The space
The Living Quarters:

After ascending the driveway from Locust Street please park on the right hand side of the drive in front of the garage doors at the bottom of the steps to the living quarters. The rarely used "garage doors" are where the (inactive) stables are located. Upon ascending the stairs you will see a storm door on your right, inside which is the entrance door with a digital lock.

Proceed through the door and directly ahead on your left is the kitchen, and on the right is a breakfast and living room area. The kitchen has a refrigerator, gas stove/oven with fan/light/hood, built-in microwave, dishwasher and breakfast bar. The kitchen drawers and cupboards contain kitchen towels, hot pads, dishes, utensils, pots and pans, etc. A fire extinguisher is located under the kitchen sink in the base cabinet. Small appliances like the coffee pot and toaster are on the kitchen counter. The dining area contains a table/chairs, a bar area with assorted items, and other cabinetry containing items such as hot air popcorn popper and Cuisinart food processor. Of note is the original "ice box" in the cabinetry center, this was part of the original carriage house living quarters. For more information about this item please see Notes 1.

Off the main living room area is the door to the bath. The bathroom, which has a tiled walk-in shower with rain head style shower-head and additional hand sprayer, also has a pedestal sink and a toilet. There is a wall cabinet with additional towels, toilet paper and a hairdryer for your use. The medicine cabinet contains a first aid kit and some complimentary personal hygiene products.

At the end of the breakfast bar in the base cabinetry door and drawer closest to the bathroom door there are cleaning supplies. Note that a fire extinguisher, mops, bucket, larger dusting equipment and vacuum are located in the bedroom closet next to the desk.

In the main living room area is a Samsung 40" Smart TV which can be angled for your viewing pleasure. There are numerous channels available including local ones, and of course internet connectivity. The other door off the living room is a storage closet with hangers. Of note are the couch, marble top table and Kegerator. For more information about these items please see Notes 2.

In the bedroom area there is a Samsung 55" Smart TV which can be angled for your viewing pleasure. There are numerous channels available including local ones, and of course internet connectivity. There is a seven drawer dresser with matching nightstands and lamps. The nightstand to the left of the bed has equipment necessary for internet connectivity and a wireless charging clock radio (manual in nightstand drawer). You will note the glass top work desk with the view to the park like yard and desk lamp. There are two other single doors in the bed room, the one closest to the desk area is a large closet with a fire extinguisher, mops, bucket, larger dusting equipment, vacuum, ironing board, iron, lint roller, extra bedding, luggage rack and shelving. The one closest to the bed is the stacked washer and dryer. The large brown double doors at the end of the room, the former hayloft doors with screen, can be opened in conjunction with the front screen door and/or windows for a substantial cross breeze. For more information about some of the aforementioned items please see Notes 4, 5, 6.

Notes:
1 The "ice box" is original to the structure and prior to its restoration originally resided where the current refrigerator is located. The original straight pipe drain from the ice box still exists and exits the back of the building from the ice box original location (where the refrigerator now is).

2 Both the couch and marble top table were original fixtures of Dr. & Mrs. Clarence I Jones, the third owners of this property. Actual Mid-century modern furniture examples they were purchased by the Jones's in the mid 1950's when they resided in Monroeville in a (then) new ranch house. They were raising three children there while Dr Jones worked at the Westinghouse Research and Development Center (Churchill), where he headed the "new products" division. They moved to Locust Street in 1962 in large part due to the quality of the schools and neighborhood, but partially due to their fourth child being on the way. The couch was restored by Brusco Upholstery, Swissvale PA in 2023. Please see the accompanying photo on the marble top table to see Dr. Jones as he is typically remembered.

3 The Kegerator is a memorial to David and Donald Grubbs (deceased), as well as their half brother Alec Mellon. Collectively known as "the Mellon boys" to former owner Mrs. Clarence (Doris) Jones, Donald was a longtime tenant of "the Carriage House" during the Jones's long time (59 year) ownership of the building. Please see the newspaper article on carriage houses featuring David Grubbs on the wall near the Kegerator. David formerly of Locust Street, and Maple Avenue was a virtually lifelong Edgewood resident in one fashion or another, an avid post card collector, and ardent Edgewood historian. Quite the affable bunch there was always a reason to entertain, and David maintained a Kegerator in the very same corner where you now see a new one. Please feel free to hoist a toast to the memory of David and Donald as well as Alec's good health.

4 Both the dresser and nightstands were original fixtures of Dr. & Mrs. Clarence I Jones, the third owners of this property. Actual Mid-century modern furniture examples they were purchased by the Jones's in the mid 1950's when they resided in Monroeville in a (then) new ranch house. They were raising three children there while Dr Jones worked at the Westinghouse Research and Development center where he headed the "new products" division. They moved to Locust Street in 1962 in large part due to the quality of the schools and neighborhood, but partially due to their fourth child being on the way. The furniture was restored by Furniture Medic, Braddock PA in 2023.

5 The desk has a Mid-century modern lamp. Viewing the photo on the wall to the right of the desk you can see this lamp in the living room of Inez C. Jones (Mother of Dr. Clarence I. Jones, previous owner of the building), on her living room sideboard at 933 West Wyeth St, Pocatello, ID 83204, circa Christmas of 1963.

6 The large brown double doors are the original hayloft doors. Having been restored we hope when weather is appropriate you will open them to enjoy a cool breeze. Through these doors into what is now the bedroom hay was manually loaded. The now bedroom was the hayloft portion of the living quarters of the stable master where extra hay was stored for the stables below (which are still mostly intact). There was a hay shoot approximately where the large bedroom closet is now. At ground level directly below the hayloft doors outside is the former "manure pit", which was utilized for years (post horse use) as a yard debris composting area.
Guest access
Please enjoy The Carriage House Living Quarters by RSJW Stables. Feel free to relax on our patio and walk with appropriate caution our Victorian gardens (which were originally laid out in the Victorian Era, and are always in a state of being improved). Please utilize no more than the immediate area of the carriage house and garden grounds. Thank you for your cooperation.
Other things to note
Please remember to park on the right hand side of the drive at the bottom of the steps to the living quarters in front of the garage doors. The rarely used "garage doors" are where the (inactive) stables are located.
