Look somewhere else. Making money on the rental, but not willing to invest in the house.
I rented this property with myself and 5 family members at the beginning of July 2023. When my niece arrived first on Friday, she picked up garbage from in front of the house. The front of the house and side driveway was full of cigarette butts.
The downstairs had no air conditioning until Monday evening (we checked out Weds. morning).
The 1 room had 2 twin beds. My niece sat on one and it collapsed, upon inspection the 2nd one was ready to collapse. A repairman came and patched up the broken one as well as he could, he told my niece that the last time he fixed it he told the owner it needed replaced. My niece slept on a mattress on the floor the entire stay.
The upstairs toilet ran off and on the entire time making the upstairs shower unusable. The shower would scald you when the toilet came on. The bathroom carpets looked like they hadn't been washed in years. The 6 of us were forced to use the one downstairs shower.
I emailed the owner and the agency that rented it on July 6 asking for a partial refund due to these deficiencies and was totally ignored by both. ( I do want to add that Sandra from the agency did try to correct what she could with very little help from the owner)
I would recommend that you look elsewhere for a rental property and a rental agency.
We loved the history of the house and it was a topic of conversation the entire stay. Definitely very spacious, with lots of rooms and items to explore. Looking forward to next visit to Franklin.
Amazing Historic Home In the PERFECT location in Town!!
This home has everything you need and is only minutes away from everything Franklin, NC has to offer. The home has beautiful historic charm with fully equipped modern appliances that work beautifully. The home owner is very responsive and great at communication. We will definitely book this property again!
We adore this property. We hope that the foundation and property is preserved for generations. It's floors were very uneven and we feel that this property deserves all the preservation help or grants it can get because of the historic value. A real gem!
This place was the perfect mix of an beautiful historic house with the comforts of a modern home (Upgraded bathroom, beds, central heating, WiFi). Great communication with owner. Would love to stay again. Thanks!
We rented The Lyle House specifically for our 12 year daughter who loves old, beautiful things with lots of history. Check in is easy, house is absolutely beautiful, and the town is neat too. The kitchen had everything we needed to cook a Thanksgiving meal (other than a roasting pan), the home had plenty of towels for a large family, beds and pillows were comfortable. We thoroughly enjoyed our stay.
The only negative thing I can say is that the house needs a good deep cleaning. It was overall clean, however there is dust buildup on doors, lamps, baseboards. Things that often get overlooked with normal cleaning. Overall we were more than happy with our stay at The Lyle House.
This home is an old classic and we were honored to stay on this property. The décor was impressive, almost like being in a museum while staying on vacation. The home is walking distance to downtown Historic Franklin and is near so many hiking trails and beautiful scenery. If you are looking for a place to stay that has history and takes you back in time, this is the place for you. If you are looking for a perfect, remodeled and new place- keep looking. This is meant for people that enjoy history and old homes!
Lynn, the property manager checked in before we arrived and during the visit and could not have been a better contact.
Everything was clean, the beds were comfy, and it’s in an excellent location that is walkable to the Main Street of town. We didn’t walk (I’ve got smaller children) so it was just a short drive to all of our favorite places in Franklin. The home definitely left an impression on my children that they will not forget- they were fascinated by the property, and my daughter enjoyed looking up the history of the home. The property manager Lynn was easy to get a hold of, and we enjoyed our stay. If you’re thinking about booking, remember it is an older home. It doesn’t flow the way modern homes do, but it certainly makes up for it with its charm.
It was delightful going back in time yet having all the necessary modern comforts! Almost immediate answers from the management to any questions I had! Wonderful experience.

This old house
The house is charming, built post Civil War with period furnishings in the front room that were not very comfortable. The kitchen was updated, clean and well equipped. The beds were comfortable, the towels and linens very nice. The downstairs bathroom was updated, clean, wonderful clawfoot tub and small separate shower with good water pressure. However, the ceiling above the tub looked like it might fall down any minute. The upstairs bath is much in need of renovation and didn't seem very clean. The tile in the tub/shower was scary. It looks like it could fall off the wall and on to your toes. Toilet paper was scarce - we were only provided 1.5 extra rolls for 6 people staying 3 days. We contacted the manager about it, but she didn't offer to bring anymore, so we had to go get it ourselves. Upon checkout we were required to haul our own trash 1.5 miles away. We felt like the maid service should have included that. For a house this old, expect rolling floors, steep stairs, cracks in walls, and also some very cool architectural details. The location is nice - close to downtown, but we still felt like we needed to drive. Wouldn't stay here again because of the upstairs bath and poor response from the manager re: toilet paper.
Lynn was a great host! Every question we had was answered in an extremely quick manner! The house was well supplied with more than we needed! Every space was clean. This property was very unique with its history and lovely antiques. Franklin was a perfect location for our mountain get away, too!!!
We felt right at home with this charming and well located home. Neighbors were very friendly every time we went for a walk or just happened to be outside. Many conveniences are walking distance. We were able to walk to the downtown winter wonderland and tree lighting. What a treat! My family and I look forward to staying here agajn!
The experience was like traveling back in time to the Victorian Era. The house was as advertised.
I enjoyed the bookstore in Franklin but was disappointed there were not more quality restaurants. I went to Dillsboro for a great steak dinner! I enjoyed visiting all the other small towns in the area. Saw the elk at Oconoloftee Visitor Center!
We loved our fast and furious weekend stay at the Lyle House! You truly feel like you’ve stepped back into time upon entering the home. It is clear that the owners are detail oriented with antiques in every room. The house is a wonderful blend of history with functionality, comfort, and convenience for modern guests. In addition, the property manager was extremely responsive when we had a small issue. Overall, the value that you get for the price is a steal. We loved our stay in this home and would consider staying again when we are back in the area!
I booked the house for my elderly mother and 3 aunts. They fell in love with the house. They loved the history and all the antiques. It had everything they needed. They were able to take day trips to various places in the mountains, Cataloochee Valley, Cades Cove and visited several waterfalls. They really enjoyed the area and I hope they can return again next year.

Why they chose this property
The property has the charm of Savannah or Charleston but located just outside of downtown Franklin. This Historic Victorian Home has a lot of history for the Town of Franklin before it was discovered in the late 70s by many tourists and some that now call Franklin, NC home! Walk to the Sunset Restaurant basically next door to have Breakfast, Lunch and Dinner. Sunset Restaurant, like The Lyle House is a Historical and local favorite to Franklin.
What makes this property unique
I fell in love with this home when my son and daughter in law rented it for their wedding party to stay in about 4 years ago. This home was perfect!!! Even though the wedding was off premises and this was rented for the friends and family coming in from Atlanta and surrounding towns, it played a big part in their Beautiful Wedding Day!
