This 2-bedroom off water home at Possum Kingdom Lake in Graford is perfect for your escape. With 2 queen beds, 2 full baths, a cozy living room and adjacent secondary living room, this place offers a tremendous stay. For baseball families, we are only a short 10-minute drive from Rocker B Ranch!

☼ LIVING/DINING : This home features Wi-Fi, Smart TV, AC, heating, open concept living and dining. The kitchen is equipped with a stove/oven, refrigerator, microwave, toaster, coffee pot, and a few extras to make your stay enjoyable. The kitchen table sits 6 people comfortably. This home also has full size washing machine and dryer.
☼ PRIMARY BEDROOM : The bedroom has 1 queen bed.
☼ PRIMARY BATHROOM: The bathroom is on-suite to the primary bedroom with a stand-up shower, toilet, and 1 sink vanity.
☼ SECONDARY BEDROOM : The bedroom has 1 queen bed.
☼ SECONDARY BATHROOM : The bathroom has a tub/shower combo, toilet, and 1 sink vanity.
☼ ADDITIONAL SLEEPING : The secondary living area features a full-size futon.
☼ OUTDOOR SPACE : Covered front porch, uncovered ground level patio, fire pit area, and BBQ grill. The large front yard allows plenty of room for practicing that perfect baseball pitch, tossing around footballs, and yard games. Yard is not fenced.

FISHING/SWIMMING
• Bring your fishing poles, beach chairs and towels and enjoy fishing and swimming from all the nearby Brazos River Authority public access areas.

COOKING/GRILLING
• The front porch provides a great place for shade and grilling out! We provide a traditional gas grill. Please remember to always turn off gas at the bottle when finished grilling.

FIRE PIT
• Bring you marshmallow roasting sticks and all the supplies for making s'mores!!!
• The fire pit is perfect for making s'mores while sitting around and enjoying company and staying warm.
• Wood is not provided but can be purchased from nearby convenient stores.
• ALWAYS CHECK FOR FIRE BANS – Fire Bans are issued frequently in this area due to lack of rain and/or windy/dry conditions. Visit Possum Kingdom Lake Volunteer Fire and Ambulance Service for the latest Burn Ban updates.

Note : A few of the homes shortly after turning on Ebner Street are older generational homes and the yards are not kept clean, however several of the surrounding homes are undergoing improvements to be prepared for future rental properties.
