The grill must be cleaned after use. Failure to clean the grill will result in a $50 cleaning fee.
Outdoor games and seating must be returned to their original location and neatly placed after use.
Pond Access & Safety Notice
The pond located behind the house is on private property.
NO TRESPASSING is allowed at any time. Violators may be arrested for trespassing.
Guests may enjoy the view from the deck, but do not enter, fish, swim, or walk on the private property surrounding the pond.
The landlord is not responsible for any injuries, deaths, or accidents occurring on the property, including but not limited to incidents related to the pond, deck, stairs, driveway, or home interior.
Guests assume full liability for themselves and their invitees while staying at the property.
House Maintenance, Landscaping, & Pest Control
Landscaping and pest control are on a regular schedule and cannot be rescheduled due to any stay.
Guests must allow access to landscaping crews and pest control technicians for both outdoor and indoor treatment, should their stay coincide with a scheduled service.
The landlord will do their best to provide advance notice of scheduled maintenance, but the guest agrees not to refuse access.
Landscaping crews may mow the lawn, trim hedges, and perform general yard maintenance at any time during daylight hours.
Pest control services may include both interior and exterior treatments as part of routine prevention.

DISCOUNTS: Pricing is haggle-free and reflects our best available rates, including long-term and seasonal discounts.
AVAILABILITY: Our calendar is accurate. If your dates are available, you may proceed with booking.
EARLY CHECK-IN / LATE CHECK-OUT: Due to high turnover, we cannot accommodate early check-ins or late check-outs.
Cancellation Policy
The cancellation policy is firm and non-negotiable. Please review it before booking. We recommend purchasing travel insurance in case of unexpected changes to your plans.
House Rules & Guest Responsibilities
Check-in time is 4:00 PM | Check-out time is 10:00 AM.
NO SMOKING INDOORS. A $250 fee will be charged for evidence of smoking or vaping (including marijuana or electronic inhalers).
NO PETS ALLOWED. Unauthorized pets will result in a $500 fee and immediate termination of the stay.
TRASH: Place all trash in the exterior bins before departure.
DISHES & LINENS:
Run the dishwasher with all used dishes before leaving.
Place used towels and linens in the designated laundry baskets in the closets.
HVAC SETTINGS:
Set thermostat to 73°F in winter and 74°F in summer upon departure.
PARKING:
Only park in the driveway (3-4 vehicles).
No parking in the garage, on the street, or on the yard.
FURNITURE & APPLIANCES:
Do not move or rearrange furniture.
Use appliances per manufacturer instructions to avoid damage.
OUTDOOR SPACES:
Use only the provided grill.
No open flames, fire pits, or fireworks.
Restore yard games and furniture to their original location.
SECURITY & DAMAGE:
Windows & doors must be locked when leaving the property.
Guests are responsible for any damage beyond normal wear and tear. Costs will be deducted from the security deposit.
Owner is not responsible for lost or forgotten personal items.
Prohibited Activities & Additional Fees
Crypto Coin Mining & High Electricity Use
Crypto coin mining is strictly prohibited.
Electricity usage is monitored daily via Dominion Power. If excessive usage is detected, the guest will be charged for overages and may face immediate termination of their stay.
Excessive Cleaning & Damage Fees
Excessive Cleaning Fee: If the home is left in an excessively dirty condition, an additional $250 cleaning fee may apply.
Odor & Smoke Removal Fee: If strong odors (e.g., smoking, vaping, or excessive cooking smells) require deep cleaning, an additional fee will be charged.
Respect the Home & Neighbors
Quiet hours are from 09:00 PM to 7:00 AM.
No loud music, disruptive behavior, or parties/events allowed.
Guests must comply with all local laws and community rules.
