Special features and amenities of this beach house: 8 bedrooms with balconies, 6.5 marble bathrooms, 2 master suites, master bathrooms equipped with shower and Jacuzzi tub, executive master bath equipped with bidet. A mahogany deck with heated gunite private pool and Jacuzzi facing the ocean. Top-of-the-line gourmet kitchen appliances: 2 dishwashers, trash compactor, subzero refrigerator, wine fridge. Washer/dryer, numerous flat screen TVs, central air, 2 fireplaces, high speed internet, satellite/cable TV, outdoor gas grill. Towels and linens are supplied. This house can be enjoyed year round. It is fully winterized with the hot tub available throughout the whole year & during the off season for you to enjoy even in cold weather.

Inside, the soaring ceilings, sliding glass doors and endless windows invite warmth and sunlight into the house year round. The top-of-the-line gourmet kitchen and large dining area are inviting areas to share and prepare meals. The living room is exquisitely detailed, and the unique family room with a cozy fireplace is especially inviting. With 6.5 baths, 8 bedrooms and plenty of living space, the layout of this house is perfect for groups of any size- a large family or group gathering, or a quiet, relaxing retreat.

This house is the stuff that dreams are made of. In fact, it inspired the writing of a theatrical play based on one of our guest’s stay at the house! Located right on the water, it’s your perfect oceanfront getaway. Breathtaking, panoramic views of the ocean can be seen throughout the house or from one of the balconies. This extremely exclusive property has a private boardwalk that leads you from the back of the house to your very own exclusive stretch of sugar white beach. The ample mahogany deck, where the pool and hot tub are located is also the perfect place to soak in the relaxation, watch the sunset and take in the view.

Concierge Services: We offer referrals to activities that include private chef (Kosher & Glatt Kosher as well), VIP Local Winery tour and more.

We love our guests and they are our number one priority. However, this is a residential area and we respect our neighbors therefore no events allowed. Outside gatherings should be mindful of noise as well.

The village of Westhampton is only a short drive away with trendy boutiques, cafes, and great restaurants. Wineries, and outlet shopping are all nearby. Popular outdoor activities include: water sports (rafting, sailing, scuba, snorkeling, surfing, swimming, water skiing, water tubing, wind-surfing), cycling, horseback riding, fishing, golf, and paragliding.

Wonderful beach stay!!!!
I stayed at roses beautiful beach house with 15 girls for a bachelorette weekend! When everyone walked in they were so excited about how amazing roses house was especially with the jacuzzi. Rose was available all weekend to answer any questions we had along with providing us with local shops/restaurants/ wineries to attend during our stay. The house was very clean and easily accommodated the amount of people we had! The location is perfect, only 10 minutes from Main Street allowing us to quickly get to grocery stores and local restaurants. We could not have been more happy with our stay and grateful that rose was just a call away at all times if we needed her! I would recommend her house to anyone I know and hope to come back in the future. Thank you Rose!

Beautiful stay in Westhampton!
This property is exactly what we were looking for. There is plenty of space to make everyone feel like they have their own room to breathe, but also space to gather, eat meals together, etc. The beach access was incredible - we had picture perfect sunset views each night. While the house is further down Dune Road, it was very easy to get a taxi into Westhampton town when we didn't want to drive. We will definitely be returning!

House was perfect for our family vacation. Plenty of bedrooms and the living spaces were great for gathering. Having the heated pool was nice for our little ones, and the rest of us too. Rose responded quickly to questions and requests.

Gathered here with 7 guys to catch up and relax. We only had a few days and needed a spot with lots of bedrooms and a big social area to gather. The house is huge, very clean, comfy beds with great views all around. Would def stay again!

Spacious and bright beachfront house
We really enjoyed our stay. This was a spacious, bright, and clean house right on the beach facing the ocean, with a welcoming pool and hot tub as well. There were plenty of bedrooms and eating areas for our group of 12 (adults and kids). Rose was very welcoming and provided great recommendations for a private chef and wine tasting.

Beautiful place for an elegant beach side dinner party and get together for dear friends
We had a spectacular time at Rose’s beach house. She was very inviting and helpful along the way. The location can not be beat. The boardwalk to the beach is so fantastic. The views from the house unmatched. We celebrated my husbands birthday with 5 couples and invited some friends for an elegant dinner party in the house. It was a one of a kind event and everyone loved it. We had morning beach walks, delicious brunch complemented by the view of the ocean. We went wine tasting and came back to a fabulous dinner. Rose helped with all the details and gave many suggestions. This was a cold November weekend but everyone loved being out in the beach right on the water. We watched the sunset from their elegant boardwalk that accommodated all of us for a birthday toast. Very lovely property. It must be amazing in the summer. It was our own winter wonderland and my husband had his best birthday ever.

Great location!
The location is amazing with a heated pool and a portable jacuzzi. The weather was getting cooler in September, so we enjoyed warming up after playing in the ocean. Plenty of space and rooms for a large group. A few notes - the house is spacious and clean, but showing the age in many places with wobbly railing on the stairs that were duck-taped in one place... the stairs shook/squeaked when walking up, and I'm only 110 lb. There was a glass sliding door that fell off on a child!!! The child was not injured and the glass was not shattered, but the fact that the door came off the track so easily showed that it was unsafe. I called Rose to let her know that we were shaken by this, and she said probably children were running around which was not the case at all!! In close examination, I saw that there were already many chips/cracks on glass panels that did NOT fall that day. Lastly, all the other luxury villas I have rented in the past provided basic things (i.e. shampoo, conditioners, beach towels, laundry detergent to wash beach towels etc) so that renters can just bring themselves and pack light & hassle free. but this house was not the case. It was accurately stated on the description of the property, but I was embarrassed to ask my guests to bring these with them - so I ended up buying / providing. My families & friends are used to renting luxury villas - and the norm has been upgraded vs. this property is following the past norms. To summarize, the location is amazing

The only problem was leaving!
My husband and I just had our 3 children and their families... 8 grandchildren... out to this wonderful house to share time together and to celebrate my husband's birthday. This house has it all - an expanse of exquisite, pristine beach the width of the property, a lovely deck off the living space with a wonderful swimming pool and spa. There is a huge kitchen table and island with room for everyone for family dinners as well as an al fresco dining table option and a formal dining room. Plenty of opportunities for grown-up only dining when needed. The very kind and most gracious owner has seen to it that everything you could possibly need is there available for guests. We especially loved that the bedrooms are divided up by suite areas, especially since we had so many young children with us.We only had the kids out for long weekends during our stay and were especially thrilled to have other retired friends come out and visit during the week. This house had something for everyone and no-one ever felt crowded. One of my favorite things was the chef the owner referred me to. That really did make it a vacation for me! We cannot wait to go back. Thank you Rose and Julie for helping to make such a fabulous family vacation possible. Enjoy your special time here and remember to take more pictures than we did. This house is where memories come to be made. Cheers.

Memorial family gathering
This property was the perfect place for our family to gather. The rooms on the main floor were large and open to the kitchen so that everyone could feel included at all times. Being right on the beach was ideal. We could all go out for a walk or run on the beach, the kids could play in the sand, we brought a kite which was fun for everyone and we saw a whale surface many times during our stay. Everyone had a great time.

AMAZING Vacation
We just got back from a fabulous weekend at Rose’s beautiful home in Westhampton Dunes. We had the most incredible experience there celebrating my husband’s birthday with friends. Spent the day on the gorgeous beach which was right outside the back door. We even saw whales breaching. The house is so clean, and the views from the many windows and balconies are incomparable. Rose also recommended Laura from Sunflower Events as a personal chef to make a delicious lunch and an unbelievable dinner for 16. Everything she made was fabulous! Can’t wait to celebrate another event with these ladies! Thank you for helping us celebrate!

The property is very clean and pretty. It is a little far down Dune Road but is centrally located to the beach and town. The owner is extremely supportive and nice.

Incredible House and Host
We just got home from 3 nights at this incredible home. The house is spectacular. So comfortable, clean and even better than the photos. Even more important, Rose, the owner was in constant contact, asking if we needed anything at all. She guided me to a wonderful chef, as we were celebrating my wife's 60th birthday. She also helped me set up a private wine tour. This was a perfect home and host. Anyone who gets a chance to stay there will be very happy they did.

Great property and helpful host
Everything was as advertised. The home is beautiful and right on the beach. Was great to wake up to the beautiful scenery. Saw deer running and jumping with the ocean as a backdrop and even a whale from a distance. Rose stands out as a particularly helpful host. Whenever I had a question I would get an immediate response. Thanks for sharing your lovely home.
