Private lush waterfront, rambling waterside porches, firepits and year-round hot tub. Tubes provided for floating and relaxing. Covered designer pool (no sunblock, swim in all weather!). Premium beds in 5 large bedrooms, 4 of which have seating areas. Outdoor kitchen with large Weber gas grill and Green Egg. Fun colorful home, steps from the water's edge, recently remodeled for comfort and convenience. Kitchen is stocked for large groups and creative cooking. Four cozy fireplaces, games galore, and wildlife to watch. Fresh linens and new wood floors. Brand new memory foam mattresses on fold-outs. Come and enjoy this slice of happiness. (Sleeps 18 in beds.) Located in Ingram, Texas, 15 minutes from Kerrville and 15 minutes from Hunt.

Consistently we hear something like "There is something for every age. And so much room to spread out. We had special family time together, yet we each had the space to escape and read a book." Additional 20 acres across the creek for hillside hiking . Family Patio adjacent to outdoor kitchen and pool, is a favorite spot for watching the sunset across the butterfly garden, while pitching horseshoes and washers nearby. We supply binoculars to spy the Green Herons, Belted Kingfishers, Eastern Bluebirds, Vermillion Flycatchers and more.

And of course the water's edge. There's nothing like watching the wide river go by, drinking your morning coffee beneath towering Cypress Trees. When you're ready to jump in, there's a supply of inner tubes, along with a paddleboat and canoe. Catch and release fishing (please bring your own gear.) More than once we've gotten calls from folks who want to stay another night. It's our goal to make it your family home away from home, a little bit of heaven in the Hill Country.

Note about the quirky floorpan and breezeway hallways: The floorpan is a traditional Spanish style shotgun house. There is no hallway indoors, so that every room is the full width of the house (and has a water view). Each room has its own entrance. The "hallways" are the giant covered porches that run the length of both sides of the house. You can think of it as a plush waterside motor-court -motel format. Folks enjoy it and love that their rooms are expansive. Some groups leave all the connecting room doors open and traverse through, but our family likes each room to be a cozy haven, so we use the porch hallways when we are together there. It's your call.

A Covid note: We are lucky to have a cleaning crew that has commercial clients and has been implementing disinfecting procedures for a long time. We are also:
-Leaving 2 unrented days between rentals.
-Leaving (screened) windows open as much as possible between stays
-Social distancing (at least 6 ft) and masking at check-in upon request
-Instructing our laundry service to use the highest heat as possible on sheets and towels
-If you prefer and let us know ahead of time, we will not put the linens out ourselves, but will leave the linens in their laundry-service wrapping for you to open and use.
-Providing all of our private 30 acres in the beautiful hill country air to hike and breathe deep!

An amazing family retreat

This is an amazing place to stay. Do NOT have any hesitation about staying here. Every single aspect of this property is beautiful and well thought out. It was truly a haven of peace and rest. The river and pool both offered fun and recreation opportunities for all ages. The porches were set up for peaceful reflection and family gathering! It even has a butterfly garden. I cannot emphasize enough how wonderful this property is.

2nd time here and had double the fun

This place has it all , pool, creek with paddle boats and canoe, outside kitchen, fishing catch and release, hiking, games, outside bar area with grill and tons more and this year they had Pickle Ball. Family loved it, played every morning for average 3 hours each. But plenty of relaxing places and rooms with plenty of area and chairs for our family to be together. The attention to details is star rating. Thank you so much Genie and Randy for sharing such an awesome place. It really brings the family together. ❤️❤️

We had a large family reunion at this location. The space was amazing for a large group. There was plenty of space to spread out. It is hard to say which was a bigger hit with the kids: the pool or the creek. The kitchen was super well-equipped for a large group. It was the location of a lifetime for a memorable family reunion.

Great property

This is our 3rd time staying at this beautiful property. It’s the perfect place for our whole family. The kitchen and bathroom updates were beautiful. We loved the new stove in the kitchen! Everyone enjoyed the river and the pool. There were plenty of tubes to laze in the river along with a paddle boat and a canoe that my 2 grandsons, 6 & 4, really loved. Genie and Randy are great to work with.

Paradise

This was our second time to stay at edgewater this year! This is our family’s favorite vrbo ever. Every year we take a vacation with our kids and grandkids to a water destination. We have finally found our home away from home and will return every year! Every amenity is perfect! And the whole family loves it. Plenty of room for our family of 14! Great home and location.

This is a great spot and location for a large group. Home has plenty of sleeping space for large families or groups. Outside areas are outstanding with lots and lots of space to spread out, entertain and relax! Peaceful and private setting. Booking and prearrival communication will be challenging as they do not respond promptly. Be prepared to wait a few days for responses.

Best 70th Birthday Party

This property is Amazing. So much to do - playing in the creek with a rope swing, paddle boat, canoe, swimming pool so awesome, outdoor kitchen was perfect for grilling, smokeless fire pit to sit around at night, fishing, tons of seating areas and arrangements, outside fans everywhere, game room with lots of fun stuff to enjoy… the list goes one. This was my 70th birthday party with adult kids and grandkids and we all had a total blast. And with the attention to detail from the host of this property we felt very spoiled. Everyone already wanting to make plan again for this - again - awesome property and hosts ❣️ Thank you Genie and Randy.

Family getaway

4 generations, age 11 to 92 gathered for a wonderful time at this property. Everyone raved about all the things to do: swimming, tree swing, paddle boat, inner tubes, horse shoes, ping pong, games, puzzles, hiking. Fireflies and butterflies were amazing. Creek was full while we were there. Extremely well furnished. Everything you need is there. Including lots of beach towels. Very clean. Just as pictured. Owner is very responsive. You can tell this property is very well taken care of. Highly recommend.

Dad's 90th birthday party!

This is a beautiful location, easy to find (but don't trust your GPS) and very accommodating for family gatherings. The outdoor area is wonderful and the river access is great. My family really enjoyed it and we never felt too crowded. The plumbing may still need a little work (one bathroom didn't work at all and two others had to be flushed from inside the tank) and light switches desperately need to be labeled. The instructions for the hot tub and the outdoor pit did not work exactly as written, but we did get them working and used both plenty. We would rent this location again given the opportunity.

Perfect Get-Away

Lovely home, PERFECTLY stocked, fabulous view, lots of activity, great communications. Zero complaints. The entire property was so incredibly built. Zero short-cuts were taken on the craftsmanship. Decoration were wonderful, and each time I relocated myself there was something new and interested to look at. I was there with teenage boys on spring break, and they loved the pool, the hiking, and the water sports - even though the water and weather was a bit chilly they braved it. We'd definitely love to come back in the warmer weather. We also brought our chocolate lab, and he thought it was the best place he'd ever been! Thank you so much Genie and Randy for opening your gorgeous home to us.

Great place to make memories!

This home was the perfect rental for our family! There was plenty of room for everyone to sleep, roam around, and relax! Everyone enjoyed the pool the most (we contacted the property manager multiple times to have the pool man come out to replace the filter). The adults were able to relax in both hot tubs as the kids swam in the pool. The spring fed creek behind the house was enjoyable. Some of us floated from one end of the property to the other while the rest of us jumped off of the rope swing and swam. My husband and brother in law caught some nice size fish over the weekend too! It was nice to have the front yard for our family games away from the water. We are looking forward to returning next year! Look no farther if you need a place for a lot of people and a great time!

Had a wonderful time with our children and grandkids. This place is awesome for your families. Genie and Randy are absolutely the best. We actually didn’t want to leave. Even tho we were wore out trying to keep up with the young people. The AC went out Friday night and it was back on Saturday afternoon. It wasn’t an easy fix. The compressor went out. Genie and Randy took great care of us. I highly recommend this property. You will enjoy. Always something to do for any age group. Thank you for making your place available.

Relaxed to the Max!

The gist of this review. . . worth it! The house was extremely homey, very country, but not antiquated. There are sooo many amenities and excellent touches for fun and comfort. The inside kitchen (my dad fell in love with the stove) was so well stocked, the outside fridge was an absolute necessity and the outdoor kitchen (grilling area) was a great space. Now the pool area was amazing, the whole family raved about it. It was so well put together, we couldn't get enough of it. There was tons of area for everyone to spread out when they wanted some space and plenty of seating when we wanted to be together. The only "negative" was that there are no window coverings on the river side of the Buena Vista, Master and Ranch Room. If you want some privacy (those windows are along the porch from the kitchen/ living area to the pool) or don't want to see the sun right away, bring some painter's masking paper (Walmart). But seriously, that's it. So roomy, plenty of bathrooms, tons of sitting area inside and out, Worth It! Thank you Genie and Randy!

Edgewater - Repeat Visit

We've stayed here twice - 2021 and 2023 - which says a lot about the property and hosts. The outdoor activities are outstanding - shaded pool, 4' deep spring fed creek with rope swing, paddleboat and canoe, fenced yard for the dogs, walking path, and a back porch to live on. A wonderful place to let the kids run around a little looser than you might normally. Inside is great for us, well stocked with lots of room for individuals or smaller groups, albeit a little quirky for the bedroom layout. Something akin to grandma's house but totally doable. The kitchen was recently redone - love the 6-burner gas stove and the "Sonic"-type ice maker. We always bring extra paper towels but that's about it besides your food. Everything else is there games, first aid supplies, beach towels, floating tubes, life jackets,.... Just ask and the hosts will let you know if you need to bring something you might be wondering about. Mixed reviews on the bed comfort (I slept fine!). We had 8 adults and 4 kids (4-13). Could have fit another couple. They also own and rent a smaller property next door, individually or combined with Edgewater for a larger family reunion. This one is high on our recommended list!

Best vacation ever!!

Our family (8 adults, 4 teenagers and four 6-10 year old children) stayed one hot week in July. We previously stayed at beach homes in South Carolina and Florida. This was everyone’s favorite. Not only did the host leave a welcome basket of fun and essential items, but it’s the first home we’ve stayed in that supplied so much: a stack of inner tubes of varying sizes, sheets that looked like new, every appliance and serving piece you would need, multiple sets of dishes, glassware and utensils and even an entire set of Cutco knives! I love cooking on our family vacations and typically bring 3 of my Cutco knives (this year they stayed packed on my suitcase! We loved eating together on the porch by the water as well as in the grilling area. The outdoor kitchen is great for fixing breakfasts (2 griddles make a quick job of fixing bacon and pancakes for a crowd) The family loved the rope swing and paddle boat as well as the pool. Yard games were a hit on the lawn while watching sunsets. My adult son took the kids on hikes and helped them find fossils…they can’t wait for show and tell at school. My husband helped the little ones catch fish (and release) and he caught a large bass that he also released. We took three day trips to the slide and rope swing at Ingram dam, Landa Park for swimming, water slide and rope swing from a platform, and to Garner State Park.., our favorite (get your day pass early…a month before)!

A Slice of Heaven

Previous reviews have praised this location and I'll verify it. We had 8 adults and 4 children (2-12) for four nights. Everyone loved it, and we were truly sad to leave. It was a Huckleberry Finn-type trip. The kids (and their parents) had a great time fishing (small fish), swimming in the creek and the pool, using the paddle boat, canoe and rope swing, making s'mores one night (ingredients provided), being at the dam fishing in the honey hole there and just listening to the water, looking at butterflies and a big toad, laying in the hammock, etc. The back yard is fenced and we had two miniature Schnauzers with us (15 lbs). Only had to block off the bottom of one gate they might have scooted under. One of the best things was hanging out on the back porch, creek-side, at all hours of the day. Most times there was a great breeze that came down the creek, and we were comfortable even in late July. I love the gliders on the porch. The house is well-stocked, friendly and a bit quirky. There is an outdoor refrigerator and freezer for overflow food storage. The kitchen has a great stand alone ice maker. The four bedrooms in the main house are all connected - you pass through one to get to the other. It sounds weird, but most of the time we used doors that open to a porch for access - like an outdoor hallway. It worked just fine. A word of caution if you like to sleep in a pitch-dark room. Most of the bedrooms have some great windows that look out on the creek, but there are no shades and you will get moonlight (it was a full moon) and the morning sun. I saw this in the pictures and brought painters tape, foil and sheets with the idea to cover them while we were there, but never did. Being an early riser, it didn't bother me. We always travel with sound machines which might help with kids or anyone that goes to bed earlier than the others. The bathrooms are nice, with good shower heads and wands. Plenty of trash bags, toliet paper and towels. We ran out of paper towels but had some extra that we brought. (None of the above is a complaint, only to help you prep if needed.) The hosts were communicative and accommodating, and I suspect the family will want to go back to this one. Definitely a great get away place. Plenty to do as a group, but certainly good opportunities for some alone-time if you want it.

Why they chose this property

Genie grew up spending summers swinging off a ropeswing into the Guadalupe in Hunt, TX. Randy grew up spending summers tubing the Guadalupe in New Braunfels. The water here at Henderson Branch, the Cypress trees, the limestone cliff and constant breeze recall those special family times. This is a place to create our own memories, and for you to do the same.

What makes this property unique

The land is private and peaceful. The river continually flows, the sound of the waterfall humming. Fireflies swarm on summer nights and a hawk nests on the opposite bank. Miraculously, St.Augustine grass has grown on the wide riverbanks for years, creating a soft carpet and a verdant vista. The house has three fireplaces for cozy winter visits, brisk walks, and lots of games. Visitors step out of the car and feel instantly relaxed. Come and see.
