Stacked washer/dryer combo are available for guest use.
Guests have full access to the entire home with the exception of the garage and the storage closet.

A simple identity verification procedure and rental agreement confirmation are required upon booking by local safety regulations with an easy-to-use form that you can complete on your computer or smartphone.
HOUSE & PET HANDBOOK:
Welcome to our home! We're so glad that you chose to stay with us. While rules are necessary, our ultimate goal is to provide a safe and enjoyable stay for all of our guests. For everyone's benefit we have some house rules set up that we need go over with you:
(1.) We're here to help: Please don't hesitate to reach out! The best way to reach us is through site chat. Guests must also have an up-to-date phone number at all times on their account as a backup method of communication
(2.) Locals: We'd love to chat with you before you book your stay. Please reach out to us first, and we'll assist you with the reservation process
(3.) Visitors and Guests: Please make sure you book for the accurate number of overnight guests. If you are expecting other visitors throughout your stay please send us a simple message through chat. Our space welcomes a maximum of 8 individuals (guests and visitors) at any given time.
(4.) Support: In the very rare event you encounter an issue with the property that requires attention please let us know immediately. We ask that you allow an ARC Lodging representative to enter the property to resolve the issue.
(5.) Parking: Cars are limited to 4 in the nearby area, including the street and neighborhood. This helps us keep the area pleasant and accessible for everyone.
(6.) Celebrate responsibly: You are welcome to host small gatherings for dinner events for your closest friends and family members. Out of respect for our neighbors we do not permit large, loud, or late night parties. As a reminder, quiet time is at 10pm.
(7.) Feel at home, respectfully: We ask that you keep furniture, electronics, lamps, cable boxes, etc in their places. Please do not tamper with, render inoperative, or change any locks, codes, passwords, thermostat limit settings, or monitoring devices as these devices are in place for your protection as well as ours
(8.) Smoking Policy: Smoking is only allowed in the back yard and must be at least 15 feet from any windows or doors into the home. Smoking is strictly prohibited in any area inside the home, the front porch, the driveway, and the front yard. We appreciate your understanding and cooperation in keeping these areas smoke=free. This includes but is not limited to cigarettes, e-cigarettes, vaping, hookahs, pipes, cigars, cannabis, etc. A flat $500 damage fee as well as $100/day violation fee for the length of the stay will be immediately charged to anyone found in violation.
(9.) While we ask that food and beverage remain in the kitchen/dining area (especially with children), we also understand it's nice to relax with a drink or a snack in front of the tv. You acknowledge and agree that any spills or stains will result in an additional cleaning fee

(11.) Check-in and Check-Out: We often have very limited time to prepare the home between guests. Early access and late departure will not be permitted unless cleared ahead of time with host. Early luggage drop-off must also be cleared ahead of time with host; host is not liable for any damage to or theft of guest's property
*** Upon booking our home you will be sent a rental agreement and verification form to complete. It's a simple online form that you can fill out right on your smartphone.
***Please also note that mail delivery to the property requires prior arrangement.

Any rule violations may, unfortunately, lead to the immediate cancellation of your stay without a refund. For guests traveling with pets:
We are happy to host your accompanying pets! As pet owners ourselves we appreciate places that will accommodate our four legged family members during our travels. However, we also know that hosting pets is not without its extra costs and potential issues. In order for us to be able to accommodate pet owners we require owners agree to and abide by the following terms:
(a.) Pets will be allowed on a case-by-case basis. Cats will NOT be permitted.
(b.) We do allow for a maximum of two pets per reservation and pets MUST be noted on the reservation. Pets not booked on the reservation are not permitted on the property whether they are yours or a visitor's.
(c.) Fee: $25/night surcharge per pet with a cap of $300 for up to 30 days. Reservations longer than 30 days will be charged $300 per 30 day period or any portion thereof. PLEASE NOTE: Airbnb regulates pet fees differently. Please don't hesitate to reach out should you have any questions about this.
(d.) Pets must be over 1 year old AND fully house trained
(e.) Pets may not be left unattended at the property (this includes crated inside or tethered outside)
(f.) Pets are NOT permitted on any furniture or beds.
(g.) You are responsible for picking up your pet's waste and disposing of it in the garbage bin
(h.) No aggressive pets
(i.) Pet Owner is fully liable for any damage or injury caused by or to their pet
(j.) Violation of any part of Pet terms will result in immediate cancellation of your booking and a flat $500 damage fee plus $100/night violation fee for the length of the stay will be immediately charged to you
(k.) This Pet Policy Does NOT apply to service animals. You will need to provide supporting documentation relating to the service animal's role/training.
(l.) This Pet Policy DOES still apply to assistance animals (for example an emotional support animal)
(m.)Security Deposits will be returned once our staff verifies the condition of the home and that the pet rules has been adhered to
(n.) Host will notify guest of any pet damage found. The amount to remediate the damage will be deducted from the security deposit with the balance being returned to the guest. If amount of damage exceeds security deposit, guest will immediately reimburse host the additional amount.
