when they stay)

Trash pick up day is Thursday. If staying on a Wednesday, please place bin street side.

Keypad code- Big Bear requires their Good Neighbor Policy to be signed prior to gaining access to the home. The person booking the home MUST sign, no exceptions. Declining to sign will result in no access to the home, & cancellation of reservation with no refund. GNP can be found in our listing along with the break down of our agreement. Agreement is sent in a link for virtual signature in welcome message.

Code will be sent day of check in. Once the home is ready or at 4pm, whichever is first.

If traveling in winter, we highly suggest purchasing trip insurance! We have a strict cancellation policy and will stand by it. Winter months can be challenging with snow, ice, road closures, and other things. Cover yourself by purchasing the trip insurance.
